Built in the late 1700s, Hobland Barn had a number of uses, such as for cattle, grain and potato storage. It was renovated as a family home with light, space and the Norfolk countryside views at the heart of its design. Part of a cluster of similar conversions, Hobland Barn looks over sprawling fields, which can be viewed from the first floor balcony. Whilst it is the perfect rural location, the pretty seaside town of Gorleston-on-Sea is only 3 miles away, and if the traditional seaside experience is on your list of ‘to-dos’, Great Yarmouth is a little further, at 6 miles away, with attractions, rides and ice cream galore for all the family. Hobland Barn is ideally placed to explore the National Park further inland. You can take out a day boat, hire bikes or simply walk many miles along unspoilt water’s edge, taking in the nature, wildlife and simply just enjoying this unique landscape. History abounds in Norfolk and a trip to the fine city of Norwich must be on your list of things to see and do. With its castle at the heart, and an array of cobbled lanes to explore, it would take you all day and more to really experience all this city has to offer.

Inside Hobland Barn you can expect plenty of room for the 12 people it sleeps, with two separate living areas and a spacious kitchen with a gas cooker range, breakfast bar and large French doors that open out to the patio area, swimming pool and enclosed garden. With underfloor heating, luxury bathrooms and chandeliers, this really is a ‘wow’ location to spend your break away. There are four bedrooms on the ground floor making this property ideal for larger extended families and groups. Surrounded by floor-to-ceiling windows in the living areas, even a day spent inside is an enjoyable way to pass the hours. On the first floor is a large family living room, large comfy sofas and French doors opening out to the balcony overlooking the garden and neighbouring fields. This lovely property is located just a mile away from the pretty village of Sway, which has a village shop, family butchers, post office and a selection of pubs and restaurants. The ever popular New Forest National Park, an Area of Outstanding Natural Beauty, which is a haven for wildlife, is nearby with many roaming ponies and cattle along the roadsides and across the heathland, as well as extensive walking, cycling and horse riding routes. There is plenty to do in the area for all ages, all year round; picturesque villages serving cream teas, vineyards, golf courses, stately homes and many family attractions. Brockenhurst is nearby, as is the popular sailing town of Lymington, which is only a 5-minute drive, with its pretty harbour, fishing trips, cobbled streets, boutiques, pubs, restaurants and day trips by ferry to the Isle of Wight.
Other places of interest nearby include Beaulieu Motor Museum, the riverside village of Bucklers Hard, Exbury Gardens, Marwell Zoo, Peppa Pig World and New Forest Owl and Otter Park, to name but a few. Further afield, but well worth the trip, are Monkey World and the Tank Museum at Bovington. The property is also within easy reach of many beaches including Mudeford, Sandbanks, Poole and Bournemouth, the nearest beach being 4 miles away at Milford-on-Sea – also great for crabbing! A very warm welcome awaits at the home of the Campbell family, The Sedgeford Hall. Set in the heart of a 1200-acre farming and shooting estate in a beautiful north Norfolk valley, The Sedgeford Hall offers a beautiful, secluded location in which to holiday, celebrate or entertain.
The Sedgeford Hall, built of local sand-coloured brick was built in the reign of Queen Anne, and completed in 1713, with further additions throughout the centuries; it now includes a heated indoor swimming pool (bring own towels), open fires and wood-burning stoves for the colder winter months, beautiful, enclosed gardens and numerous estate walks, with lakes, woods and parkland.
Visitors may wander around the expansive grounds at their leisure. Sedgeford is just a few miles from the coast, and close to splendid towns and villages such as Burnham Market and several stately homes - Houghton Hall, Holkham, Sandringham and Anmer Hall.
Just 5 miles to the north is the seaside town of Hunstanton with miles of sandy beaches and rock pools, majestic cliffs, a Sea Life Centre, amusements, water sports, tennis, croquet, bowls, golf, shops, restaurants, and inns. Heacham, 3 miles, has the benefit of Norfolk Lavender with garden centre, shops, café, and farm shop. For children, there is the popular ‘Farmer Fred’s Play Barn’ a large indoor play centre with café and an animal petting zoo! Great Bircham is a 4-mile walk, and the Peddars Way is also close by. Town Mills is a historic, Grade II listed former Mill and Manor House situated on the banks of the River Torridge on the outskirts of Great Torrington in North Devon. Built by Lord Rolle in 1823 and made famous as ‘Tarka’s Mill’ in Henry Williamson’s book ‘Tarka The Otter’, Town Mills started life as a Grain Mill and a Saw Mill, both mills being powered by waterwheels. Now, almost 200 years later, Town Mills has been sympathetically converted into seven well-appointed holiday cottages all with their own charm and personality.
From a cosy holiday cottage that sleeps three people, to a larger six-bedroom holiday cottage that sleeps twelve, every cottage benefits from character and charm combined with modern convenience. Located in the beautiful North Devon countryside, Town Mills is ideally situated for visiting the North Devon Coast, Exmoor, travelling The Tarka Trail, or visiting our next-door neighbour, the RHS Gardens at Rosemoor.
Tarka is our largest three-storey cottage which sleeps 12. It was originally the Grain Mill at Town Mills and has the Waterwheel on the side. You enter Tarka from the main garden side of Town Mills, entering into a large open plan living/dining area complete with large Smart TV. The well-equipped kitchen, including a double toaster, an extra small fridge for drinks and high quality cooking pans/knives/utentsils is also on the ground floor, and windows to the rear of the cottage look out over the riverside garden/play area and across the river to the fields beyond. On each of the first and second floors is a double bedroom with en-suite shower room. There are also two twin rooms and a separate bathroom with toilet and wash basin. Please note the ceiling height is low on the second floor.
On-site, there is a indoor shared swimming pool which is kept warm between 31-32 degrees, so is suitable for even the smallest guests. The owners offer the opportunity to reserve the pool for your exclusive use, allowing you the chance for a session of family fun, or a quiet moment to relax. There is a games room with a free pool table and a classic table football, along with a dart board and fruit machine. Located by the riverside, but securely fenced, the children’s play area offers picnic bench seating with swings, slide and climbing frame, as well as an elevated playhouse, its the ideal spot to spend a lazy afternoon with a picnic whilst trying to spot an otter or some of the other many local wildlife visitors. For younger guests, there is a kids hideaway where they can escape to. On the opposite side of the Mill there is a garden where you can enjoy a few moments, maybe have a picnic or watch the peacocks as they wander around.
The countryside around Town Mills is dotted with sleepy villages nestled among the hills, while extensive woodlands, traversed by many footpaths, offer the chance to experience the area’s natural beauty. Local attractions include the renowned RHS gardens at Rosemoor (adjacent) and Dartington Crystal, offering a factory tour and visitor centre. Great Torrington is only a mile away with good shopping and amenities, and there is golf at nearby Hartland. Town Mills adjoins Torrington Common which extends to 365 acres, incorporating 20 miles of footpaths. The common is a haven for wildlife. The ‘Big Sheep’ and ‘Milky Way’ theme parks are each less than 10 miles away.
The River Torridge runs downstream to the ancient port of Bideford, still with a working quay offering boat trips to Lundy Island. Just around the corner is the attractive little town of Appledore with its colourful houses and narrow streets. To either side lies Devon’s most spectacular stretch of coastal scenery – a chain of magnificent cliffs and rocky promontories, interspersed here and there by long flat sandy beaches, where the Atlantic breakers roll in to create ideal surfing conditions. There are splendid beaches at Instow and Westward Ho!, the latter bordered by the Royal North Devon Golf Club, and the Northam Nature Reserve. Further west is the supremely picturesque Clovelly, with narrow, cobbled main street descending at a dizzying gradient to the little harbour below. The cathedral city of Exeter can be reached via a delightful drive through lush river valleys.
