Dawn Cottage is a warm welcoming family run traditional farm set within the Dovedale region of Peak District National Park, between Ashbourne and Buxton. The owners run a livestock farm, and as well as breeding cows and sheep they also have geese, hens and sheepdogs. This beautiful barn conversion is located on a gentle hillside offering glorious panoramic views over the River Dove and open countryside extending to the Tissington Trail and the Dove Valley.
The cottage offers light and airy open plan ground floor living and three good sized bedrooms upstairs with original beams and fabulous views outside. The cottage is close to the Tissington Trail and the River Dove which can be easily reached on foot from the doorstep for many stunning and interesting walks and cycle routes.

You’ll be in a perfect location to explore Derbyshires Areas of Outstanding Natural Beauty but taking the car to Ashbourne for some cultural sightseeing won’t take you too long either.
After you’re done with all that fresh air, this home-from-home will welcome you into its cosy and relaxed embrace, consisting of a beautiful balance between the old and the new. With a large garden, dining outdoors will become a comfortable routine in the summer, but you might be able to get a few nice days in the colder months as well. This cottage is great at bringing everyone together in the dining area or by the wood burner. At night, retreat to the quiet bedrooms for some well-deserved rest and prepare for a new day of exploring the naturally beautiful surroundings.
Nearby Ashbourne is the perfect example of an English market town, boasting an eccentric street plan, narrow, cobbled alleys, old market stalls and many fine coaching inns. In its heyday, during the 18th century, the town was a fashionable, social centre, and many fine Georgian buildings remain from this period. Today the town still has much to offer with a good selection of restaurants, whilst being regarded as something of a haven for antique hunters, but don’t expect a bargain! For those who prefer outdoor pursuits, the Dove and Manifold Valleys are close by offering good walking and cycling, whilst Alton Towers is just 25 minutes away!

This fantastic Grade II listed farm house building is bursting with character. It is spacious and has social rooms to be enjoyed, plus extensive gardens with beautiful views down the valley. The ground floor of this home offers a typical farmhouse style kitchen with traditional Rayburn and dining table in the centre of the room, there is an electric/gas range cooker also available, plus everything else you should need to cook up a great meal for all. There is a dining room, a sitting room with a wood burner, a further living room with a TV and an extensive DVD selection, a utility with additional fridge and freezer space, washing machine and tumble dryer, plus hanging space to dry clothes. There are also two downstairs toilets, plus a double bedroom. On the first floor are the remainder of the bedrooms, one having an en-suite. The rooms are made up of a variety of sleeping arrangements to suit all the family, and there is a fantastic bathroom with free standing roll tap bath, large shower and ’his and her’ sinks.
Outside in the rear garden you have beautiful views down the valley, there is a patio area with furniture and a lawn. To the front of the property there is ample parking, a covered barbeque area with dining table plus further seating gathered around a firepit to enjoy the summer evenings.
Tissington has a lot to offer; it is the home of the well-dressing event, Tissington Hall, and the Tissington Trail is one of the best walking and cycling routes in the Peak District. Another fantastic walk from Tissington is to Dovedale, where the famous Dovedale stepping stones are. Alton Towers is a 25 minute drive which makes a great day out for all the family. This truly is a fantastic property to return back to after you have finished exploring for the day.

Nestled in an excellent location for those who love the outdoors, guests will find an abundance of activities to enjoy nearby, including walking, cycling and watersports to name a few. The village of Middle Mayfield is set amidst stunning scenery and is only a short distance from the lovely market town of Ashbourne with its interesting streets and cobbled alleys. It also features antique shops and a fabulous choice of pubs and restaurants for all to enjoy.
At the southern end of the Peak District National Park you will be spoilt for things to fill your day. The nearby Dove and Manifold Valley provide a peaceful place to enjoy, whilst kayaking, sailing, windsurfing and cycling are all available at Carsington Water. For the thrill seekers amongst you, the renowned Alton Towers theme park is well worth a visit. Nearby you will discover many historic houses such as Chatsworth and Haddon Hall, and of course let’s not forget the market town of Bakewell, famous for its delicious pudding. This holiday cottage is spacious, yet intimate, and commands beautiful views of the countryside surrounding the peaceful village of Sheldon, only 3 miles from the market town of Bakewell. The oldest part of the cottage dates from 1800 and has been converted skilfully into a living room with tasteful furnishings, original beams, exposed stone walls and a large fireplace with a multi-fuel burner. There is a large dining area adjacent to the living room and a kitchen which leads into a south-facing conservatory, ideal for breakfast and relaxing. There is a downstairs toilet and utility area. Upstairs has three large double bedrooms (two with en-suite showers) and a bathroom. One of the bedrooms has a 6ft zip and link bed which can be used as a double bed or two single beds. The cottage has Sky TV and wi-fi internet access. Only a few steps from the main cottage is a games room and studio apartment. The large, heated games room has a pool table and table tennis table as well as a drying room for wet clothes and boots. Above the games room is the studio with sitting room and a double bedroom with en-suite. The sitting room has a sofa bed (for alternative sleeping only) and a TV. The cottage stands in an enclosed garden which has driveway parking for four vehicles, flower beds and two lawns. The larger lawn overlooks the nearby fields and hills, and is ideal for ball games. It adjoins a stone-flagged patio area with a built-in barbecue and outside table and chairs. Sheldon has a pub close to the cottage which is friendly and provides good food. The village is within easy reach of Bakewell and Ashford-on-the-Water, and is an excellent starting point for walking, exploring the countryside and visiting Chatsworth, Haddon Hall, The Heights of Abraham in Matlock Bath, the caves around Castleton and many other attractions in the Peak District. The county town of Matlock, a former spa town, offers a host of fine eating places, good shops and an interesting museum, whilst at the heart of the town, Hall Leys Park provides a lovely setting for a host of recreational activities such as bowls, tennis and boating.
Enjoy a thrilling day at Gulliver’s Kingdom, with its owl maze, water gardens, nature trails, exhilarating rides and cable car trips over the magnificent Matlock Gorge. Follow the High Peak Cycle Trail, explore the lovely market town of Bakewell, famous for the Bakewell pudding or visit the elegant Chatsworth House and Hardwick Hall where it all started for the Cavendish family. There is certainly plenty to see and do at this wonderful location.

Bee Keepers Cottage is located on a working farm on the edge of Derbyshire’s Peak District, the cottage overlooks the 18 hole golf course at Shirland Golf and country club where visitors day passes are available.

The cottage has beautiful rural views and offers guests the peace and quiet of rural living yet within easy access of local attractions and transport networks, and there is a golf course boarding the property’s grounds and miles of footpath networks adjacent to the farm.

The accommodation at Bee Keepers cottage is spaced over a single storey and offers light, bright accommodation with beautiful gardens and views of the rolling Derbyshire countryside.

Chatsworth House, Hardwick Hall and Crich tramway museum are a short drive away. Local towns include Matlock, Bakewell and Chesterfield. Derby and Nottinghamshire are a 20-minute drive.

The location is popular with walkers who enjoy the beautiful walks and trails straight from the doorstep.

All accommodation is on the ground floor. The Large modern kitchen/dining area to seat 6 and opens out onto the living area with Smart TV. The kitchen has an electric eye level oven, built in microwave, induction hob, fridge/ freezer, dishwasher and washing machine.

Two bedrooms have king size beds, and the third a single bed, and there is a family bathroom with bath and shower above – there is also an additional shower room with quadrant shower cubicle, toilet and basin.

Outside there are two seating areas, a BBQ, gardens and plenty of off-road parking.

Guests are welcome to visit the horses in the barn next to the property (prior arrangement with the owner), please supervise children for their safety.
