Ivory Cottage provides accommodation on two floors, on the first floor there are two bedrooms, a double and the second with bunk bed, also the bathroom with bath and shower are situated on the first floor. Downstairs you will find an open plan living/kitchen/dining area with all you need to make your stay a comfortable and convenient one. The kitchen has a washing machine and dishwasher. There is an electric fire and Smart TV in the living room. Outside you can enjoy the shared grounds of this large Devonshire estate including adjacent courtyard, outdoor heated swimming pool, children’s play areas and a clubhouse with Wi-Fi and pool table at cost. The estate offers you the freedom to walk around enjoying the countryside views and abundant wildlife of the South West Coast Path and popular Tarka Trail which provides the unique opportunity to follow a disused railway line allowing you to enjoy some of Devon’s finest river and countryside scenery all within easy reach of the estate.
If you head to the beach to surf or to just relax then Woolacombe offers some of the best expanses of beach in the country it boasts 3 miles of golden sands, great surfing waves and a fantastic coastal footpath where there are numerous walks to be taken. Families can enjoy spending the day by the sea, which is patrolled by lifeguards in the summer, building sandcastles, playing beach games, exploring the rockpools for marine life and making the most of the location for its beautiful sunsets, one of the spectacles regularly enjoyed by locals and surfers out on their boards. There are shops, cafés, restaurants and a great boutique cinema in a local hotel too, all just 2½ miles away Woolacombe really does have something for everyone. Exmoor National Park with its magical night skies in Europe’s first Dark Sky Reserve is just 10 miles away and Lynton and Lynmouth 19 miles to the east with its incredible sea views, rugged cliffs and amazing funicular cliff railway. This opened in 1890 being the highest and steepest totally water powered railway in the world. There are several world-class beaches such as Saunton Sands, Croyde and Westward Ho! – all of which are famous for their surfing qualities, vast stretches of sand and great dunes. The Championship Links golf course at Saunton which is just 7 miles away and fishing is available nearby. High Park House is the perfect venue for a large family holiday or group reunions/getaways. Built in 1845 High Park House features on the ground floor two living rooms with cosy wood burners and smart TVs, a formal dining room, a large kitchen/diner perfect for creating holiday feasts. There’s also a utility room, a handy separate toilet and a boot room. And for some family fun there’s a games room with a pool table. Up on the first floor are seven bedrooms with five en-suites, to comfortably sleep sixteen guests. Within the grounds is an indoor swimming pool and hot tub which can be booked for exclusive use and a large natural lake with a decked terrace, to the front of the house is a large private lawn area and ample parking.
High Park House offers easy access to beaches, moors, golf courses, children friendly fun parks, and many other recreational activities. Bideford is the second largest town in North Devon with plenty to see and do including a lovely river front and port. The Southwest Coastal Path is a must for keen walkers and runners, as is the popular Tarka Trail, which stretches for c.180 miles and can be accessed locally. Swimming, surfing, canoeing and entertainment for all the family plus fishing are all close by. For a day with a difference why not take a trip across to Lundy Island? With regular trips from Bideford, measuring just 3 miles by ¾ mile, this entire island has been designated a Site of Special Scientific Interest.
Westward Ho!, the nearest seaside village offers an array of seaside amenities including some fascinating curiosity shops, restaurants and cafes. Within easy reach are two popular top attractions, The Big Sheep amusement farm park and The Ultimate Adventure Centre! Being very close to the A39 Atlantic Highway, the property is conveniently located for day trips to other beautiful places such as Exmoor National Park with stunning dark skies for great star gazing and locations such as Clovelly, Hartland and North Cornwall. Four Seasons Cottage is a beautiful cottage with a gorgeous, comfortable interior. There’s a living room with a wood burner and Smart TV, and the kitchen/diner is the hub of the cottage with all you’ll need for your holiday. Indulge in the cinema room with a 55” cinema-style Smart TV. Outside there is plenty to do from lounging on the patio and pebbled garden to having a soak in the hot tub! Between April and October, the outdoor above-ground pool (non-heated) will be available to use. Shared facilities include a sports/games lawn and access to 7.5 acres of land including free coarse fishing on the private lake. The owner will accept up to three/four horses on request, subject to availability. There are several resident horses on site, and you can arrange a grooming session at no cost during your stay, supervised by the owner and subject to availability. You are also welcome to collect eggs from the free-range chickens, proving great fun for everyone.
The property is a great base for exploring both North Devon and North Cornwall, boasting some of the best beaches in the country many of which are dog friendly and around 20-minute drive away. The famous Tarka trail walk is in easy reach just a few minutes’ drive away from the cottage, Along the way you will find many dog-friendly pubs and restaurants. Regularly used by walkers, runners and cyclists. There are many family attractions a short drive away including mini theme parks, farm parks, adventure centres for those adrenaline seekers, gardens, museums and stately homes. Just over 5 miles from Torrington or Great Torrington, a town built on the site of an ancient settlement at the top of a cliff with the river Torridge below. The town benefits from some great views and a regular pannier market. 18 miles from the capital town of Barnstaple with its Queens Theatre, cinema, leisure centre, tennis centre and indoor trampoline centre.
North Devon offers fantastic attractions such as Exmoor National Park with its ‘Dark Sky Reserve’. Explore coastal towns and villages such as Lynton and Lynmouth, Ilfracombe and Clovelly village all boasting breathtaking scenery. You’re spoilt for choice for beaches with Saunton, Woolacombe, Croyde and Westward Ho! all within easy reach by car. In a setting of stunning natural beauty, Mill Bank (ref UK33902) is the latest addition to a superb choice of cottages at Tuckenhay Mill. An extremely spacious two-person cottage having a living, dining, kitchen area on the higher level with two south-facing balconies overlooking the stream towards the Mill. The master bedroom and en-suite shower room are on the lower level, together with the riverside day room. Your own footpath leads from the garden via a footbridge to the facilities at the Mill.
Tuckenhay Mill is the centrepiece of a cluster of country homes and cottages with superb leisure facilities including two indoor and one outdoor pools.
The Mill which once produced some of the finest paper in the land, nestles in the green and shady Bow Creek, a languid inlet of the River Dart where private yachts have replaced the old tall-masted ships and barges. Around the mill are all the buildings which once went to make up a small bustling village port. These listed buildings have been sympathetically restored and converted to a delightful range of holiday properties to suit larger family parties. Awards have been won for the conversion of buildings and the conservation of the area. With so much to do, many holidaymakers return year after year. There is golf nearby and a pub within 1 mile.



South Devon awaits you
Tuckenhay is only a 20-minute drive from the superb award-winning beach at Blackpool Sands and about 30 minutes from a surfing beach at Bantham, as well as some of the best natural beaches to be found anywhere in the UK.
There is also extensive access to the coastal footpath for walking and the wilderness that is Dartmoor for walking, climbing and riding.
This is a mecca for ramblers, bird-watchers, swimmers, surfers, horse riders, golfers and those interested in fishing, boating, sailing and windsurfing.
In addition, there are many historic NT houses to visit including Agatha Christies’s Greenway as well as a local vineyard.
Tuckenhay is only 5 miles inland from Dartmouth and 3 from the market town of Totnes. Village shop 3½ miles. Riverside inn and restaurant within walking distance.



A superb choice of cottages
Great care has been taken to retain the feel of the original buildings. Most have garden, terrace or patio. Many cottages have more than one bathroom and some have an en-suite bathroom to every bedroom. Kitchens are comprehensively equipped: most have dishwashers and all have microwave cookers.
Couples and honeymooners will feel snug and comfortable in the cottages: Mill Leat, Mill Stream, Mill Spring and now Mill Bank. Families can spread out in Papermaker’s or Turbine Cottages, while Mill Lodge, Edgecombe Barn and Tuckenhay Mill House will sleep larger parties in comfort. Of course, combinations of cottages can accommodate bigger gatherings of family or friends.

Sherrill Farm Holiday Cottages is a complex of 13 delightful self catering cottages (refs UKC1427 to UKC1439), converted from the original 300 year old barns and farmhouse set within 16 acres of Devon farmland. Clustered around the central courtyard, the properties retain many original features and are charmingly furnished and decorated, with well-equipped kitchens. (Some properties are adjoining, whilst others occupy either the ground floor or the first floor of the same cottage). Located near Dartmoor and midway between Tavistock and Launceston on the Devon/Cornwall border, in wonderful rolling countryside.

Approached by its own private driveway, Sherrill Farm is a perfect spot to relax and unwind or to use as a base for exploring north and south Devon, and Cornwall.

This farm complex is a superb place for the entire family, and all guests have use of the large indoor heated swimming pool, Jacuzzi, gymnasium, bowling alley and games room. This leisure complex is open daily until 9pm. After an energetic swim you can step out onto the surrounding sun terrace and enjoy the stunning south-facing views, whilst the children keep themselves entertained in their own play area. There is also an all-weather tennis court available and rackets can be hired on site; a picnic area and a summerhouse along the banks of the ponds. This really is a beautiful area offering perfect family accommodation, peace and tranquillity.

There are three ponds within the grounds, one has been especially created to encourage wildlife and is set in beautiful surroundings. The other 2 ponds have been stocked with fish for those wishing to try their hand at this relaxing pastime (rods can be hired on site). Many bird species can be seen in the area as it is so quiet here and foxes and badgers are often seen on a summer’s evening.

A short drive away is the beautiful Tamar Valley dividing Devon and Cornwall, with picturesque and historical riverside villages including Morewellham. Within minutes you can be venturing out onto the Dartmoor National Park with over 250,000 acres of wild rugged open moorland, a haven for hikers or dog walkers. There are many exciting places to visit including Morwellham Quay and the National Trust properties of Cotehele, Buckland Abbey and Lydford Gorge with its White Lady Waterfall.

The historic market town of Tavistock is just 6 miles away and is a popular town with indoor pannier market and local shops selling locally produced foods. Horse riding is also available locally, as is trout fishing. Why not try canoeing on the River Tamar, or perhaps cycling on the Plym Valley track? The north and south coasts of both Devon and Cornwall are within easy reach by car and offer an amazing choice of splendid sandy beaches, a variety of water sports, cliff top walks, swimming, surfing and other seaside activities. Set in the heart of rolling Devon countryside, the privately owned Ashcombe country estate nestles in a quiet, beautiful valley filled with things to do and a short drive from the sandy beaches of Dawlish and Torquay. Enjoy walking around the estate’s hills and woodlands, swim in the heated indoor swimming pool, or relax in the sauna at Woodhouse Farm while children play on outdoor playground. Both The Cider Barn, a mile away and sleeping 16, and Nut Tree Farm, sleeping 28, have their own outdoor swimming pools for the summer.
The cottages are both comfortable and practical, with a wide range of Devon attractions right on the doorstep. All are maintained to very high standards with leather sofas, superfast Wi-Fi, flatscreen Smart TVs and very comfortable beds. Many retain original features, including oak beamed ceilings, and all have either Italian-tiled or wooden floors.
Sleeping from 4 to 22 people, and rated either 4 or 5 stars, the cottages can accommodate almost any party size, and an in-house chef (arranged direct with the owner) can be booked to take care of the catering.
The brilliant Ashcombe Adventure Centre for outdoor activities, is just under a mile down the lane. Available at extra cost for those 14 years and over, it offers quad bike safaris, clay pigeon shooting, archery, paintballing and more. Also located on the estate is ’A Touch of the Wild’, a camp-based forest activity club. Children can take part in bush-craft courses and activities ranging from camp fire cooking and toasting marshmallows to bug hunting and learning woodland skills - a day with the experienced staff will ensure youngsters come away with a new found love of the great outdoors. The Ashcombe Village Club opens on various evenings providing cheap beer in a cheerful atmosphere, event evenings, traditional summer fêtes and shows. Guests at Ashcombe can also enjoy foraged and wild walks that take place every Tuesday and last for around two hours. You can discover the simple pleasure of foraging from the abundance of wild foods in the Devon countryside, and also experience the perfect evening out dining under canopies in the Ashcombe Woodland at the Woodland Kitchen, open on Friday and Saturday evenings.
Both Dartmoor National Park and the historic city of Exeter are only a 20-minute drive away, while the famous South Devon Coast, with wonderful sandy beaches, is barely 3 miles. Exeter and Newton Abbot Racecourses, several golf courses, loads of family theme parks, zoos, sailing and fishing are all within easy reach, not to mention the many excellent pubs and restaurants that Devon is famous for. Walk in the wild beauty of Dartmoor with its abundance of wildlife and dramatic landscapes, or visit the numerous nearby National Trust properties including Agatha Christie’s house, Greenway. Steam trains travel from Kingswear to Paignton and Totnes to Buckfastleigh. Visit historic Dartmouth with bustling boat harbour, castle, contemporary art galleries and boutiques and brilliant Regatta Week and Air Show. Salcombe with its beaches, sailing and water sports is also easily accessible, as well as Blackpool Sands, Slapton and picturesque Dittisham. Slightly further afield, East Cornwall and the Eden Project are within an hour’s drive. Other activities of interest include Backwater Adventures to explore Devon’s rivers and countryside with professional guidance and supervision, or Rock Solid Coasteering to explore the Jurassic coastline.

The stunning beaches of the North Devon coast are less than 10 miles away - with sailing, fishing and a sandy beach at Instow, surfing at Westward Ho!, Saunton Sands, Croyde Bay, Putsborough and Woolacombe, as well as lofty cliffs and headlands along the rocky fringes of Hartland. Lots of activities for friends and families nearby including golf, horse riding, sailing, fishing, shooting, cycle hire and walking. The Tarka Trail long distance footpath and cycle way passes within ¼ mile and the RHS gardens at Rosemoor are less than 2 miles away. The beautiful moorland areas of Exmoor and Dartmoor are also within easy reach. Located just outside the village of Beaford, there is also a local pub within walking distance.
North Devon has plenty to see and do, and is home to some of the best beaches in the country including Woolacombe and Saunton. The nearest beach is at Instow and is ideal for children or just a great place to walk off life’s stresses, and then enjoy a meal or drink at one of the pubs and restaurants along the front. The town of Great Torrington is only a short drive away and has most amenities you may require. The larger regional town of Barnstaple has a busy high street, the Pannier Market and famous Butchers Row. There are numerous places of interest close by including the RHS gardens at Rosemoor, Dartington Crystal and the historic fishing village at Clovelly. For the younger ones a visit to the Big Sheep or Milky Way Adventure Parks is a good option. There is walking on Dartmoor or hire a bike and cycle the Tarka Trail, and there is also golf and fishing available locally.
