The Little Barn nestles in the owners’ grounds (who are on hand and happy to assist) but retains privacy. To the rear of the barn is a small woodland with a walkway and a small basketball court with hoop for endless entertainment and opportunities for skill development.
The village of Hoxne, 5 minutes’ drive (2 miles) has a pub with restaurant, a village post office, deli and shop. Country walks are available all around and the Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich Heath offer opportunities for spotting birds and connecting with wildlife, with excellent walks available. For a quieter sandy beach, head to Covehithe, and for great days out, visit Snape Maltings, Framlingham Castle, Eye Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park.
The vibrant market towns of Bungay and Beccles boast independent boutiques and chain shops and the weekly market is excellent for all things local. At Beccles there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the famous Norfolk Broads National Park. The surrounding area offers an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. Beach 28 miles. Eastacombe is a traditional, detached village cottage that has undergone a complete transformation, having been totally renovated and extended in 2022/23. Access by car is easy to Eggesford Forest (10 miles towards Exeter), with the local country pub just a bit further along the A377 where you can have lunch before a walk in the woods. If you like a round of golf, more locally is Libbaton Golf Club at High Bickington, just 3 miles away, where anyone can have a game along with a beer or two and a meal.
The amazing accommodation on offer comprises four bedrooms on the first floor; two with lovely en-suites and all with Smart TVs. On the ground floor you’ll find the fifth bedroom, plus there’s a handy additional wet room. The living spaces include a huge open plan living space with a kitchen and large breakfast bar, as well as all the cooking utensils you may need. If you fancy relaxing away from the rest of the group there’s a gorgeous snug with a cosy wood burner at the front of the cottage. Outside you’ll find the patio and lawned garden, with a purpose built outdoor cooking area with a pizza oven and barbecue, and then there’s the hot tub you can relax in under the stars. And if you fancy some entertaining, you’ll love the games room which has pool and table tennis tables, table football and a dart board, plus a games console and its own toilet.
Within easy reach by car are the county’s two National Parks; Exmoor and Dartmoor. The location is 8 miles from the regional capital town of Barnstaple with its many cafés and restaurants, Queens Theatre, multi-screen cinema, leisure centre with swimming pool, a purpose-built tennis centre with indoor and outdoor courts, and an indoor trampoline centre. Just 30 miles to the south is the historic city of Exeter.
North Devon is famed for its fantastic natural attractions such as Exmoor National Park, with its magical night skies in Europe’s first ’Dark Sky Reserve’, the many rugged coastal towns and quaint villages such as Lynton and Lynmouth, Ilfracombe and the world-famous Clovelly Village. If stunning beaches are your thing, then the region will leave you spoilt for choice with Saunton, Woolacombe, Croyde and Westward Ho! Beaches. The fantastic South West Coast Path runs through the region’s rugged coastline, perfect for walkers and view seekers and offering 90 miles of stunning walks.

Ideal for walking, bird watching, active holidays with family, friends, or to celebrate a special occasion. The moors, footpaths and bridleways are on your doorstep, and Kildale’s small train station is on the glorious Esk Valley line to the ancient seaport of Whitby, passing through Goathland, Heartbeat’s village; you can even enjoy the leisurely journey by steam. Visit the Georgian market town of Stokesley where the partly cobbled streets are lined with inns, tea rooms and a mix of shops. Explore the heritage coast and sandy beaches of Yorkshire with seaside towns such as Saltburn, Whitby and Scarborough within easy reach, and fishing villages including Staithes, Runswick Bay and Robin Hood’s Bay. Historic homes, abbeys and castles abound in this area with Newby Hall and Gardens, Castle Howard, the castle ruins in Helmsley and Rievaulx Abbey in the vicinity. Enjoying uninterrupted views of the award-winning Mawgan Porth beach, this fantastic beach house is surrounded by a third of an acre of beautifully kept gardens with a large, sea facing, sun trap decking area, overlooking gently sloping lawns and a pretty stream that trickles down to the sea below. Over the past year (2022), the house has been renovated to the highest standards by one of the country’s leading interior designers and offers plenty of living space all benefitting from exceptional sea views and floor to ceiling sliding doors leading to a large decking area. The large circular fireplace makes for cosy evenings during the Autumn and Winter months. The brand-new handmade kitchen is well supplied with all creature comforts from a juicer to a selection of coffee machines, including a Nespresso. A door leads into a separate TV room with a big corner sofa, both with fabulous sea views and door to the terrace. Three ground floor bedrooms, ome with chandelier, two with those stunning views. A beautiful glass and oak staircase leads from the entrance hall up to the first floor where you will find three more bedrooms; a double bedroom with en-suite shower room; a large twin bedroom with large en-suite shower room, and one with a TV and sofa bed which enjoys the best views of all.

The beach is just a 5-minute walk away from the garden gate. Off the drive, there is a lawned area and to the side of the house a heated outdoor shower for when you return from the beach. The equipment store has a range of children’s wetsuits and storage for boards. Once cleaned off, you can luxuriate in the state-of-the-art Aspen and Spruce spa with a sauna, experiential shower plus cold water bucket for the brave. Situated mid-way between Padstow and Newquay, Mawgan Porth offers you a beautiful west facing beach, stunning scenery, wondrous walks, superb surfing, an amazing variety of restaurants to suit everyone’s taste and pocket, including a cosy pub, seafood restaurant, cafés, and takeaways all within walking distance of Blue Seas. This delightful farm holiday cottage, dates back to the 1640s and adjoins the owner’s impressive home which stands in its own grounds and mature gardens. Featuring exposed beams and sloping ceilings, with pretty windows at floor level in the bedroom, enabling you to enjoy the pleasant views from your bed, the cottage is situated on the edge of the unspoilt Peak village of Monyash, just 4 miles from Bakewell, the delightful market town at the heart of the Peak District. This cosy detached cottage making a romantic retreat, is Grade II listed and dates back to 1760. It has been tastefully renovated to a very good standard and benefits from an underfloor heated limestone tiled floor throughout the ground floor. Outside there is a large, enclosed, riverside garden, on the opposite side of a road that leads directly into the North Yorkshire Moors National Park. It has a shared patio with a sitting-out area, a further riverside secluded seating area, garden furniture, BBQ and summerhouse. Although shared with the owners it is available to guests and their pets to enjoy at all times. Within the North Yorkshire Moors National Park, East Ayton is a village just a few minutes’ drive from the seafront at Scarborough. The village has all the amenities you could wish for with a post office, shop, garage and local pub as well as an excellent fish restaurant. The cottage is just off the main street on the lane leading further into the National Park and towards Hackness. This property is an ideal place for the walkers or cyclists amongst you, with great trails right on your doorstep. From the large riverside orchard garden there are open views across the valley to the castle that dates back to 1390. Cycling is also very popular in the area as this forms part of the Tour de Yorkshire route. The Dalby Forest is close by with cycle trails for all abilities and home to the World Cup Trail, a challenging 4 mile route, or for beginners, there are plenty more leisurely routes. The cottage is an ideal base to visit all that Yorkshire has to offer from the North Yorkshire Moors to the Wolds and the beautiful east coast, and coarse fishing is available direct onto the River Derwent at the bottom of the garden with brown trout and grayling. Orrest Howe is situated up the famous Orrest Head walk in Windermere, set in a beautiful woodland garden. You can enjoy sitting out on one of the many seating areas or end your day relaxing in the hot tub whilst taking in the local scenery.

The kitchen has a warming Aga, and steps lead down to a breakfast area with a dining table and seating for eight guests. The larger, formal dining room has a dining table and seating for 12-14 guests.
This elegant, detached house is ideal for groups, families or couples and blends character with every day modern day comforts. It is perfectly positioned to explore the Norfolk Broads National Park and Norfolk’s amazing coastline with sandy beaches and RSPB bird reserves. Neighbouring the owners’ working arable farm (not accessible to guests) it is privately surrounded by its own large garden.
It has nearby links to public footpaths and bridleways, including Weavers Way, winding 61 miles through the North Norfolk countryside. Another way to enjoy the area is on horseback; there is a equestrian centre nearby (within ½ mile) where you can hire a horse for the day, or you can even house your own horse, with a variety of livery options available. The centre is registered with Riding for the Disabled Association (RDA) charity. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunities for walking direct from the doorstep, so do remember to pack your walking boots. For anglers, there is carp fishing within ½ mile.
The market town of North Walsham, 6 miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 13 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive. A must for families is BeWILDerwood at Horning, a tree top adventure woodland, 7 miles and Dinosaur Park at Weston Park, 19 miles. Beach 8 miles. Pub 1 mile, shop 5 miles and restaurant 4 miles.

On-site is a small children’s play area. A 10-minute walk across the fields brings you into Sedlescombe with its village green and traditional country pub. In close proximity to Battle, with its famous battlefield and abbey, built to commemorate the Battle of Hastings in 1066. Relive one of the most famous days in history, and join the 1066 walk from the doorstep. Take a trip on the Kent and East Sussex Steam Railway from Tenterden, also known as ’The Jewel of the Weald’, through the Rother Levels to Bodiam, one of the most evocative moated castles (National Trust), built in 1385. Discover the one time coastal smuggling town of Hastings and medieval Cinque Port town of Rye with its cobbled streets. Picturesque sand dunes and interesting wildlife can be explored at Camber.
