Nestling in the foothills of the stunning Exmoor National Park on a working farm, The Farm House (UKC1339) and Bridge House (UKC1340) are two thoughtfully converted, semi-detached houses offering guests comfortable accommodation in this wonderful part of Devon. Combe View (ref UKC3157) is a stunning first floor apartment style accommodation. Thoughtfully converted and using timber from the surrounding forest, this really is somewhere a little bit special. The huge picture window sitting just behind the contemporary multi-fuel burner is a small offering of what is available to guests in this very comfortable accommodation set in this stunning part of Devon. All properties offer guests a good level of comfort and are ideal for families or small groups wanting to enjoy the surrounding area, and a welcome pack is waiting for you on arrival with a home-made cake, bread, butter, jam, tea, coffee, sugar and milk.
Centred on a cobbled courtyard with a pond, the properties benefit from the use of their own private sitting-out area as well as a very large, well-maintained garden with stunning views across the countryside. There are some great walks from the farm up onto Exmoor which is designated as an International Dark Sky Reserve, and there are a number of walks on the estate that take you down through woods and along valleys by rivers and past lakes. The walks are mainly off road and a wide variety of wildlife can be seen, from the wild red deer that Exmoor is famous for, to the tiny but vibrant kingfisher. On the estate there are 2 spring fed lakes; these have a population of wild brown trout. Fishing on the lakes is available in the fishing season. Access is by foot or by 4x4 vehicle as they are both located along farm tracks unsuitable for cars. Please ask for directions to the lakes.

The village of North Molton, a short drive away, has a good local shop and pub. The larger town of South Molton has a wider range of shops and local amenities.
During your stay, there is plenty to see and do. Highlights on the moor include the pretty village of Withypool, and the the famous and ancient Tarr Steps. Climb to Exmoor’s highest point at Dunkery Beacon, and then pop into the Dulverton for an afternoon cream tea. There is extensive walking to suit all abilities across the moor, and towards the coastline there are dramatic, steep cliffs at Countisbury. In the Victorian towns of Lynton and Lynmouth, there is plenty to see and do, and the two towns are connected by the famous funicular cliff railway. Other local highlights include the Valley of the Rocks, and there is also access to the South West Coast Path. For good beaches, head up to Woolacombe, Putborough and Croyde. You will be able to enjoy some of the best beaches in the country with surfing and rock pooling. For those with young children, Exmoor Zoo, Combe Martin Wildlife Park and Watermouth Castle all provide an interesting and entertaining day out. There are National Trust properties at Arlington and Knighthayes. Golf, fishing, cycling and safaris across the moor are all available locally. Beach 15 miles. Shop and restaurant 4¼ miles, pub 2 miles.

Cobblers Cottage is situated in a perched position accessed up shared steps, where from the beautiful rocky river and sea views beyond can been enjoyed. There is a double bedroom on the lower ground floor with an adjacent shower room and upstairs you will find the living/dining room with a window seat with a view and a lovely wood burner. The kitchen has all that you’ll need for a home from home stay and outside is a small seating area directly by the entrance where you can enjoy a quiet evening drink or an al fresco meal.
Lynmouth is a beautiful coastal village on the northern edge of Exmoor. The village straddles the confluence of the West Lyn and East Lyn rivers and is located in a gorge 700 feet below the equally lovely twin town of Lynton which is also known as ’Little Switzerland’. Both Lynton and Lynmouth are in an area of incomparable beauty within Exmoor National Park. Sweeping hills and valleys nestle between both and spectacular cliffs surround the area. Rivers wind their way through deeply wooded valleys on their way to the sea, occasionally interrupted by tumbling waterfalls. The remarkable Valley of the Rocks, which is a must see, is a dry valley that runs parallel to the coast and is just over a mile to the west of Lynton above. There’s a Victorian fishing lodge at Watersmeet which is now run by the National Trust and the area which has dramatic waterfalls is worth a visit.
Inland there are numerous walks through the rugged scenery of the National Park with over 600 miles of marked footpaths. Exmoor itself has abundant wildlife, including ponies, sheep and red deer that graze the open moorland and overhead you might see falcons, buzzards and even the rare merlin. The surrounding coastline and countryside boast some of the most spectacular and awe-inspiring sea and hillside views you can find. There are some amazing walks that can be taken directly from the property and local restaurants, pubs, cafés, tea rooms and various craft, boutique, novelty and antique shops are all within easy reach. Lynmouth with its riverside walks, harbourside pubs, restaurants and large manor green overlooking the sea is linked by road, footpath and by the famous Victorian funicular cliff railway which opened in 1890 and is the highest and steepest totally water powered railway in the world. The location offers an ideal base to relax, enjoy invigorating outdoor pursuits or visit many famous beauty spots in this Area of Outstanding Natural Beauty and not to forget the magical night skies in Europe’s first ’Dark Sky Reserve’. Although Lynmouth has its own beach, further afield there are some of the best beaches in the UK to discover like Saunton Sands, Woolacombe, Westward Ho! and Croyde which are all easily reached by car and highly recommended. Haven Heights is a two-bedroom, first floor apartment located within the building of the former Victorian, Woody Bay Hotel and benefits from stunning views out to sea. It is surrounded by nature in a beautiful and elevated part of North Devon within Exmoor National Park. Accessed via an external staircase the accommodation comprises of a spacious living/dining that benefits from the stunning views out towards Wales has a Smart TV and comfortable furniture with a dining area. The kitchen has everything you’ll need for your stay and also a handy utility room. There are two bedrooms, on with kingsize with en-suite bathroom and amazing sea views and the other is a twin with en-suite shower room. Outside, located just by the parking space there is a small patio with seating for your private use where you can enjoy a peaceful drink while making the most of the lovely scenery that surrounds you.

The apartment is also located right by the Southwest Coast Path so walking locations are abundant here with destinations such as Heddon’s Mouth and Crock Point highly recommended. Western Heights is a four bedroom detached cottage, perfect for six people, and is situated high up in this stunning location. Access to the cottage is by foot only via 12 steps in total with a long, lit gravel pathway in between, so this is not recommended for anyone with walking difficulties. As you arrive you will see a handy square switch on the wall by the house sign which will light your way up the path when dark. Parking for one car is available down below via a driveway but you can pull in by the footpath and unload before parking up.
Accommodation comprises four bedrooms on the first floor, three of which benefit from beautiful sea views. On the ground floor, there is a comfortable living room with TV and Amazon Firestick, plus a cosy wood burner for relaxing evenings in. The bright and contemporary kitchen/diner has everything you’ll need for your stay and access out onto the large decking where the views over the sea and towards Wales are spectacular, and outside is the best place to truly enjoy the views. Along with the main decking you’ll find a table and chairs for al-fresco dining, there is also a further smaller decking that sits above the cottage where the views get even better! The perfect place to enjoy a quiet evening drink with a book in hand. At the back of the cottage you will also find a handy outdoor WC and an outhouse containing a washing machine and tumble dryer.
