The first thing that strikes you about this beautiful single-storey cottage, built from the local stone, is the stunning location, right on the banks of the River Mint.
Step inside and there’s a large and character filled open-plan living and formal dining area, split over two levels, with original exposed cruick beams and a magnificent inglenook fireplace with wood burner. Sumptuous sofas are ideal for curling up in front of the fire on a cool evening. There are huge glazed doors with access to the balcony, making this room not only light and airy, but making the most of those fabulous riverbank views. The breakfast-kitchen is fully equipped and the cosy cottage atmosphere and lovely views make this the perfect place to start the day. All the accommodation is on the same level with a magnificent master bedroom, a twin bedroom and a single with lovely river views. The bathroom has a bath, separate shower cubicle, wash basin and toilet.
But it’s outside where you’ll want to spend as much time as possible at this fabulous holiday destination, listening to the babbling of the river as it flows through the mill race in the garden. Outside you will find the private hot tub that accommodates 6 guests, and also the Glamping Pod that sits nestled next to the river and the waterfall, offering an extra bathroom and sleeping up to four, this cosy addition has underfloor heating and is sure to delight any guests looking for a memorable location and stay. There’s a courtyard garden to make the most of the views, and a fabulous decked balcony that gives you incredible views of the mill race and waterfall - it’s the perfect spot to relax with a drink after a busy day in the Lakes. Enjoy a day exploring the area on foot. Whilst at Barn on the Wall take a walk down to Lanercost Priory where you can wander round the Priory then enjoy lunch or just a well-earned cup of tea in the tea rooms. Banks is a small Hamlet only 4 miles or so from the lovely market town of Brampton with its array of lovely little shops, restaurants, takeaways and tea rooms. A great day out for all the family is a visit to Talkin Tarn Country Park, just 2 miles from Brampton, with its 65-acre lake where you can sail, windsurf, canoe, or hire a rowing boat or even just sit all day fishing. Set amid 120 acres of farmland and woodland you can hire mountain bikes with the cycle routes taking you through beautiful countryside.
Take a drive out in the car and within 20 minutes you’ll be in the beautiful border city of Carlisle, with its array of high street shopping. Within 30 minutes you could be over the border into Scotland or in the Lake District National Park.

Yewtree House is an impressive Holiday home of considerable size and will comfortably accommodate up to 16 guests, with a large dining table. Tirril Lodge sits in spacious grounds with views over open countryside to both the front and rear. Activities available locally include pony trekking at Sockbridge and a variety of water sports on Ullswater, including sailing instruction, as well as some of the best fell walking in the Lake District. At the head of Derwentwater and 15 miles from Sockbridge, lies the town of Keswick with its lovely parks and selection of coffee, gift and outdoor shops.

From here you can easily access the popular tourist hotspots of Windermere, Ambleside and Grasmere as well as take a cruise on the famous Windermere steamers.
