Eastacombe is a traditional, detached village cottage that has undergone a complete transformation, having been totally renovated and extended in 2022/23. Access by car is easy to Eggesford Forest (10 miles towards Exeter), with the local country pub just a bit further along the A377 where you can have lunch before a walk in the woods. If you like a round of golf, more locally is Libbaton Golf Club at High Bickington, just 3 miles away, where anyone can have a game along with a beer or two and a meal.
The amazing accommodation on offer comprises four bedrooms on the first floor; two with lovely en-suites and all with Smart TVs. On the ground floor you’ll find the fifth bedroom, plus there’s a handy additional wet room. The living spaces include a huge open plan living space with a kitchen and large breakfast bar, as well as all the cooking utensils you may need. If you fancy relaxing away from the rest of the group there’s a gorgeous snug with a cosy wood burner at the front of the cottage. Outside you’ll find the patio and lawned garden, with a purpose built outdoor cooking area with a pizza oven and barbecue, and then there’s the hot tub you can relax in under the stars. And if you fancy some entertaining, you’ll love the games room which has pool and table tennis tables, table football and a dart board, plus a games console and its own toilet.
Within easy reach by car are the county’s two National Parks; Exmoor and Dartmoor. The location is 8 miles from the regional capital town of Barnstaple with its many cafés and restaurants, Queens Theatre, multi-screen cinema, leisure centre with swimming pool, a purpose-built tennis centre with indoor and outdoor courts, and an indoor trampoline centre. Just 30 miles to the south is the historic city of Exeter.
North Devon is famed for its fantastic natural attractions such as Exmoor National Park, with its magical night skies in Europe’s first ’Dark Sky Reserve’, the many rugged coastal towns and quaint villages such as Lynton and Lynmouth, Ilfracombe and the world-famous Clovelly Village. If stunning beaches are your thing, then the region will leave you spoilt for choice with Saunton, Woolacombe, Croyde and Westward Ho! Beaches. The fantastic South West Coast Path runs through the region’s rugged coastline, perfect for walkers and view seekers and offering 90 miles of stunning walks.

Reuben’s is situated in the hamlet of Boreston which lies a short distance from Moreleigh, with amenities including a village inn and good access to the principal South Hams towns of Kingsbridge, Dartmouth and Totnes. Please note this is a rural property. Roads in the vicinity are often narrow, single track with passing places typical of the region. Totnes is 6 miles away and offers a wide range of activities and pursuits. There is also a main line rail station at Totnes with services to London Paddington. The A38 dual carriageway is approximately 4 miles away and provides good access to the cities of Plymouth and Exeter. Reuben’s is a generously proportioned, detached barn conversion with good high ceilings, exposed stonework, large fireplace with inset wood burner, impressive farmhouse style kitchen with double doors opening onto terrace area, exposed solid wood flooring throughout the living area and well maintained lawned gardens with parking. The property is decorated and furnished to a good standard and is perfect for a family holiday or for friends to get together to celebrate. There are so many places to visit close by including Dartmouth with is castle, marina and many shops. Take a ferry across the river and hop aboard the steam train which takes you to Paignton. Dartmoor is not far, take a walk up the Tors, or stop for a Devon cream tea. There are many golf courses close by, beaches, sailing, nature reserves for bird watching and over 52 miles of glorious coastline where there are some stunning walks. A 10-minute walk over the owner’s fields and woods leads to Hartland village with shops, three pubs and a lovely coffee shop. Sandy Spekes beach is just over a mile walk. A fabulous, picturesque, hidden treasure, great for rockpooling and surfing. The owners have maintained many original features - exposed internal stone walls, beams and wonderful slate floors with underfloor heating throughout. Everything has been thought of to ensure an incredible holiday to please everyone. Longmead is a fantastically versatile holiday accommodation sleeping up to 10 guests in the main bungalow and side annexe. It also boasts a private hot tub and 6ft pool table in the main living area. As you approach Longmead along the driveway, you will see the property has adequate parking for around five cars directly in front of the main bungalow itself. The main bungalow sleeps six people in three bedrooms, and the attached annexe with its own entrance sleeps up to a further four guests.
As you enter the bungalow you find yourself in the open plan kitchen/dining area with all the cooking facilities you could need for a comfortable stay. There are doors from the dining area which also lead into the living area, which benefits from a wood burner, Smart TV and 6ft pool table, perfect for social dining and games at the end of a day out. To the left of the bungalow is a large decked outside area which is where the private hot tub is located, looking out across the beautiful rolling hills. At the end of the garden area, located directly next to the bungalow, is the annexe which is accessed through its own separate door. The annexe entrance leads you into the living area with a sofa bed for sleeping up to two guests, with a separate kingsize bedroom.
Longmead is situated in a great location for accessing the surrounding area of Torbay, while seeming secluded and relaxing. The set up of the bungalow/annexe is also perfect for groups/families coming together and allowing for an element of increased privacy for certain guests if wanted.

Sheepwash Square House located in a quaint North Devon village is a 1600’s Grade II listed thatched house accommodating up to twelve guests.

Perfect for families or groups of friends with spacious rooms and a ‘cottage chic’ theme with wooden shutters throughout. The well equipped kitchen is a delight with everything you could need, the large island makes a great place to socialize whilst cooking under the beautiful vaulted ceiling. The large living room overlooks the village square, and has a beautiful fireplace, wood burner and upright piano. The six bedrooms each have tea and coffee facilities, a writing desk and lamp, fluffy towels and quality Egyptian bedding. On the first floor the first bedroom, the ‘George Room’, is spacious, with double aspect views over the village square and the rear fields. It has a kingsize double bed, chaise longue, armchair with footstool and rustic hanging rails. The second bedroom, the ‘Jones Room’, has a single bed, hanging rail, small armchair and a view of the village square. The third bedroom, the ‘Martin Room’, has a double bed and an en-suite shower room. The fourth bedroom, the ‘Dufty Room’, has a double bed and a small armchair. There is a lot of outdoor space including a charming walled garden, along with a studio, including mini home gym with exercise equipment, a 50” TV with Netflix and Sky, armchairs, massage chair, rocking chair and a small library. The lawned walled garden and courtyard has lots of seating with parasols for sunny days. There is a delightful summer house to the rear of the garden and a firepit for sultry evenings. The ’dog lobby’ by the back door is ideal for a well-behaved pooch and it has a dog flap which leads into the courtyard. There are also some dog beds and spare leads that guests can use if needed.

Sheepwash is a delightful base to explore North Devon. There is a village shop which is open several times a week selling fresh local supplies and it has a post office. The local pub does takeaways and organises fishing on the River Torridge. Just a little further by car are the market towns of Holsworthy, Hatherleigh and Okehampton. Westward Ho! in Devon or Bude in Cornwall are within a 40-minute drive. Westward Ho! has a long golden sandy beach backed by a pebble ridge. On the northern end is the Northern Burrows, a Site of Special Scientific Interest, with sand dunes, salt marsh, grassland, rocky shore and is teeming with wildlife. A shorter drive south takes you to Dartmoor National Park where you can have a delightful pub lunch in the village of Belstone or take a walk on the moors and see Dartmoor ponies. Or catch a ferry to Lundy Island from Bideford, where you can also hire bikes and head along the Tarka Trail. Beach 18¼ miles. Shop 5½ miles, pub and restaurant 90 yards.

The owners of the farm are keen for guests to experience life on the farm and there are opportunities to see the cows being milked, feeding the calves and collecting eggs from the chickens. There is also an on-site shop selling local meats and other produce as well as some of the freshest milk around. Guests can enjoy the surrounding land with walks around the farm. There are well-stocked lakes for those who fancy a relaxing day of fishing.

West Middlewick Farm is located just outside the Wiltshire village of Nomansland. With well-maintained roads, the farm is in a great position to get out and about and experience all this lovely area of Devon has to offer.

The popular market town of South Molton has a weekly farmers’ market and a variety of shops, antique and curio shops, pubs and restaurants. Barnstaple, 12 miles, has a theatre, cinema and leisure activities, and places of interest include the Museum of North Devon, Pannier Market, 14th-century St Anne’s Chapel and 18th-century Queen Anne’s Walk. Other family attractions in the area include RHS gardens at Rosemoor, The Big Sheep, The Milky Way, Kilarney Springs, Exmoor Zoo and the Dinosaur Park.
