Less than a 10 minute easy walk to the beach, boasting a private hot tub, underfloor heating downstairs and four en-suite bedrooms, The Pink House is the ultimate luxurious coastal retreat boasting homeliness and charm which can be felt upon approaching the property, and this continues to the inside.
    On entering, guests will love the contemporary open plan living, dining and kitchen areas which are spacious and full of light with a set of bi-fold doors opening out into the garden. The kitchen has everything you need including a Rangemaster electric oven with an induction hob, a built-in microwave, American fridge/freezer, dishwasher and a Nespresso coffee machine. The dining area is a great space to enjoy a family meal and after a fun-filled day exploring East Devon, you can kick back on the plush sofas in the living area, relax in front of the wood burner and the watch your favourite movie on the Smart TV with a Sonos sound system. If you don’t feel like cooking, then why not dine in the popular Masons Arms pub next door which serves delicious meals? Stepping outside the property, there is plenty of outdoor seating, a private 5-seater hot tub and a utility room which has a washing machine and sink.
    The first of the bedrooms is located on the ground floor with a kingsize zip and link bed which can be split into 2ft6 single beds on request at the time of booking.     Branscombe boasts a beautiful pebbly beach which is a natural sun trap, and a beautiful coastal path on the Jurassic Coast, just waiting to be explored. The one hour cliffside walk from Branscombe to the quintessential fishing village of Beer is a particular highlight with breathtaking scenery and ocean views. You can explore Heritage coast footpaths from Branscombe and Sidmouth in one direction and Lyme Regis and Seaton in the other. Enjoy freshly caught fish and chips and an ice cream whilst searching for fossils along the Jurassic Coast. The Regency seaside town of Sidmouth is just three miles away where you’ll find a great range of attractions and activities, including a visit to the Sidmouth Donkey Sanctuary.     Perfect for families or groups of friends with spacious rooms and a ‘cottage chic’ theme with wooden shutters throughout. The well equipped kitchen is a delight with everything you could need, the large island makes a great place to socialize whilst cooking under the beautiful vaulted ceiling. The large living room overlooks the village square, and has a beautiful fireplace, wood burner and upright piano. The six bedrooms each have tea and coffee facilities, a writing desk and lamp, fluffy towels and quality Egyptian bedding. On the first floor the first bedroom, the ‘George Room’, is spacious, with double aspect views over the village square and the rear fields. It has a kingsize double bed, chaise longue, armchair with footstool and rustic hanging rails. The second bedroom, the ‘Jones Room’, has a single bed, hanging rail, small armchair and a view of the village square. The third bedroom, the ‘Martin Room’, has a double bed and an en-suite shower room. The fourth bedroom, the ‘Dufty Room’, has a double bed and a small armchair. The fifth bedroom, the ‘Hewitt Room’, has a double bed, French style chaise longue and a hanging rail. It has a fabulous en-suite shower room with a corner shower cubicle. The sixth bedroom on the ground floor, the ‘John Slee Room’, has a day bed which converts into a double, electric wood burner, massage chair and an armchair. There is an upstairs bathroom with shower over P-shaped bath, and a downstairs shower room with walk-in shower.

    There is a lot of outdoor space including a charming walled garden, along with a studio, including mini home gym with exercise equipment, a 50” TV with Netflix and Sky, armchairs, massage chair, rocking chair and a small library. The lawned walled garden and courtyard has lots of seating with parasols for sunny days. There is a delightful summer house to the rear of the garden and a firepit for sultry evenings. The ’dog lobby’ by the back door is ideal for a well-behaved pooch and it has a dog flap which leads into the courtyard. There are also some dog beds and spare leads that guests can use if needed.

    Sheepwash is a delightful base to explore North Devon. There is a village shop which is open several times a week selling fresh local supplies and it has a post office. The local pub does takeaways and organises fishing on the River Torridge. Just a little further by car are the market towns of Holsworthy, Hatherleigh and Okehampton. Westward Ho! in Devon or Bude in Cornwall are within a 40-minute drive. Westward Ho! has a long golden sandy beach backed by a pebble ridge. On the northern end is the Northern Burrows, a Site of Special Scientific Interest, with sand dunes, salt marsh, grassland, rocky shore and is teeming with wildlife. A shorter drive south takes you to Dartmoor National Park where you can have a delightful pub lunch in the village of Belstone or take a walk on the moors and see Dartmoor ponies. Or catch a ferry to Lundy Island from Bideford, where you can also hire bikes and head along the Tarka Trail. Beach 18¼ miles. Shop 5½ miles, pub and restaurant 90 yards.

Please note that the height under the beams in the dining area is under 6ft, and there is a step down from the dining area to the kitchen. The patio doors in the living room open out into the garden, which is very pleasant on a warm summer’s evening.
    There is one bedroom on the ground floor which has a super kingsize zip and link bed, and there is also a cloakroom with a toilet and wash basin. The second bedroom is on the first floor which is accessed via a carpeted metal spiral staircase. This room has twin zip and link single beds.
    The large garden is enclosed by a 6ft wall and two 6ft gates, and has a lovely patio area with a table and chairs positioned under a gazebo, perfect for enjoying a mid-morning coffee or to eat al fresco. There is a lockable barn-store off the garden which houses a tumble dryer for guests to use, and also provides plenty of space to store bikes.
    Upexe is located around 8 miles north of the cathedral city of Exeter (about a 15-minute drive), in between the quaint villages of Thorverton and Silverton. Dartmoor, Exmoor and the Blackdown Hills are within easy reach, as well as the beautiful north and south Devon coastlines, which are accessible within an hour, offering sandy beaches and coastal walking.
