This beautiful property has been expertly converted from a 19th century barn, with easy access to local pubs, amazing walks and scenery and just 5 miles from Keswick.
1, The Barns is full of character and stunning features, from exposed stone walls and oak beams, to wooden and slate floors as well as a wood burner for those cosy nights in.
The ground floor is open plan and has a well-equipped kitchen, complete with a dishwasher and washing machine, fridge/freezer and large dining table. There’s also a walk-in pantry equipped with additional kitchen gadgets. The living room has plenty of easy seating, modern furnishings, and a wall-mounted flat screen TV. The focal point is the lovely wood burner. The downstairs is a very social space and it’s ideal for a family get together, a games night, a movie and few glasses of wine in the evening. In the entrance porch, you also have a boot room with heated drying cabinet for any wet walking gear and outside a garage for storing your bikes, golf clubs or kayaks. There is also a tumble dryer in the garage. The property has a semi-enclosed patio garden with seating, a barbecue and firepit, perfect for soaking up the sunshine and a bit of fresh air.
Set in the hamlet of Guardhouse, close to Threlkeld and Keswick, just off the A66, it has a picturesque River Glenderamackin running through it, with peaceful countryside walks from your door. The area is famous for spotting red squirrels, fed by the locals; these indigenous creatures are often seen scurrying through the branches and in and around the garden. Adjacent is Keswick Golf Club, so if you fancy a round while you’re away, you couldn’t be much closer. The quaint hamlet of Scales with a local pub is just ¾ mile, a 20 minute walk along a signposted footpath across fields or 1½ miles by road. The village of Threlkeld with two well-known gastro pubs offer great food and local cask ales are a 1¾ mile walk along a scenic footpath by the river.
You are just 5 miles from the vibrant Lake District town of Keswick, which is brimming with great restaurants, pubs serving local craft ales, an excellent range of shopping experiences and some memorable tourist attractions. If you fancy something a bit different, then why not visit The Derwent Pencil Museum, home to the world’s largest pencil. Just under a mile away is The Lake District Wildlife Park with over 100 species of wild animals. Gosforth is a very popular village thanks to the number of amenities, people come to Gosforth from all around to sample the excellent coffee shop and local delicacies. The pubs serve local ales and great food. It’s in The Western Lakes, just on the fringe of the National Park and just 3 miles from the Cumbrian Coast. It’s arguably one of the most unspoilt areas of the National Park with several small villages, towns and hamlets nearby, most with pubs, café’s, shops and excellent amenities. Nearby you’ll find several great days out and tourist attractions including Muncaster Castle, fun for all the family, ride the La’al Ratty on The Ravenglass and Eskdale railway. And of course, great walks around lakes, fells and a beach and sand dunes at nearby Drigg, 3 miles. Visit Kendal Museum, dating back to 1796, which houses historical archaeology and the largest taxidermy collection in Europe. Abbott Hall is ideal for art lovers, set in picturesque grounds on the bank of the River Kent. Other historic sites include Kendal Castle dating back to the 12th century.

Kendal is an old market town famous for its annual Mountain Festival, the ultimate social gathering for all those who love the outdoors. It is is also famous for its mint cake, the first energy bar produced over 100 years ago. In just 20 minutes by car, you can reach Windermere, and in 30 minutes, Ambleside. These popular tourist hotspots are ideal for a day out to shop, eat, drink, and make the most of the natural beauty that Lake Windermere offers. There is also a regular bus service to Windermere, Ambleside, and Keswick from the bus top in town. A 30-minute drive will also take you to the Yorkshire Dales. A local nursery is close by with a garden centre, growing nursery, food hall, home and lifestyle shop, gift shop, garden cafe and wood-fired kitchen, all on one site! The local caravan park at Silverdale is also worth a visit, on rainy days you can enjoy a gentle swim, sauna and steam room, for ultimate holiday relaxation. Conveniently located between Kendal and Carnforth, the medieval market town of Milnthorpe is a 10-minute drive away, here you can find a supermarket, petrol station, four takeaways and two pubs. Levens Hall and Gardens is a 20-minute drive from the property, is famous for the world’s oldest topiary gardens with a wonderful café, and is also very popular with locals, serving delicious home-cooked food. Being not too far from the A6, the rest of the Lake District including Bowness and Windermere are a mere 30 minutes’ drive away and the Yorkshire Dales, with the popular market town of Kirkby Lonsdale and the Water Fall Trail at Ingleton, is equidistant. Morecambe and Lancaster can also be reached within 30 minutes.
You are welcome to bring your dog. If your dog enjoys relaxing on a sofa, the owners ask that you provide your own dog blankets to place on the sofas to protect them. They would also ask that at the end of a muddy walk, you clean your dog (towels are provided) in the porch area before allowing the dog into the rest of the property.

The front door opens into the open plan living/dining area which is a welcoming area to socialise in, either around the table over a game of cards or by sitting in front of a roaring log fire. The kitchen is well-appointed with all the amenities and equipment you require to prepare a picnic or Sunday roast dinner. Upstairs are three bedrooms comprising a master bedroom with a double bed, a twin bedroom and a single bedroom. The accommodation is completed with two bathrooms, one with a bath and the second with a shower cubicle. There are shared gardens with the adjoining property, and the properties share access to a barn which offers table tennis, pool and table football. Pets are also allowed.
The immediate area around the cottage is a walkers’ and cyclists’ paradise with a selection of fells, pikes and woods to explore. Within 30 minutes’ drive you can be at Coniston Water, the site of the famous Donald Campbell water speed world record. A short 10 minutes’ drive away is the market town of Broughton-in-Furness. Broughton has excellent amenities including a selection of local shops, a tourist information centre and petrol station. In and around Broughton you will also find some of the excellent pubs, including several award winners, many offering good quality food alongside their real ales and roaring fires, you will be spoilt for choice as to where to dine out.
For a family day out there is plenty to offer such as South Lakes Safari Zoo at nearby Dalton, Muncaster Castle with its owl sanctuary, Eskdale Miniature Railway, the Lakes Aquarium and boat trips on Coniston Water and Lake Windermere. You’ll never be short of something to do.
