The Manor Coach House is enticing, spacious and charming. It has been lovingly restored by the owners to create a contemporary, upside down cottage with luxury furniture and fittings. The two kingsize bedrooms both have large stunning en-suite bathrooms, a spiral staircase leads to the first floor open plan living space where you will find a karaoke machine, record player with a selection of records, and a selection of board games. Leading out from the living space is a lovely teak balcony overlooking the large 1 acre garden where you will find an elegant walled terrace and garden furniture. Have some fun and enjoy a dip in the heated pool followed by a game of table tennis outside. Relax as the sun goes down and light up the barbecue for an enjoyable evening meal in this delightful sun trap. The hot tub with a waterfall feature overlooks the enclosed garden with a sheltered walled terrace, brick built gas barbecue, additional Weber coal barbecue (coals supplied) and a wood-fired pizza oven.
This elevated property sits high above the Stour Valley and has the benefits of being just a short drive to the historic city of Canterbury, as well as being surrounded by the picturesque Kent countryside, footpaths, cycle routes and a unique complex of lakes where day anglers can spend a happy day fishing. Just 20 minutes away you can be in Whitstable where you’ll find some wonderful award-winning beaches. Enjoy some wonderful local walks along The River Stour and stop off at the local farm shop in Chilham for some tasty treats. And don’t forget your dog! This is a very special place! Set on the edge of the Suffolk heritage coastline near the ‘secret’ beach of Covehithe, this detached house is surrounded by blue skies, views of fields, woodlands, and nature reserves. The perfect retreat for larger families and groups looking for relaxation, fun and adventures. It is also close to Southwold and has easy access out into the surrounding towns and villages of Suffolk. Within walking distance is the village of Wrentham, with a village shop, pubs and superb café/deli, ideal for getting breakfast.
This country house has spacious accommodation with every care taken to present an exceptional holiday experience. It has large sociable areas, a warm snug with a wood burner for winter cosiness and some downstairs accommodation for those with mobility restrictions. It also has a huge swim-spa and beautiful gardens to enjoy. There is a porch with useful storage leading to the open plan living room, dining area and kitchen. The living area has comfortable seating here for everyone as well as benefitting from a Smart TV and huge bi-fold doors that lead out to the garden and spa. The dining area is complete with dining table and chairs for eleven guests, and the kitchen is equipped with everything you may need to rustle up a homely meal. Downstairs is a snug which can be used as a bedroom (includes mattress topper. wardrobe and blackout curtains) with a Smart TV, and there is also a downstairs bathroom with a big Jacuzzi bath and large rainfall shower. Upstairs are four bedrooms all with wonderful field and woodland views. Outside, make use of the bubbling swim pool/spa with seated jacuzzi area, jets and swim against ’pool’ area, there is a dry ’dome’ to dry off in with towel dryer and warm towels.

Country walks are available all around, and the sea is only a walk or short bike ride away. The Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich heath, offering opportunities for spotting birds and connecting with wildlife, with excellent walks available. For great days out visit Snape Maltings, Framlingham Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park. Vibrant market town of Beccles boasts independent boutiques and chain shops, with an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. The weekly market is excellent for all things local, and there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the Famous Norfolk Broads National Park. Just 10 minutes’ drive from Skegness are the long white sands of the east coast. There is plenty to see and do in and around the area. Less than a mile away is a good pub for families, which serves both food and drink. The closest beach for lazy summer walks, building sandcastles, sunbathing or indulging in bracing winter wanderings, is 10 minutes away by road, and the nearest golf course, North Shore, is the same distance away. Keen fishermen will enjoy the coarse fishing lakes just 300 yards away.
The town of Skegness has all the facilities you would expect of an established seaside town and modern commercial centre - shops, bars, pubs, restaurants, cafés, cinema, theatre, fun fair, seaside amusements, park, aquarium, sports and fishing facilities, as well as a hospital and excellent road and rail links. The coastal resorts of Cromer and Sheringham offer an array of attractions for all ages, a cliff-top golf course, plenty of shops and restaurants. Still operational, the fishing harbour operates a small fleet of boats to catch succulent fresh lobsters and crabs, which are brought back to be sold locally. Promenade gardens, pier with seasonal live entertainment and the Royal Life Boat Centre can all be found at Cromer. Sheringham is headquarters for the North Norfolk Steam Railway, where during the summer trains travel back and forth along the coast to neighbouring villages. Shop 800 yards.

Bury St Edmunds with its cathedral, abbey grounds and Georgian theatre, the market town of Diss and the county towns of Ipswich, Norwich and Colchester are all within easy reach. Slightly further afield are the unspoilt delights of the Suffolk Heritage Coast, including Aldeburgh, Dunwich, Walberswick, Southwold and the ancient burial ground at Sutton Hoo (National Trust). Dray Cottage is set in the small hamlet of Fallapit, just outside the village of East Allington midway between the towns of Kingsbridge, Totnes and Dartmouth. This Area of Oustanding Natural Beauty has many sandy beaches and stunning coastline very close by, including Blue Flag beaches Slapton Sands, Beesands, East Portlemouth, Bantham, Bigbury and Thurlestone. The town of Dartmouth is nestled on the River Dart and offers boat trips, exclusive shops, galleries, many pubs and some famous restaurants. Totnes, 5 miles up the river, is a town steeped in history, enjoying a colourful and exuberant atmosphere, while Salcombe is another pretty riverside town, boasting a busy estuary with many yachts sailing by and a myriad of interesting shops and pubs in its winding streets. There are several National Trust properties in the area to explore and some delightful open gardens. With the South Hams coastal path stretching over 60 miles there is great walking and time can be spent exploring the rugged moorland.
A little further afield and well worth a visit is the Eden Project in Cornwall. Riding, sailing, sea and coarse fishing are available locally, as well as a good variety of shopping. Shops 3 miles, pubs ½ mile.

Lamellen Lodge is a charming Victorian Gate Lodge at the entrance to Lamellen Estate and the private drive up to the main house. Two large bedrooms with views over the River Allen and the garden to the rear of the property and a smaller single, a kitchen/dining room with all facilities and a comfortable living room with a cosy wood burner and relaxing sofas. With excellent access to the A39 all of the delights of the north Cornwall coast are within easy reach, the golden sandy beaches are plentiful from Trebarwith Strand to Newquay and you are thoroughly spoilt for choice. The quaint fishing village of Port Isaac is 10 minutes away and is famed for being an artist’s retreat and a film location for the likes of Doc Martin and Poldark. Padstow, and Rock, on the opposite bank of the Camel Estuary, are both well worth a visit and there are a plethora of restaurants to suit all tastes from Michelin starred fine dining to cosy Cornish pubs with great home cooked food.
