This is a very special place! Set on the edge of the Suffolk heritage coastline near the ‘secret’ beach of Covehithe, this detached house is surrounded by blue skies, views of fields, woodlands, and nature reserves. The perfect retreat for larger families and groups looking for relaxation, fun and adventures. It is also close to Southwold and has easy access out into the surrounding towns and villages of Suffolk. Within walking distance is the village of Wrentham, with a village shop, pubs and superb café/deli, ideal for getting breakfast.
This country house has spacious accommodation with every care taken to present an exceptional holiday experience. It has large sociable areas, a warm snug with a wood burner for winter cosiness and some downstairs accommodation for those with mobility restrictions. It also has a huge swim-spa and beautiful gardens to enjoy. There is a porch with useful storage leading to the open plan living room, dining area and kitchen. The living area has comfortable seating here for everyone as well as benefitting from a Smart TV and huge bi-fold doors that lead out to the garden and spa. The dining area is complete with dining table and chairs for eleven guests, and the kitchen is equipped with everything you may need to rustle up a homely meal. Downstairs is a snug which can be used as a bedroom (includes mattress topper. wardrobe and blackout curtains) with a Smart TV, and there is also a downstairs bathroom with a big Jacuzzi bath and large rainfall shower. Upstairs are four bedrooms all with wonderful field and woodland views. Outside, make use of the bubbling swim pool/spa with seated jacuzzi area, jets and swim against ’pool’ area, there is a dry ’dome’ to dry off in with towel dryer and warm towels.

Country walks are available all around, and the sea is only a walk or short bike ride away. The Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich heath, offering opportunities for spotting birds and connecting with wildlife, with excellent walks available. For great days out visit Snape Maltings, Framlingham Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park. Vibrant market town of Beccles boasts independent boutiques and chain shops, with an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. The weekly market is excellent for all things local, and there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the Famous Norfolk Broads National Park. Lambourne House is set in very spacious 4½ acres of landscaped gardens in the Lincolnshire countryside, which are shared with four other adjoining holiday cottages. Just 10 minutes’ drive from Skegness are the long white sands of the east coast. Ashtree Court offers a haven for perfect private family holidays, with all the fun of the traditional seaside resort of Skegness close by.
Lambourne House has everything needed to relax and enjoy a traditional family holiday, with five double bedrooms, expansive living rooms, a beautiful inglenook fireplace and all the luxury facilities you would expect from a house of this size, including a gym. The mature garden, with its play areas and barbecues, provides a wonderful place for family fun, and the heated indoor swimming pool ensures entertainment all year round. Off road parking in designated areas right outside the farmhouse affords easy access for loading and unloading luggage and shopping.
There is plenty to see and do in and around the area. Less than a mile away is a good pub for families, which serves both food and drink. The closest beach for lazy summer walks, building sandcastles, sunbathing or indulging in bracing winter wanderings, is 10 minutes away by road, and the nearest golf course, North Shore, is the same distance away. Keen fishermen will enjoy the coarse fishing lakes just 300 yards away.
The town of Skegness has all the facilities you would expect of an established seaside town and modern commercial centre - shops, bars, pubs, restaurants, cafés, cinema, theatre, fun fair, seaside amusements, park, aquarium, sports and fishing facilities, as well as a hospital and excellent road and rail links. Beach 2 miles. Shop, pub and restaurant 1 mile.

Tucked away down a country lane, in between two country pubs and within walking distance of Angmering village with its award-winning vintage style tearoom and an interesting mix of village shops, it truly is a walker’s paradise. Just a stone’s throw from the many paths and trails that lead up onto the South Downs and the surrounding villages. If you prefer to cycle, two complimentary bicycles are available.

Explore just a few miles further and you will find the historic town of Arundel, the seaside town of Worthing and the Goodwood Estate, where thrilling events such as the famous Festival of Speed and the Goodwood Revival take place. For guests who would rather leave their cars at home, the owners offer a complimentary collection and drop off service from Goring by Sea train station.

This welcoming, detached family home enjoys a lovely location, standing within 2 acres of extensive lawned gardens and overlooking the surrounding fields and countryside. Arnewood Corner is an ideal base for gathering family and friends, with many thoughtful touches and home comforts found throughout. This lovely property is located just a mile away from the pretty village of Sway, which has a village shop, family butchers, post office and a selection of pubs and restaurants. The ever popular New Forest National Park, an Area of Outstanding Natural Beauty, which is a haven for wildlife, is nearby with many roaming ponies and cattle along the roadsides and across the heathland, as well as extensive walking, cycling and horse riding routes. There is plenty to do in the area for all ages, all year round; picturesque villages serving cream teas, vineyards, golf courses, stately homes and many family attractions. Brockenhurst is nearby, as is the popular sailing town of Lymington, which is only a 5-minute drive, with its pretty harbour, fishing trips, cobbled streets, boutiques, pubs, restaurants and day trips by ferry to the Isle of Wight.
Other places of interest nearby include Beaulieu Motor Museum, the riverside village of Bucklers Hard, Exbury Gardens, Marwell Zoo, Peppa Pig World and New Forest Owl and Otter Park, to name but a few. Further afield, but well worth the trip, are Monkey World and the Tank Museum at Bovington. The property is also within easy reach of many beaches including Mudeford, Sandbanks, Poole and Bournemouth, the nearest beach being 4 miles away at Milford-on-Sea – also great for crabbing! Kingates Farm nestles between the beautiful villages of Whitwell and Niton, on the southern point of the Isle of Wight. This wonderful holiday cottage includes many facilities to enable you to explore, unwind and indulge yourself in stunning surroundings. Designated an Area of Outstanding Natural Beauty, the location offers guests amazing panoramic views of rolling hills, nearby white cliffs and the coastline. This self catering holiday property have been converted from original farm buildings and offer spacious accommodation, enclosed gardens and paddocks with direct access to foot and cycle paths.
The Stables is a perfect romantic break for two. This detached, single-storey property has vaulted ceilings, a well-equipped kitchen and a cosy wood burner. You can enjoy a peaceful nights’ sleep in the super kingsize bed, and the en-suite boasts a roll-top bath and large walk-in shower. Step out of the large patio doors to a private seating area with a barbecue and enclosed garden with far-reaching views to watch the abundant wildlife.
A welcome hamper will be waiting for you on arrival with fresh milk, butter, eggs, homemade bread and local produce (extra supplies and/or dietary alternatives available on request). All produce is locally sourced where possible and you are welcome to seasonal fruit or vegetables from the main garden.
Friendly, sociable adult dogs (over 12 months old) are welcome on holiday too but NOT left alone unless totally happy/settled in and agreed with owner in advance, while making use of the pool. They have their very own pet hamper with a microfibre mattress, towels, natural shampoo, toys, treats and pet ID tag.
There are further gardens, walking paddocks and a central outside hot and cold water hose for muddy dogs, boots or bikes. The owners, who live on-site along with their dogs and animals, are available should you need any help. You are welcome to join them for a walk or cycle to the nearby St Catherine’s Oratory or ‘Pepperpot’, as its known locally, with many options to venture further afield should you wish.
Outdoor pursuits on the island are well catered for and include horse riding, fishing, cycling, paragliding, water sports and golf. There are numerous attractions to discover for all ages. Pay a visit to Queen Victoria’s favourite holiday residence, Osborne House and its gardens, Blackgang Chine, the oldest themed attraction in the UK, the famous Needles, Ventnor Botanical Gardens, Tapnell Farm Park, Carisbrooke Castle or the sailing towns of Yarmouth and Cowes. There is plenty to discover and keep you entertained. There are local takeaway options if you fancy dining alfresco and making the most of the wide valley sunset glow. Beach 4 miles. Glendale Cottage (ref W43490) and Glendale Mews (ref W43489) are the ideal spot for a relaxing and peaceful holiday in beautiful natural surroundings. There is an indoor, heated swimming pool which guests can hire for private use (at cost), and also the use of over 11 acres of natural woodland and grounds that form part of this beautiful location. The owners live on-site in the original period farmhouse, accessed via a driveway lined with rhododendrons through a small dense wood. There is a small wooded picnic and play area with a log cabin function room and a large charcoal BBQ, as well as another wooded area accommodating hens and a natural pond. There is access to a public footpath from the properties.
Located on the southern edge of the Northumberland National Park and inside the International Dark Skies Park, Glendale is easily found on the B6318 just north of Haltwhistle.
Perfect for guests who enjoy walking, rambling or cycling, these properties are within walking distance of Hadrian’s Wall World Heritage Site, and are situated centrally between Walltown Craggs and Cawfield’s picnic area, two of the most picturesque views along the wall. Just a little further along are the Roman remains and museums of Vindolanda and Housesteads as well as Steel Rigg, Sycamore Gap and the Visitor Centre at Once Brewed (The Sill), which offers charging, points for electric vehicles.
Many other activities are available locally, including birdwatching, horse riding, tennis, golf, fishing and open air swimming. Glendale is perfectly placed for easy access to many other historical Roman sites, forts and temples, the National Nature Reserves of Muckle Moss and Greenlee Lough, and the spectacular Kielder Forest and Reservoir offering a variety of sailing and water sports. Northumberland is a county of wild open spaces, unspoilt and breathtaking.
For those guests wishing to explore further afield, within an hour’s drive there is Carlisle, Gateway to Scotland and the Lake District, the historic town of Hexham, and fabulous shopping at the Metrocentre, Gateshead, as well as Newcastle city with its regenerated riverside, shopping, theatres and nightlife.
A pick up and drop off service is available from the rail station, and to or from Cawfields or the Roman Army Museum. Local shops, pub and restaurant 1½ miles.

Head Brewers House (formerly known as Merrilodge), the former home of George Bateman and family as well as the Head Brewer’s house. This lovely family house has a swimming pool in the large garden with an entertaining area to the side, perfect for al fresco dining. Spacious accommodation awaits you with two large living rooms. Refurbished in 2021 to provide holiday accommodation, this is one of five properties available at the Brewery to enjoy. As well as its own large lawned garden and swimming pool guests can also enjoy the large shared garden adjacent to the Brewery Windmill which runs alongside the River Steeping where you can also fish from the bank. Discounted Brewery tours are available, which include sampling and the small market town of Wainfleet has a good range of shops, pubs, takeaways and a railway station a short walk away for days out. The traditional seaside resort of Skegness with its sandy beaches, fairground, amusements and aquarium is 5 miles to drive or just a short train ride away. Shops 300 yards and pub 95 yards.

In a setting of stunning natural beauty, Mill Bank (ref UK33902) is the latest addition to a superb choice of cottages at Tuckenhay Mill. An extremely spacious two-person cottage having a living, dining, kitchen area on the higher level with two south-facing balconies overlooking the stream towards the Mill. The master bedroom and en-suite shower room are on the lower level, together with the riverside day room. Your own footpath leads from the garden via a footbridge to the facilities at the Mill.
Tuckenhay Mill is the centrepiece of a cluster of country homes and cottages with superb leisure facilities including two indoor and one outdoor pools.
The Mill which once produced some of the finest paper in the land, nestles in the green and shady Bow Creek, a languid inlet of the River Dart where private yachts have replaced the old tall-masted ships and barges. Around the mill are all the buildings which once went to make up a small bustling village port. These listed buildings have been sympathetically restored and converted to a delightful range of holiday properties to suit larger family parties. Awards have been won for the conversion of buildings and the conservation of the area. With so much to do, many holidaymakers return year after year. There is golf nearby and a pub within 1 mile.



South Devon awaits you
Tuckenhay is only a 20-minute drive from the superb award-winning beach at Blackpool Sands and about 30 minutes from a surfing beach at Bantham, as well as some of the best natural beaches to be found anywhere in the UK.
There is also extensive access to the coastal footpath for walking and the wilderness that is Dartmoor for walking, climbing and riding.
This is a mecca for ramblers, bird-watchers, swimmers, surfers, horse riders, golfers and those interested in fishing, boating, sailing and windsurfing.
In addition, there are many historic NT houses to visit including Agatha Christies’s Greenway as well as a local vineyard.
Tuckenhay is only 5 miles inland from Dartmouth and 3 from the market town of Totnes. Village shop 3½ miles. Riverside inn and restaurant within walking distance.



A superb choice of cottages
Great care has been taken to retain the feel of the original buildings. Most have garden, terrace or patio. Many cottages have more than one bathroom and some have an en-suite bathroom to every bedroom. Kitchens are comprehensively equipped: most have dishwashers and all have microwave cookers.
Couples and honeymooners will feel snug and comfortable in the cottages: Mill Leat, Mill Stream, Mill Spring and now Mill Bank. Families can spread out in Papermaker’s or Turbine Cottages, while Mill Lodge, Edgecombe Barn and Tuckenhay Mill House will sleep larger parties in comfort. Of course, combinations of cottages can accommodate bigger gatherings of family or friends.
