    Lynmouth is a beautiful coastal village on the northern edge of Exmoor. The village straddles the confluence of the West Lyn and East Lyn rivers and is located in a gorge 700 feet below the equally lovely twin town of Lynton which is also known as ’Little Switzerland’. Both Lynton and Lynmouth are in an area of incomparable beauty within Exmoor National Park. Sweeping hills and valleys nestle between both and spectacular cliffs surround the area. Rivers wind their way through deeply wooded valleys on their way to the sea, occasionally interrupted by tumbling waterfalls. The remarkable Valley of the Rocks, which is a must see, is a dry valley that runs parallel to the coast and is just over a mile to the west of Lynton above. There’s a Victorian fishing lodge at Watersmeet which is now run by the National Trust and the area which has dramatic waterfalls is worth a visit.
    Inland there are numerous walks through the rugged scenery of the National Park with over 600 miles of marked footpaths. Exmoor itself has abundant wildlife, including ponies, sheep and red deer that graze the open moorland and overhead you might see falcons, buzzards and even the rare merlin. The surrounding coastline and countryside boast some of the most spectacular and awe-inspiring sea and hillside views you can find. There are some amazing walks that can be taken directly from the property and local restaurants, pubs, cafés, tea rooms and various craft, boutique, novelty and antique shops are all within easy reach.     Western Heights is a four bedroom detached cottage, perfect for six people, and is situated high up in this stunning location. Access to the cottage is by foot only via 12 steps in total with a long, lit gravel pathway in between, so this is not recommended for anyone with walking difficulties. As you arrive you will see a handy square switch on the wall by the house sign which will light your way up the path when dark. Parking for one car is available down below via a driveway but you can pull in by the footpath and unload before parking up.
    Accommodation comprises four bedrooms on the first floor, three of which benefit from beautiful sea views. On the ground floor, there is a comfortable living room with TV and Amazon Firestick, plus a cosy wood burner for relaxing evenings in. The bright and contemporary kitchen/diner has everything you’ll need for your stay and access out onto the large decking where the views over the sea and towards Wales are spectacular, and outside is the best place to truly enjoy the views. Along with the main decking you’ll find a table and chairs for al-fresco dining, there is also a further smaller decking that sits above the cottage where the views get even better! The perfect place to enjoy a quiet evening drink with a book in hand. At the back of the cottage you will also find a handy outdoor WC and an outhouse containing a washing machine and tumble dryer.

Originally a 17th-century farmstead, the accommodation has been refurbished to a high standard for up to six guests to enjoy, and the property feels stylish and beautiful with its unique interiors. The barn is attached to the back of the owner’s farmhouse but guests will have private access with their own front door and driveway space, enough for up to four cars.
    As you enter, you will be welcomed into the hallway area which has bench seating, a washer/dryer, and is perfect for hanging coats up and kicking off those wellies after a bracing walk in the countryside. The spacious living room is comfortably furnished with a large corner sofa, Smart TV with Freeview and a gas wood burner. One of the kingsize bedrooms is located on the ground floor and there is a handy shower room across the hallway.
    Head upstairs to discover the other two kingsize bedrooms, one of which has zip and link beds and can be set up with twin beds if requested. Dartmoor is a vast moorland defined by forests, rivers, wetlands, and tors (rock formations). The South Devon ‘Jurassic’ coast is a 50-minute drive away while the rugged North Devon coast and surfing beaches are a 60-minute drive away. The cottage has three good-sized bedrooms and can comfortably sleep six adults. The master bedroom has a kingsize bed and an en-suite shower room, the second bedroom has a super kingsize bed that can be split to form two single beds (please ensure this is requested if required). The third bedroom has a double bed. Whilst a cot is not provided, the first two bedrooms can accommodate a travel cot. Two z-beds are available and can be sited in rooms 1 and 2.
    Between Easter and October, we operate a Tea Garden at the rear of the property between 10am and 5pm. Your privacy is not impinged, your courtyard garden is private and the Tea Garden’s kitchen, although in the same building, is secured from the rest of the cottage.     With these properties being located on a deer farm, red deer and amazing stags can be seen close up, and there are sometimes otters in the ponds. Although the ponds are unfenced, the properties gardens are fenced, so there is some barrier between the garden and ponds.
