This beautiful two-bedroom holiday home in East Devon showcases stunning views across the surrounding countryside and the deer fields in front of the property. Recently built in 2022, the property sits alongside the owner’s home on a working farm (dogs are present on the farm, but will be with the owners), and is situated in an Area of Outstanding Natural Beauty, just outside the town of Ottery St. Mary. This cosy rural retreat offers a great base for a couple or a family looking to explore the delights of the beautiful county of Devon, and the unique experience of the deer being able to wander right up to the fence bordering the property’s garden whilst relaxing in the private hot tub.
As you enter Deer View Retreat, you will be welcomed into the entrance area with patio doors opening out into the garden, the perfect cosy spot to enjoy a mug of coffee with a good book. This then leads through to the open plan living and dining area where you can wind down and watch a film after a busy day exploring the coastline or enjoy a family meal together. Enjoy your breakfast in the well-equipped kitchen whilst taking in the far reaching views, the stag with his magnificent antlers and the ever-changing scenery. There’s also a handy utility area next door.
Discover the two stylish bedrooms and the bathroom on the first floor. The first has a double bed, the second is furnished with zip and link twin beds, and the shower room is fitted with a walk-in shower, heated towel rail, toilet and sink.
The town of Ottery St. Mary has beautiful architecture and historic buildings lining the streets, backed by rural Devonshire countryside. Wander through the centre to browse independent shops and galleries or stroll along the River Otter to admire the unusual Tumbling Weir. If you’re exploring beyond the town, you’ll be close to the quintessential East Devon coastal towns and villages of Budleigh Salterton, Beer, Branscombe, Sidmouth, Exmouth and Seaton. Exeter and Honiton are also within easy reach. The Southwest Coast Path is nearby and keen hikers should head to Dartmoor National Park with is just a 30-minute drive away. You are close to the Camel Trail, where you can walk or cycle along a disused railway track by the Camel Estuary, taking in the bird life, to Wadebridge and beyond to Bodmin. Just a short drive away are the many sandy beaches of the north coast, including Watergate Bay, the home of extreme watersports. Upon entering the front door of this flint-clad barn conversion, you will find an open concept living area that contains a fully equipped kitchen as well as a living and dining area. Featuring granite worktops and country-style cabinets, the kitchen has all the amenities you could want. The dining area is perfect for a cosy evening meal, set in the middle of the room and made from original beams - it is a real feature in the room; a wood burner completes the room. Back inside the house, as you walk up the stairs to the second floor you will be blown away by the style and quality of fixtures and fittings. You will be spoiled for choice when it comes to activities in the area. It is a great location for walking or cycling, lying between the South Downs Way and Monarchs Way within the South Downs. There are many sites of historic or natural interest to visit, including the historic town of Arundel, Chactonbury and Cissbury Rings and the Weald and Downland Museum. Beaches and water sports are nearby at Worthing, Shoresham-by-sea, Ferring and Littlehampton, and shops and restaurants can be found locally in the village of Findon or further afield in Brighton or Horsham.

With the owners living on-site, each barn has been carefully designed to retain its own privacy, and boasts a fenced courtyard garden with seating furniture and a barbecue. The seaside village of Walcott is within walking distance, and just a short drive away are the traditional seaside towns of Cromer, Sheringham, Mundesley and Sea Palling. Guests are welcome to enjoy the 1-acre of shared meadow grassland for play, relaxing or exploring. The site is abundant in nature and wildlife, with its own resident barn owl. Quiet lanes and footpaths surround the barns to offer excellent walking and cycling direct from the doorstep. The City of Norwich is approximately a 30-minute drive away, and has many attractions including excellent shopping, cathedral, castle museum, theatre, art galleries, cafés and restaurants. Wroxham, 12 miles, capital of the famous Norfolk Broads is great for daily boat hire, river trips and waterside cafés. Fantastic family days out can be enjoyed at Cromer, 12 miles, where there is a promenade, pier, seasonal entertainment, beach, Amazona Zoo and RNLI working lifeboat station. Take a boat trip from Blakeney Quay to visit the basking seal colonies or go crabbing along the quayside. Golf nearby. Beach 2 miles. Shop, pub and restaurant 2 miles.

The owners’ property is close by, but not overlooking, with poultry and sheep nearby. You are free to explore the adjacent local nature reserve and woodlands and enjoy views over the Axe Valley. These two stone built holiday cottages (ref 29227 and ref TJU) date back to the 17 century and enjoy a rural location with superb sea views. Pet-friendly Downhouse Cottage was extended in Victorian times, while Downhouse has a rustic feel with a clome oven in the fireplace and a large garden. Water is supplied from a borehole; the water is wonderful and is tested annually, so no need for bottled water.
Both cottages benefit from a sitting-out area with stunning views of the coastline. Surrounded by countryside, they are perfect for walkers to enjoy the views from the South West Coastal Path. Ideally situated for visiting some of the many attractions of Cornwall, including Tintagel, the mythical home of King Arthur, Boscastle with its harbour and Port Isaac, made famous by the TV’s ‘Doc Martin’. Further down the coast are Polzeath with its surfing beach, and Rock where you can take a ferry across to Padstow with its array of interesting shops, pubs and restaurants, including Rick Stein’s famous restaurant..
