This former farm house at West Boundary Farm has been thoughtfully converted into two bright and comfortable holiday cottages (ref. 27557 and ref. 27558). An interconnecting door between the two cottages means that they can either be enjoyed independently or as one larger holiday home. Situated down a private lane on the outskirts of the small village of Pilling, these properties are ideal for exploring the North West coast. Blackpool, Lytham St Annes, Fleetwood and Poulton-le-Fylde are all within a short drive. Alternatively, the Trough of Bowland, Lake District and Yorkshire Dales are all easily accessible by car. Two well stocked fishing lakes can be found within the farm’s extensive grounds and this is offered free of charge to guests. Shop and pub ½ mile, restaurant 3 miles.

Full of character throughout once you enter Woodpecker Cottage, you’ll immediately notice the double height beamed vaulted ceiling, and spiral stairs that lead to a mezzanine bedroom. Quite uniquely within the bedroom itself includes an en-suite shower discreetly hidden behind a frosted screen. You’ll also enjoy fabulous luxury touches such as underfloor heating to the lower level, a wood burner for cosy winter evenings and externally the spacious hot tub is set beneath a superb wooden gazebo meaning you can relax and recoup no matter what the weather. Patio doors open from the open plan living space onto the spacious patio which overlooks a lake and beautiful countryside as far as the eye can see.

Located in the tiny hamlet of Whitechapel, a stone’s throw from not one but two award winning gin distilleries, one a gin school, one has a quirky gin distillery where you can call in for tastings and a cake. There’s also a local pub with great food within walking distance. The surrounding area is full of charming villages which also provide a good selection of quality restaurants, quaint tea rooms, shops and traditional pubs to accommodate most taste.

The Forest of Bowland Area of Outstanding Natural Beauty covers 312 square miles and you’ll find the landscape has immense diversity with spectacular woodland, moorland and farmland to explore. You’ll find ample paths and lanes to follow direct from the door and many closer by including the popular Nicky Nook and Grizedale Valley. The summit of Beacon Fell is 266 metres above sea level and as you’d imagine offers spectacular views over the Forest of Bowland and Morecambe Bay, and on a clear day it’s even possible to see the Isle of Man. Lancaster, the Yorkshire Dales, Cumbria and the Lake District are all within easy reach for days out, and finally if you fancy a change of scenery, the Fylde Coast and popular resorts of Blackpool and Lytham St Annes.

Marrion House is set in the peaceful village of Overton, an historic fishing village, and 1 mile to Sunderland Point, surrounded by salt marshes between Lancaster and Morecambe. There are wonderful views of the Lancashire countryside and the Lake District fells in the distance.
Marrion House is a spacious bungalow offering two bedrooms and a family shower room. The property has a large living/dining space and separate, fully equipped kitchen. The back courtyard offers a sunny south facing area to enjoy all day long!
In the village there is a family-run garden centre, a church and a pub which has lots going on for the whole family. Sunderland Point is set at the mouth of the River Lune on the southern shores of Morecambe Bay. It’s remote and secretive split of land allows the chance for nature to thrive, and thus, is a perfect spot for bird watching. The popular seaside resort of Morecambe hosts many attractions from picking up the freshly caught shrimp at the daily farmers market to afternoon tea’s on the seafront, there is lots to offer. There is an abundance of fun to be had for the family including bowling, cinema and arcade centres or why not try out the quirky cafés, pubs and cocktail bars along the sea front?
The property is just a 5-minute drive from the M6 motorway making it easily accessible to the south Lake District National Park and North Yorkshire. Nether Kellet is a village located a few miles south of Carnforth where you’ll find a selection of convenience stores and supermarkets that stock homely essentials, whilst a delicious pub lunch can be had at a choice of public houses. For a scenic afternoon, head for a rural walk within Thwaite Brow Woods or a scenic hike through the Warton Crag Local Nature Reserve. Lancaster city is also a short drive away with its splendid castle, butterfly house and popular University; whilst the Lake District and the Yorkshire Dales can also be reached in less than 30 minutes by car.

Set out over three floors each of the bedrooms are well appointed and the kitchen is fully equipped to cook up a storm should you wish. Externally there’s a private patio plus a lawned garden that’s shared with the other properties on the small row. Private roadside parking is also allocated outside for one car.
