Built in the late 1700s, Hobland Barn had a number of uses, such as for cattle, grain and potato storage. It was renovated as a family home with light, space and the Norfolk countryside views at the heart of its design. Part of a cluster of similar conversions, Hobland Barn looks over sprawling fields, which can be viewed from the first floor balcony. Whilst it is the perfect rural location, the pretty seaside town of Gorleston-on-Sea is only 3 miles away, and if the traditional seaside experience is on your list of ‘to-dos’, Great Yarmouth is a little further, at 6 miles away, with attractions, rides and ice cream galore for all the family. Hobland Barn is ideally placed to explore the National Park further inland. You can take out a day boat, hire bikes or simply walk many miles along unspoilt water’s edge, taking in the nature, wildlife and simply just enjoying this unique landscape. History abounds in Norfolk and a trip to the fine city of Norwich must be on your list of things to see and do. There are four bedrooms on the ground floor making this property ideal for larger extended families and groups. Surrounded by floor-to-ceiling windows in the living areas, even a day spent inside is an enjoyable way to pass the hours. On the first floor is a large family living room, large comfy sofas and French doors opening out to the balcony overlooking the garden and neighbouring fields. Set on the Hole Farm Estate, winners of a National Conservation award, Orchard House is a great choice for those looking to explore the area from a picturesque and peaceful setting. Orchard House boasts views across the open countryside. It is furnished with a good mix of antiques and modern pieces and will appeal to those looking for something quirky with some really lovely touches.
There is a lot of history associated with the site. In 1379, John Blakeneye, citizen and fishmonger of London, bought the manor of Hempstead, including the Hole Farmlands, from John de Stodeye, Lord Mayor of London, and by the mid 15th century, many of the farm buildings were built. Owned by the second Earl of Buckinghamshire in the mid 1700s, it later became part of the Blickling Estate. In 1884, the estate, now run by Lady Constance Lothian, had some major alterations and rebuilding at Hole Farm. These improvements included both the repairing of all the buildings in the original farmyard and the creation of a cattle yard. In fact, the old walls for the cattle yard now provide the shelter for the lovely seasonal, outdoor, heated swimming pool; (guests should bring their own swimming towels). There is also a shared tennis court (please bring your own rackets and balls).
The family who now own the property, have planted 60 acres of woodland and 8½ miles of hedges and the farm has won many conservation and forestry awards. The setting is just lovely as it’s nestled within the beautiful North Norfolk countryside. It’s a 15-minute drive to the stunning coastline where you will find yourself amongst beautiful sandy and shingle beaches, marsh habitats and picturesque quays. Take a trip to Cromer and walk along the Edwardian promenade or take a stroll along the pier. Head to Blakeney for the Norfolk pursuit of gillie catching. Blickling Estate is just 15 minutes away, but don’t forget to find time to visit Holkham Hall and the Sandringham Estate too. History lovers will also enjoy a trip to the Thursford Military and Muckleburgh Steam collections museums, a trip on the North Norfolk Railway or a guided tour of Norwich Castle. Just 40 minutes away lies Wroxham, the gateway to the Norfolk Broads, where you can join a chartered tour or rent a day launch and watch the world drift by. Sedgeford Hall, built of local sand-coloured brick was built in the reign of Queen Anne, and completed in 1713, with further additions throughout the centuries; it now includes a heated indoor swimming pool, open fires and wood-burning stoves for the colder winter months, beautiful enclosed gardens and numerous Estate walks, with lakes, woods and parkland to explore.

Sedgeford is just a few miles from the coast and close to splendid towns and villages such as Burnham Market and Brancaster, and several stately homes with lovely places to walk - Houghton Hall, Holkham Hall and The Sandringham Estate; the Queen’s Christmas residence.

Just 5 miles to the north is the seaside town of Hunstanton with miles of sandy beaches and rock pools, majestic cliffs, a Sea Life Centre, amusemens, watersports, tennis, croquet, bowls, golf, shops, restaurants and inns. Heacham, 3 miles, has the benefit of Norfolk Lavender with garden centre, shops, café and farm shop. For children, there is the popular ‘Farmer Fred’s Play Barn’ a large indoor play centre with café and an animal petting zoo! Great Bircham is a 4-mile walk, and the Peddars Way and Icknield Way are also close by.
