Ivory Cottage provides accommodation on two floors, on the first floor there are two bedrooms, a double and the second with bunk bed, also the bathroom with bath and shower are situated on the first floor. Downstairs you will find an open plan living/kitchen/dining area with all you need to make your stay a comfortable and convenient one. The kitchen has a washing machine and dishwasher. There is an electric fire and Smart TV in the living room. Outside you can enjoy the shared grounds of this large Devonshire estate including adjacent courtyard, outdoor heated swimming pool, children’s play areas and a clubhouse with Wi-Fi and pool table at cost. The estate offers you the freedom to walk around enjoying the countryside views and abundant wildlife of the South West Coast Path and popular Tarka Trail which provides the unique opportunity to follow a disused railway line allowing you to enjoy some of Devon’s finest river and countryside scenery all within easy reach of the estate.
If you head to the beach to surf or to just relax then Woolacombe offers some of the best expanses of beach in the country it boasts 3 miles of golden sands, great surfing waves and a fantastic coastal footpath where there are numerous walks to be taken. Families can enjoy spending the day by the sea, which is patrolled by lifeguards in the summer, building sandcastles, playing beach games, exploring the rockpools for marine life and making the most of the location for its beautiful sunsets, one of the spectacles regularly enjoyed by locals and surfers out on their boards. There are shops, cafés, restaurants and a great boutique cinema in a local hotel too, all just 2½ miles away Woolacombe really does have something for everyone. Exmoor National Park with its magical night skies in Europe’s first Dark Sky Reserve is just 10 miles away and Lynton and Lynmouth 19 miles to the east with its incredible sea views, rugged cliffs and amazing funicular cliff railway. This opened in 1890 being the highest and steepest totally water powered railway in the world. There are several world-class beaches such as Saunton Sands, Croyde and Westward Ho! – all of which are famous for their surfing qualities, vast stretches of sand and great dunes. The Championship Links golf course at Saunton which is just 7 miles away and fishing is available nearby. Four Seasons Cottage is a beautiful cottage with a gorgeous, comfortable interior. There’s a living room with a wood burner and Smart TV, and the kitchen/diner is the hub of the cottage with all you’ll need for your holiday. Indulge in the cinema room with a 55” cinema-style Smart TV. Outside there is plenty to do from lounging on the patio and pebbled garden to having a soak in the hot tub! Between April and October, the outdoor above-ground pool (non-heated) will be available to use. Shared facilities include a sports/games lawn and access to 7.5 acres of land including free coarse fishing on the private lake. The owner will accept up to three/four horses on request, subject to availability. There are several resident horses on site, and you can arrange a grooming session at no cost during your stay, supervised by the owner and subject to availability. You are also welcome to collect eggs from the free-range chickens, proving great fun for everyone.
The property is a great base for exploring both North Devon and North Cornwall, boasting some of the best beaches in the country many of which are dog friendly and around 20-minute drive away. The famous Tarka trail walk is in easy reach just a few minutes’ drive away from the cottage, Along the way you will find many dog-friendly pubs and restaurants. Regularly used by walkers, runners and cyclists. There are many family attractions a short drive away including mini theme parks, farm parks, adventure centres for those adrenaline seekers, gardens, museums and stately homes. Just over 5 miles from Torrington or Great Torrington, a town built on the site of an ancient settlement at the top of a cliff with the river Torridge below. The town benefits from some great views and a regular pannier market. 18 miles from the capital town of Barnstaple with its Queens Theatre, cinema, leisure centre, tennis centre and indoor trampoline centre.
North Devon offers fantastic attractions such as Exmoor National Park with its ‘Dark Sky Reserve’. In a setting of stunning natural beauty, Mill Bank (ref UK33902) is the latest addition to a superb choice of cottages at Tuckenhay Mill. An extremely spacious two-person cottage having a living, dining, kitchen area on the higher level with two south-facing balconies overlooking the stream towards the Mill. The master bedroom and en-suite shower room are on the lower level, together with the riverside day room. Your own footpath leads from the garden via a footbridge to the facilities at the Mill.
Tuckenhay Mill is the centrepiece of a cluster of country homes and cottages with superb leisure facilities including two indoor and one outdoor pools.
The Mill which once produced some of the finest paper in the land, nestles in the green and shady Bow Creek, a languid inlet of the River Dart where private yachts have replaced the old tall-masted ships and barges. Around the mill are all the buildings which once went to make up a small bustling village port. These listed buildings have been sympathetically restored and converted to a delightful range of holiday properties to suit larger family parties. Awards have been won for the conversion of buildings and the conservation of the area. With so much to do, many holidaymakers return year after year. There is golf nearby and a pub within 1 mile.



South Devon awaits you
Tuckenhay is only a 20-minute drive from the superb award-winning beach at Blackpool Sands and about 30 minutes from a surfing beach at Bantham, as well as some of the best natural beaches to be found anywhere in the UK.
There is also extensive access to the coastal footpath for walking and the wilderness that is Dartmoor for walking, climbing and riding.
This is a mecca for ramblers, bird-watchers, swimmers, surfers, horse riders, golfers and those interested in fishing, boating, sailing and windsurfing.
In addition, there are many historic NT houses to visit including Agatha Christies’s Greenway as well as a local vineyard.
Tuckenhay is only 5 miles inland from Dartmouth and 3 from the market town of Totnes. Village shop 3½ miles. Riverside inn and restaurant within walking distance.



A superb choice of cottages
Great care has been taken to retain the feel of the original buildings. Most have garden, terrace or patio. Many cottages have more than one bathroom and some have an en-suite bathroom to every bedroom. Kitchens are comprehensively equipped: most have dishwashers and all have microwave cookers.
Couples and honeymooners will feel snug and comfortable in the cottages: Mill Leat, Mill Stream, Mill Spring and now Mill Bank. Families can spread out in Papermaker’s or Turbine Cottages, while Mill Lodge, Edgecombe Barn and Tuckenhay Mill House will sleep larger parties in comfort. Of course, combinations of cottages can accommodate bigger gatherings of family or friends.

Sherrill Farm Holiday Cottages is a complex of 13 delightful self catering cottages (refs UKC1427 to UKC1439), converted from the original 300 year old barns and farmhouse set within 16 acres of Devon farmland. Clustered around the central courtyard, the properties retain many original features and are charmingly furnished and decorated, with well-equipped kitchens. (Some properties are adjoining, whilst others occupy either the ground floor or the first floor of the same cottage). Located near Dartmoor and midway between Tavistock and Launceston on the Devon/Cornwall border, in wonderful rolling countryside.

Approached by its own private driveway, Sherrill Farm is a perfect spot to relax and unwind or to use as a base for exploring north and south Devon, and Cornwall.

This farm complex is a superb place for the entire family, and all guests have use of the large indoor heated swimming pool, Jacuzzi, gymnasium, bowling alley and games room. This leisure complex is open daily until 9pm. After an energetic swim you can step out onto the surrounding sun terrace and enjoy the stunning south-facing views, whilst the children keep themselves entertained in their own play area. There is also an all-weather tennis court available and rackets can be hired on site; a picnic area and a summerhouse along the banks of the ponds. This really is a beautiful area offering perfect family accommodation, peace and tranquillity.

There are three ponds within the grounds, one has been especially created to encourage wildlife and is set in beautiful surroundings. The other 2 ponds have been stocked with fish for those wishing to try their hand at this relaxing pastime (rods can be hired on site). Many bird species can be seen in the area as it is so quiet here and foxes and badgers are often seen on a summer’s evening.

A short drive away is the beautiful Tamar Valley dividing Devon and Cornwall, with picturesque and historical riverside villages including Morewellham. Within minutes you can be venturing out onto the Dartmoor National Park with over 250,000 acres of wild rugged open moorland, a haven for hikers or dog walkers. There are many exciting places to visit including Morwellham Quay and the National Trust properties of Cotehele, Buckland Abbey and Lydford Gorge with its White Lady Waterfall.

The historic market town of Tavistock is just 6 miles away and is a popular town with indoor pannier market and local shops selling locally produced foods. Horse riding is also available locally, as is trout fishing. Why not try canoeing on the River Tamar, or perhaps cycling on the Plym Valley track? The north and south coasts of both Devon and Cornwall are within easy reach by car and offer an amazing choice of splendid sandy beaches, a variety of water sports, cliff top walks, swimming, surfing and other seaside activities. Set in a rural location with stunning views of the surrounding countryside.This large, imposing, detached country house is the ideal place for a large family or group to come and stay whilst enjoying all that North Devon has to offer. The house has large living areas, a very well equipped kitchen with a quintessential Aga. North Devon has plenty to see and do, and is home to some of the best beaches in the country including Woolacombe and Saunton. The nearest beach is at Instow and is ideal for children or just a great place to walk off life’s stresses, and then enjoy a meal or drink at one of the pubs and restaurants along the front. The town of Great Torrington is only a short drive away and has most amenities you may require. The larger regional town of Barnstaple has a busy high street, the Pannier Market and famous Butchers Row. There are numerous places of interest close by including the RHS gardens at Rosemoor, Dartington Crystal and the historic fishing village at Clovelly. For the younger ones a visit to the Big Sheep or Milky Way Adventure Parks is a good option. There is walking on Dartmoor or hire a bike and cycle the Tarka Trail, and there is also golf and fishing available locally.
Beaford House is also a registered wedding venue and as well as the large house, there is also access to a great, well equipped function room should you decide to spend your big day here. Shop 5 miles, pub ¾ mile.

A cosmopolitan town, Totnes, 7 miles away, has a vast array of independent shops, weekly markets, galleries, leisure centre and many lovely restaurants, bistros and cafés. The seaside towns of Paignton and Torquay are 40 minutes’ drive, and it is just a 15-minute drive to the yachting haven of Dartmouth, and the coastline between Dartmouth and Kingsbridge, both 7 miles away, has many stunning beaches, hidden coves and fantastic coastal walks.

Guests of these cottages can also enjoy a range of on-site facilities suitable for all the family, including a heated indoor swimming pool (available via a booking system) with a private changing room and shower. There is a large games room set over two floors, including a fitness room with a cross trainer, treadmill, rowing machine and exercise bike. The top floor of the games room has a full-size American pool table, big sofa and Sky TV. The bottom floor has table tennis and table football. On-site there is also a laundry and ironing room. In addition to all the motorbike fun, a range of other activities can also be organised locally, including horse riding, golf, go-karting and trout and carp fishing. Also, clay pigeon shooting, air rifle and archery are available - these are run by a fully qualified instructor and all equipment is provided. The activities run on a Monday, Thursday and Sunday.
