Nestled in the tranquil grounds of Ashtree Court, these adjoining cottages (five in total) with a shared heated indoor pool really are some of the most delightful cottages you will find in the area. Within 5 minutes of the glorious sandy beaches and easy reach of the rolling Lincolnshire Wolds, these four extremely comfortable cottages form a small select group overlooking a central courtyard and enjoying shared use of a heated indoor swimming pool and children’s play area. Set in 4 acres of beautiful mature gardens they offer the ideal location for a relaxing holiday and for touring the coast and wolds. There is excellent coarse fishing just 300 yards away and golf (handicap required) is available at the well-known Seacroft links golf course and Northshore (no handicap), which are both nearby. Within easy reach are the famous Battle of Britain Aircraft Museum and the East Kirby Lancaster Museum, RSPB Gibraltar Point, NT Gunby Hall, Snipedale Nature Reserve and Forest, and the historical city of Lincoln with its cathedral, castle and excellent shopping. Antique hunting can be enjoyed at Horncastle 18 miles away, and Louth offers a lovely traditional market town. Skegness and Ingoldmells with its seaside attractions, is just 2 miles. It is only a 10-minute drive to historic Lymington, with waterside dining, boutiques and ferries to the Isle of Wight. Tucked away in a peaceful and secluded village setting, these five comfortably furnished holiday cottages are set in an idyllic location, only 5 miles from the spectacular Bamburgh Castle and one of the longest sandy beaches in England, and within a few minutes’ drive of Seahouses, where regular boat trips depart for the Farne Islands. Between the Cheviots and the sea, there is easy touring through the beautiful countryside with its numerous castles, stately homes and NT properties. Furnished to a high standard, and close to the owners’ home, Fordson offers single-storey accommodation and Ferguson is a detached two-storey cottage. The Mill House stands as a detached converted barn, with Waren View and The Granary Cottage forming an adjoining pair. This is an ideal choice for family holidays, with use of a very pleasant lawned area by a stream. There is also shared use of the owners’ hard tennis court nearby.

Warenford Village serves as an excellent base from which to discover Northumberland and the Scottish border country. Just 4 miles distant lies Budle Bay, a designated Area of Outstanding Natural Beauty, as well as an SSSI, with the ancient walled town of Berwick-upon-Tweed (15 miles) and the Duchess of Northumberland’s ornamental gardens a short drive away. Created to rival the best in Europe, the gardens are contemporary in design and include waterfalls and cascading plumes set within landscaped grounds with themed planted areas. Also sure to delight both young and old alike is a visit to neighbouring Alnwick Castle, which served as the location for the Harry Potter films. Home of the Percy family, it stands as the second largest inhabited castle in England after Windsor Castle, with some of its rooms open to the public and displaying a wealth of decorative and fine art.

Within easy reach, too, is Holy Island – renowned for its medieval religious heritage, priory and picturesque castle – and also known by its Anglo-Saxon name of Lindisfarne. Accessed by a paved causeway at low tide, the island is popular with bird-watchers and nature lovers, with the north-western portion of the island being maintained as a nature reserve, where terns, plovers and seals can be observed. Whilst on the island, a trip to The Museum of Island Life will reveal former living and working conditions there, and St Aidan’s Winery tempts visitors with its sweet concoction of local Lindisfarne Mead.
There are quiet country lanes for cycling and several excellent golf courses nearby, as well as a selection of shops in Belford (3 miles) and good inns and restaurants in which to enjoy a family meal locally – the nearest pub with restaurant being just 30 yards.

Kingfisher Oast is a Grade II listed building forming part of a country estate in the heart of Hollingbourne village.
The oast was used for the storage of hops, and there are cute markings in one of the bedrooms recording the hop pickers activities dating back to the mid 1700s. The cottage has three bedrooms, all ensuite and a lovely sociable open plan living space on the ground floor. A bottle of English wine awaits your arrival.
In the grounds is a shared outdoor heated swimming pool, open in the summer months, and also a shared table tennis table and pool table.There is garden furniture and a charcoal BBQ to enjoy alfresco meals in the garden.

With a charming reverse level style, the ground floor reveals three superb bedrooms, the first with a double bed and doors leading to the patio area, with seating so morning coffee can be enjoyed to the max. Bedrooms two and three are both twin rooms, please note one has smaller single beds so only suitable for children. Each room is designed with relaxation to the fore, with a pleasant and comforting décor. The shower room can be located on this floor with an electric shower. Stairs lead you up to the first floor, where you are greeted by a wonderful open plan space consisting of dining area and comfortable living area with super-comfy sofas to sink into to watch the TV. Here, too, you can bring the glorious outside in, doors leading to a large balcony, where views down across the park can be enjoyed. Savour morning coffee or perhaps favourite beverage after a busy day of adventures from here. The kitchen is very well equipped with all you need to prepare light to hearty meals with ease.
