Enjoying uninterrupted views of the award-winning Mawgan Porth beach, this fantastic beach house is surrounded by a third of an acre of beautifully kept gardens with a large, sea facing, sun trap decking area, overlooking gently sloping lawns and a pretty stream that trickles down to the sea below. Solar panels help heat the house and water while providing free electrical car charging for our guests’ electric vehicle.

Over the past year (2022), the house has been renovated to the highest standards by one of the country’s leading interior designers and offers plenty of living space all benefitting from exceptional sea views and floor to ceiling sliding doors leading to a large decking area. The large circular fireplace makes for cosy evenings during the Autumn and Winter months. The brand-new handmade kitchen is well supplied with all creature comforts from a juicer to a selection of coffee machines, including a Nespresso. A door leads into a separate TV room with a big corner sofa, both with fabulous sea views and door to the terrace. Three ground floor bedrooms, ome with chandelier, two with those stunning views. A beautiful glass and oak staircase leads from the entrance hall up to the first floor where you will find three more bedrooms; a double bedroom with en-suite shower room; a large twin bedroom with large en-suite shower room, and one with a TV and sofa bed which enjoys the best views of all.

The beach is just a 5-minute walk away from the garden gate. Off the drive, there is a lawned area and to the side of the house a heated outdoor shower for when you return from the beach. The equipment store has a range of children’s wetsuits and storage for boards. Once cleaned off, you can luxuriate in the state-of-the-art Aspen and Spruce spa with a sauna, experiential shower plus cold water bucket for the brave. Situated mid-way between Padstow and Newquay, Mawgan Porth offers you a beautiful west facing beach, stunning scenery, wondrous walks, superb surfing, an amazing variety of restaurants to suit everyone’s taste and pocket, including a cosy pub, seafood restaurant, cafés, and takeaways all within walking distance of Blue Seas. This is a very special place! Set on the edge of the Suffolk heritage coastline near the ‘secret’ beach of Covehithe, this detached house is surrounded by blue skies, views of fields, woodlands, and nature reserves. The perfect retreat for larger families and groups looking for relaxation, fun and adventures. It is also close to Southwold and has easy access out into the surrounding towns and villages of Suffolk. Within walking distance is the village of Wrentham, with a village shop, pubs and superb café/deli, ideal for getting breakfast.
This country house has spacious accommodation with every care taken to present an exceptional holiday experience. It has large sociable areas, a warm snug with a wood burner for winter cosiness and some downstairs accommodation for those with mobility restrictions. It also has a huge swim-spa and beautiful gardens to enjoy. There is a porch with useful storage leading to the open plan living room, dining area and kitchen. The living area has comfortable seating here for everyone as well as benefitting from a Smart TV and huge bi-fold doors that lead out to the garden and spa. The dining area is complete with dining table and chairs for eleven guests, and the kitchen is equipped with everything you may need to rustle up a homely meal. Downstairs is a snug which can be used as a bedroom (includes mattress topper. wardrobe and blackout curtains) with a Smart TV, and there is also a downstairs bathroom with a big Jacuzzi bath and large rainfall shower. Upstairs are four bedrooms all with wonderful field and woodland views. Outside, make use of the bubbling swim pool/spa with seated jacuzzi area, jets and swim against ’pool’ area, there is a dry ’dome’ to dry off in with towel dryer and warm towels.

Country walks are available all around, and the sea is only a walk or short bike ride away. The Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich heath, offering opportunities for spotting birds and connecting with wildlife, with excellent walks available. For great days out visit Snape Maltings, Framlingham Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park. Vibrant market town of Beccles boasts independent boutiques and chain shops, with an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. The weekly market is excellent for all things local, and there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the Famous Norfolk Broads National Park. Set in the owners’ 7-acres of grounds and surrounded by farmland, these two detached barn conversions stand adjacent to one another. The Old Stables has its own enclosed garden, and its own private hot tub, with delightful open countryside views and has been well-furnished to provide a perfect holiday home at any time of year. Burfields Barn has en-suite bathrooms to all bedrooms, a wealth of exposed beams and the wood burner in the open-plan living/dining room/kitchen ensures a warm welcome all year round. Burfields Barn also benefits from a private indoor heated pool and games room. Outside, there is a large enclosed courtyard for al fresco dining and shared use of 7-acres of grounds for guests to enjoy. Catering is also available by prior arrangement with the owner.

The properties provide an excellent base for walking, cycling or bird watching, but are conveniently situated to explore the delightful market towns and villages of Suffolk. Stowmarket, 10 miles, is home to the Museum of East Anglian Life, has a wide range of shops and restaurants and direct train links to London Liverpool Street Station. Bury St Edmunds with its cathedral, abbey grounds and Georgian theatre, the market town of Diss and the county towns of Ipswich, Norwich and Colchester are all within easy reach. Slightly further afield are the unspoilt delights of the Suffolk Heritage Coast, including Aldeburgh, Dunwich, Walberswick, Southwold and the ancient burial ground at Sutton Hoo (National Trust). The Retreat is a semi-detached, Grade II listed, stunning five bedroom country house nestled at the heart of the pretty Dorset Village of Burton Bradstock. Set just ½ mile from Hive Beach, on the world heritage Jurassic Coast, it’s perfectly located between Weymouth and Lyme Regis. The pretty harbour has a back drop of stunning sandstone cliffs and beautiful beaches.
The Market towns of Dorchester and Bridport are a short drive away and offer a wide variety of independent shops and eateries. This luxury holiday home will have you enchanted from the moment you step inside, and will have you longing to return.

Highfield Cottage can be found in a desirable rural location in the Lancashire village of Hambleton, near Poulton-le-Fylde. Detached and surrounded by stunning gardens the property boasts both the main house plus a quaint separate annex across the courtyard.
The accommodation is perfect for those special group occasions with the main house itself incredibly spacious, beautifully furnished and with a selection of living and dining rooms. The farmhouse style kitchen is equipped to cook a storm, and there’s a study for anyone needing to catch up on emails. The pièce de resistance however is its own fabulous bar area complete with darts board and full size snooker table. The first floor contains four bedrooms of which two have their own dressing rooms and en-suite facilities, and in the family bathroom you’ll find a spa bath for that extra bit of added luxury. There’s a final shower room on the ground floor and then across the court yard and up some steps is an open plan studio annex for those couples who prefer a little more privacy.
In Hambleton you’ll find a food serving pub, farm shop, grocery store and takeaway. A little further is the market town of Poulton-le-Fylde is where you’ll find plenty of shops and places to eat and drink together with a vibrant nightlife. The beautiful Fylde coast can be reached in around 15 minutes including Thornton Cleveleys with its old fashioned charm and promenade, Fleetwood with the Freeport Outlet Shopping Village and of course the razzle, dazzle, glitz and glamour of Blackpool. To name a few of the many Blackpool attractions you have the famous Tower and Ballroom, Blackpool Zoo, the Pleasure Beach, Coral Island, the Sea Life Centre and Madame Tussauds. Aside from being accessible for the coast, the location is also well-placed for exploring rural Lancashire. The Ribble Valley, Forest of Bowland AONB, the Lake District and Yorkshire Dales National Parks can all be reached around an hour. The city of Lancaster is just 16 miles away and Preston 18 miles. In a setting of stunning natural beauty, Mill Bank (ref UK33902) is the latest addition to a superb choice of cottages at Tuckenhay Mill. An extremely spacious two-person cottage having a living, dining, kitchen area on the higher level with two south-facing balconies overlooking the stream towards the Mill. The master bedroom and en-suite shower room are on the lower level, together with the riverside day room. Your own footpath leads from the garden via a footbridge to the facilities at the Mill.
Tuckenhay Mill is the centrepiece of a cluster of country homes and cottages with superb leisure facilities including two indoor and one outdoor pools.
The Mill which once produced some of the finest paper in the land, nestles in the green and shady Bow Creek, a languid inlet of the River Dart where private yachts have replaced the old tall-masted ships and barges. Around the mill are all the buildings which once went to make up a small bustling village port. These listed buildings have been sympathetically restored and converted to a delightful range of holiday properties to suit larger family parties. Awards have been won for the conversion of buildings and the conservation of the area. With so much to do, many holidaymakers return year after year. There is golf nearby and a pub within 1 mile.



South Devon awaits you
Tuckenhay is only a 20-minute drive from the superb award-winning beach at Blackpool Sands and about 30 minutes from a surfing beach at Bantham, as well as some of the best natural beaches to be found anywhere in the UK.
There is also extensive access to the coastal footpath for walking and the wilderness that is Dartmoor for walking, climbing and riding.
This is a mecca for ramblers, bird-watchers, swimmers, surfers, horse riders, golfers and those interested in fishing, boating, sailing and windsurfing.
In addition, there are many historic NT houses to visit including Agatha Christies’s Greenway as well as a local vineyard.
Tuckenhay is only 5 miles inland from Dartmouth and 3 from the market town of Totnes. Village shop 3½ miles. Riverside inn and restaurant within walking distance.



A superb choice of cottages
Great care has been taken to retain the feel of the original buildings. Most have garden, terrace or patio. Many cottages have more than one bathroom and some have an en-suite bathroom to every bedroom. Kitchens are comprehensively equipped: most have dishwashers and all have microwave cookers.
Couples and honeymooners will feel snug and comfortable in the cottages: Mill Leat, Mill Stream, Mill Spring and now Mill Bank. Families can spread out in Papermaker’s or Turbine Cottages, while Mill Lodge, Edgecombe Barn and Tuckenhay Mill House will sleep larger parties in comfort. Of course, combinations of cottages can accommodate bigger gatherings of family or friends.

Mole Hall is a beautiful, detached, thatched 18th-century barn conversion, in the heart of the Devon countryside. The property takes advantage of far reaching rural views from many rooms and is only a 20-minute drive from the thriving market town of Bideford.
Internally, the property is cosy with traditional features whilst having a modern touch. The open plan kitchen/dining area has access to the garden through French doors that fill the room with light. North Devon holds many interesting attractions for all ages. RHS Rosemoor is approximately a 10-minute drive away from the property, and is an internationally renowned collection of gardens. The Tarka Trail is also nearby which features a series of footpaths and cycle paths that go around north Devon following the route taken by Tarka the Otter in the book of that name. The Milky Way Adventure Park is also only a half hour drive from the property and is a great family day out. Home of north Devon’s biggest indoor adventure play area with assault courses and slides built for adults and children along with shows and displays to enjoy too.
Only an hours drive away is Exmoor National Park offering an amazing variety of landscapes within its 267 square miles. A unique landscape of moorland, woodland, valleys and farmland; shaped by people and nature over thousands of years. Where high cliffs plunge into the Bristol Channel, and cosy pubs and tearooms offer delicious local produce.
