    "Dating back to 1652, these two properties were originally part of a working dairy farm and offer a wonderful location, next to the owners’ home, in the coastal town of Margate. Farm Cottage (ref W43578) is a quaint, semi-detached, converted farmhouse comfortably sleeping 4 guests, and has been renovated to a good standard. Guests can enjoy access to a good-sized garden, an open plan living/dining room and a well-equipped kitchen, as well as a small chalk cave which is characteristic of the area and which the owners are happy to show guests around.
    Stable Cottage (ref UKC3922), complete with its stable door, adjoins the owners’ converted farmhouse and is ideally suited to couples. This holiday cottage was renovated in 2018 to a good standard, retaining some original features including an exposed wall in the living room. Guests can enjoy access to a garden at the front of the cottage.
    A short stroll from the properties will take you into the coastal town of Margate where local attractions include the famous Turner Gallery, Margate Old Town and Shell Grotto. Catch a band at the Winter Gardens or hop on a retro ride at Dreamland. Take a boat trip and spot seals on the sandbanks, or cycle the Viking Coastal Trail, one of the most attractive leisure cycle routes in Kent, covering 27 miles. A short drive will take you to Broadstairs, home to Viking Bay, with several fantastic walks, or why not visit Ramsgate Royal Harbour?
    Broadstairs Folk Week takes place on the first weekend in August every year and it is only a 20-minute bus ride from the cottage. Don’t miss out on a trip to the historic city of Canterbury, with its dominating city walls and incredible cathedral.     There is a private hot tub at The Cottage, and the property offers 2 games rooms, 1 in the house with children’s toys, a library, games and 2 table football tables. There is a large, second games room in the garage next to the house which offers a number of activities including: table tennis, pool table, darts, bows and arrows, basketball (outside the garage). These games rooms also feature a kitchenette with a fridge, and seating area with a large sofa, ideal for all ages. Please note this games room is not heated.
    A decked terrace runs the length of the property, an ideal spot for soaking up the sun or relax after a brisk winter walk in front of a glowing log burner in the cosy living room, overlooking the frothing waves. Four of the six bedrooms have sea views and the other two have attractive garden views.
    The white chalk cliff above St Margaret’s Bay is said to be the first place the sun reaches each morning on mainland Britain! The beach is famous for being the closest point to France and is the spot where Channel swimmers begin their marathon 21 mile swim.
    The village itself offers good pubs, restaurants and local shop within walking distance. The coastal path leads to the famous White Cliffs of Dover, gateway to England and now one of the UK’s protected Heritage coasts offering some of the best cliff coastal walking in the country. The lighthouse is the place where Marconi transmitted his first radio broadcast to France. Closer to France than London, bring a passport, catch a ferry from Dover and visit the French markets in Calais and Boulogne for the day.

It is a fabulous, comfortable family home full of quirky original features and some uneven floors which all add to the charm and sense of history. The house is a lovely holiday home, perfect for holidays and short breaks all year round.
    The ground floor has a traditional large farmhouse kitchen, a comfortable sitting room with wood burner and a lovely large dining room which has a snooker table and piano, French doors leading to the patio and one-acre garden surrounded by mature trees and woodland. In addition to the laundry facilities in the utility room there are also children’s toys, buckets and spades, dog bed and bowl. Upstairs, set over two floors are six bedrooms, two with en-suite facilities, two separate bathrooms and a reading corner with armchair, and a landing with a library of books.
    The house has everything you will need for a fabulous holiday - there are books galore, DVDs, Wii games, snooker, the piano for family sing-a-longs, board games and garden games. You won’t want to leave!
    The farmhouse is located in the small hamlet of Little Mongeham (pronounced munjam!) and is a short drive to Deal which is a really vibrant seaside town. It has a long pier, a long stretch of beach, a pretty conservation area with lovely independent shops, and great restaurants and cafes. Sandwich is also a short drive, full of history and charm and home to two championship golf courses.
    The surrounding countryside is ideal for walkers and cyclists and the White Cliffs Trail passes by the farmhouse. This 28 mile circular walk passes through the towns of Dover, Deal and Sandwich, going along the famous ’white cliffs’ to the east of Dover to Deal with an inland return through the beautiful Kent countryside.

    Mount Ephraim house is a beautiful Victorian Grade II listed building with a large six bedroom wing that is now open to guests. Surrounded by formal terraced gardens, guests are free to explore all 10 acres comprising of a rose garden, a Japanese rock garden, water garden and lake and many more features.
    The views from each room of the house are stunning, and whilst the gardens are open at certain times to the public there is a real sense of peace and tranquility in this lovely part of Kent.
    The Garden Wing is not just for garden lovers either, as there are miles of lovely walks from your doorstep, and pets are welcome to come along too, with the two local pubs welcoming four legged friends.
    The location is also ideal, as Mount Ephraim sits within easy driving distance of the charming market town of Faversham, the vibrant seaside fishing town of Whitstable and the historic medieval City of Canterbury so you will be spoilt for choice.
    Within the Wing you will find a large sitting room with woodburner, a separate snug which is ideal for relaxing in with a book, and a large games room with full size snooker table for fun evenings in. A large open plan kitchen / dining room is fantastic for socialising and relaxing over meals.
    Upstairs are six bedrooms all with lovely views over the estate and countryside beyond.
    Outside is a pretty terrace with stunning views over the gardens which are exclusively yours to explore outside of the public open times.
    The West Wing kitchen, located at Mount Ephraim, is available for guests to enjoy a private afternoon tea experience that can be served in the Garden Wing, West Wing kitchen or in the dining room of the main house depending on your preference. The menus use locally sourced produce wherever possible and can be adapted for dietary needs. Further information available from the owner once a booking has been placed. The owners are also happy to recommend local chefs for private dining experiences within the Wing during your stay.
    Please note: Mount Ephraim is a privately owned home and hospitality and tourism business. The Garden Wing is situated in a private wing within the main house with its own separate entrance. However it is part of the main house where some of the business operations are based. This end of the house is also available to hire for weddings and private events. Whilst there will never be an event on in the house during our guests stay, there may be a marquee in situ or being erected on the front lawn of the house, and there may be some wedding show rounds or wedding preparations taking place in the main end of the house during your stay.
    The gardens and tea room are open every year between April and October on Wednesday-Sunday, and Bank Holiday Mondays between 11am and 5pm. There are also certain events in the gardens throughout the year, see the Mount Ephraim website for more information. There is also a five bedroom B&B at the property in a separate wing, which is open all year round. All guests have access to the gardens outside of normal visiting hours and the family who own Mount Ephraim, and other residents in properties around the estate, may be on site during your stay.

Originally an Edwardian gatehouse, Cryals Lodge was re-designed and renovated with indoor and outdoor entertaining in mind; added features include a Finnish barbecue hut. The property sits within the High Weald Area of Outstanding Natural Beauty, surrounded by apple orchards and rolling countryside.

    Entering Cryals Lodge via the porch/boot room, a second glazed door leads into the large reception hall, with a striking galleried landing, skylights and large seated/entertaining area. The hall features traditional oak parquet flooring and a balustrade staircase rising up to the first floor. A ‘den’ featuring a Smart TV and gaming console is just off the hall. The living room has a parquet floor, bespoke fitted oak cupboards, a cosy dual-aspect (to the hall), glazed gas fire and wide bi-folding doors opening out to a decked ‘outdoor lounge.’ There is a generously proportioned family kitchen/breakfast room with corian work tops, a central island unit/breakfast bar, walnut veneered cupboards and fitted Neff appliances. The room has bi-fold doors opening out to a large patio and barbecue area with furniture and daybed. The dining room, open plan to the kitchen, is presented in a period style with louvred shutters and features a large oak dining table seating 10-12. The galleried landing on the first floor features a cushioned window seat enjoying a view over the garden and on to the orchards beyond. The master bedroom suite has a dressing room and a well-appointed en-suite shower room. There are four further bedrooms, two sharing a shower room, and a stylish family bathroom.

    Outside, the gardens have a contemporary feel and are bordered by high mixed hedging to the boundary offering total privacy. Landscaped terraces span the doors to the living areas, creating flexible space for summer entertaining and merging into a good area of level lawn. A outdoor shower sits alongside the house and a purpose-built Finnish barbecue hut, complete with electricity, reindeer skins and a central cooking grill can seat up to 12 people for cosy evenings together. An enclosed field of about 1½ acres provides additional space close by, ideal for children and animals.
    The property is conveniently located in a semi-rural position about 1 mile from the popular village of Matfield, within the High Weald Area of Outstanding Beauty and on the High Weald Landscape Trail.
