    Waterloo Farm House is a traditional, stone-built, C-listed, detached cottage with a generous sized garden, providing a wonderful place for couples, friends and families to relax and enjoy this excellent property. Set in the quiet hamlet of Waterloo, it is believed that the original properties in the area were built for the soldiers returning from the Napoleonic Wars or for the widows of soldiers who did not return from the famous battle. It is thought that Waterloo Farm House was built around 1815 and in recent times was a berry farm but is no longer a working farm.
    This beautiful cottage has been completely rebuilt internally to provide a modern layout and was just completed in summer 2019, yet still maintains its original charm and character. The welcoming and bright living/dining room has large, comfortable sofas, attractive lighting and a wood burner ensuring this space is a cosy hub for guests to gather. Leading off from the living/dining room is the kitchen, equipped with quality appliances, and a breakfast area. There are stereo ceiling speakers in all rooms providing a shared sound system throughout the house or independent music from your Bluetooth enabled device in your own room if you prefer. The village of Bankfoot is just 1 mile away, with a pavement all the way from the cottage and is very handy for a local store or one of the two local small hotels with bars. The attractive town of Dunkeld is only 5 miles away and makes a great day out with its historic cathedral and buildings, and a good selection of quality restaurants, coffee shops, delis, interesting independent shops, galleries and walks along the River Tay. Birnam is close by and is one of the best preserved historic towns in Scotland. The Arts Centre is home to the Beatrix Potter Exhibition and Garden which is well worth a visit. Walk along the riverside and discover magnificent old trees in the Birnam Wood which was mentioned in Shakespeare’s Macbeth. The bustling city of Perth is only 10 miles away and is packed with places to eat and drink and has a theatre, museum, swimming pool and a great selection of shops including high street names and local boutiques. The railway stations at both Perth and Dunkeld have frequent services to Inverness and Aviemore, or you could be in the centre of Edinburgh in just over an hour without the stress of finding parking. The family bathrooms all boast a great shower, heated towel rail and ample storage space for toiletries. Coria Lodge (ref UKC4416) has been adapted to accomodate wheelchair users, with disabled parking, extra wide ramp access, widened doorways, raised electrical sockets and hoist facilities. The low level entry bathroom has a large shower with bi-folding doors allowing wheelchair access, a grab rail and raised toilet.     This wonderful, detached property is a stunning example of a Welsh long barn and sits within the Hafod Forestry Commission Estate, which occupies about 500 acres of the Ystwyth Valley. The estate was designed in the late 18th century and although the original mansion is gone, the historic walks network has been restored to allow you to enjoy this wonderful landscape.

    The owners have lovingly restored this property and created something truly luxurious. It’s all on one level and so much detail has gone into it, from the fixtures and fittings to the lighting and soft furnishings. The large open plan living, dining and kitchen area leads directly to the large garden via bi-fold doors, out onto the decked terrace with a firepit and barbecue. The master bedroom has a handmade feature kingsize bed and a huge en-suite bathroom with double ended free standing bath, twin basins and a walk-in wetroom with special light effect to tell you when the water is warm! There are two further bedrooms, each with their own special lighting effects, the twin has a ‘cosmic’ ceiling and the kingsize bedroom has romantic, twinkly drapes around the bed. A ‘Jack and Jill’ family bathroom can be accessed from the kingsize bedroom or from the hallway and has an eye catching copper sink set within an oak barrel. There is also an additional cloakroom with toilet. Access to the property is via an unmade stone road which is unlit.

    The views are amazing and you’ll probably while away many an hour watching the variety of visiting birds and often see red kites and buzzards circling overhead. From the doorstep of the barn, the estate can be explored on foot (there are five way-marked walks of varying length and difficulty), where there are streams, waterfalls and rustic bridges to discover. It provides an excellent base for exploring and taking part in activities such as canoeing, mountain biking, horse riding and walking, or just relaxing in a ‘get away from it all’ location.

    Nearby attractions include Devils Bridge, first built by monks in the 11th century and from where you can take the Vale of Rheidol steam train that meanders through the valley to the seaside town of Aberystwyth, and the Silver Mountain Experience, an 18th-century silver-rich lead mine. A 30-minute drive will bring you to the attractive Ceredigion coastline with an array of beaches and coastal towns and villages.
