The area has excellent road links providing easy access to both sandy beaches and the National Park Norfolk Broads for daily boat hire and river trips. Reedham Ferry, a chain linked ferry crossing, is just 2 miles away and takes you on a trip across the River Yare, with a pub serving good food awaiting on the opposite side, and miles more marshes and villages to explore.

The house is nestled within the village of Brundall, located along the River Yare. It is the centre for boat building and boat hire, and has its own railway station, post office, mini-market, hairdresser and local eateries. There are two good food serving pubs both within walking distance, one located at the riverside and the other within the village itself with a large garden.

Leave the car behind and walk down the hill to the train station, less than a half mile walk. Here you can jump on the train and visit the city of Norwich, or the traditional seaside towns of Great Yarmouth and Lowestoft. Norwich is only 8 miles away where guests can visit the cathedral, castle museum, theatre, excellent shopping and art galleries. Wroxham, only 7½ miles away, is known as the Capital of the Norfolk Broads, and has waterside shops, cafés, and daily boat hire with river trips available to explore the expanse of waterways. There is an RSPB reserve at Strumpshaw Fen, 1 mile.

The grounds are shared with the owners, who can often be seen tending to the grounds, keeping them tip top condition and looking marvellous.
