With all accommodation on the ground floor, the house and location are the perfect spot for making new memories with friends and family. It comfortably accommodates eight guests in four bedroom, and is a contemporary, spacious property that is light, airy, and welcoming. The owners have paid great attention to detail with luxurious features throughout, including crittal-style doors leading to the garden from the dining area and two of the bedrooms, one of which also has a lovely wood burner. A further bedroom is en-suite and there is also a family bathroom with a reclaimed enamel roll-top bath, and separate shower cubicle and toilet. A separate toilet, also accessed from the garden, is available. This is open plan living at its best, including a Sky Glass Smart TV in the living area and wood burner, making it the perfect place to relax. Whilst we all love the time on holiday to catch up with friends and family, there is also a quiet room off the open plan living area for some privacy, or maybe just wanting to read or watch something different on the TV. For something closer you can visit Whitwell railway station, which is one of Norfolk’s newest heritage stations, the historic conservation village of Heydon and The National Trust’s Blickling Hall. For children there are many attractions that they may enjoy. Bugz UK is an 11-minute drive, Roarr Dinosaur Park 14 minutes drive and Bewilderwood 34 minutes drive. The Owl Barn is in a secluded spot, at a Hobby Farm within the owner’s grounds, there are chickens, turkey’s and ducks on site – Children are welcome to help with egg collection. Up to two well behaved dogs (kept on leads) are welcome (more dogs can be agreed with the owner before booking) and there are also dog kennels provided adjacent to the property in a shady spot, if you wish to go out for the day, sole use for Owl Barn guests. An enclosed horse paddock is also available for dogs to run free, horses accepted by request and private arrangement. Perfect for nature lovers, the owner offers access to a tranquil private nature walk within their grounds. Where you can enjoy the local nature. There is a pond and river at the end of the grounds, so please pay attention to warning signs and always supervise children and dogs. There are owl boxes in the trees with fitted cameras, which you will soon be able to view.
Conveniently placed, in the Norfolk village – Saham Toney, next door to an 18 hole Golf course and within a 5-minute drive to Watton, for all essential shops. Local pub within 1 mile. If you would like to explore the local area, Thetford Forest for high lodge forest adventure, Go Ape high ropes course and lots of great cycling and walking routes are just a 30-minute drive. Each lodge has a lawned area beside the river, and are designed in ‘upside-down’ style, enjoying an upstairs sitting-room leading on to a furnished balcony, where guests can relax in style and enjoy the sights and sounds of the river. All the lodges have been furnished and equipped to four star standard.
Day motor launches that accommodate up to 8 passengers are included free of charge with each property and these can be moored alongside the lodges. The motor launch is chargeable during Whitsun and Summer Holidays, direct from the owner at a preferential rate.
The properties are situated in Wroxham which is well known as the ‘Capital of the Broads’ and has a selection of cafes, restaurants and shops within a few minutes’ walk. The wider area is also criss-crossed by numerous footpaths and cycling trails. One of the best ways to enjoy the Broads is on the water by motor launch, or take one of the organised day trips arranged by the neighbouring boatyard. On the water, the beauty of the Broads can be truly experienced with its extensive wildlife (ducks, geese, swans, spoonbills and herons) and its sleepy Broads villages with their pretty flint cottages and attractive churches.

The coast is within easy reach (12 miles) with lovely sandy beaches and a string of villages spreading northwards to the bustling sea towns of Cromer and Sheringham. Alternatively, Norwich is less than 10 miles away with its cathedral, castle, museums, theatres, excellent shops and restaurants. National Trust properties well worth a visit are Felbrigg Hall and Blickling Hall, both within easy reach. Nearest shops are 500 yards. Seagulls enjoys far-reaching, spectacular views across the Blakeney salt-marshes from full-length windows in the first floor living room. It is set at the end of a quiet no-through road with a secluded garden. Over the road is the village playing field with tennis courts. Blakeney Quay is a short walk past the village shop (with bacon for the ever-obliging crabs). From here is access to the marsh or up to the village. Blakeney is a bird-watcher’s paradise; the coastal path runs in front of the house, there are seals at Blakeney Point, and it is surrounded by beautiful countryside walks. The historic little town of Holt is close by and offers a range of shops, pubs, restaurants, cafés and weekly markets. Within a few minutes’ drive is Holt Lowes, an area renowned for wildlife, designated as both a Site of Special Scientific Interest and Special Area of Conservation. Also worth a visit is Holt Country Park with its wealth of bird life, as well as other RSPB reserves. The region has several stately homes such as NT Blickling and Felbrigg Halls, Holkham Hall and Houghton Hall. Other interesting days out include visits to Sheringham Park, and Walsingham Shrine and Priory ruins. Sheringham offers golf and is home to the North Norfolk Steam Railway, Splash aqua pool, a promenade and a pier. Within easy driving distance is Norwich with its excellent shopping, restaurants, cathedral, theatre, pubs, cinema and markets. Wells-next-the-Sea is 5 miles and Holkham’s vast sandy beach is just 8 miles. Windsurfing, dinghy launching, sailing and boat trips are all available locally. Shops 100 yards.

The cottage is in a good location for exploring and is only a short drive from the quaint coastal town of Blakeney and close to Wells-next-the-Sea with its outstanding sandy beach. There are miles of heritage coastline, with creeks, marshes, cliffs, beaches and dunes to explore. Discover Holkham and Blakeney National Nature Reserves, including the renowned Blakeney Point, which are both ideal for bird and seal watching. Visit Cley Marshes, Titchwell Marsh and Snettisham Nature Reserves, and Pensthorpe Nature Reserve, which is only a 15-minute drive from the cottage. There are plenty of historical places to visit, with Sandringham Estate, Holkham Hall, Houghton Hall, Blickling Hall and Felbrigg Hall all within easy reach. The Norfolk Coastal Path stretches for miles and there are many delightful cycle rides, including Peddars Way, which passes to the west of the cottage through Harpley, Docking and Sedgeford to Hunstanton, where it joins the Norfolk Coastal Path. The Poppy Line Steam Railway and Norfolk Broads are within easy reach. The renowned village of Holt is only 6 miles away with its cafés, boutiques, galleries and antique shops. Horse riding, horse racing and golf are all within easy reach. Shop 3½ miles, pub and restaurant 2 miles.

Standing on the edge of pretty Norfolk Broads’ village of Ludham, which has a shop, post office, butchers and pub serving good food, within 6-minutes walk. Nearby Womack Staithe provides access to the River Thurne which has great fishing opportunities, together with pedalo hire and a village green to just simply sit awhile and soak up the boating activity and wildlife.

Excellent location for walkers and cyclists where you can enjoy nearby trails and footpaths that surround you. A perfect location for nature lovers, so be sure to bring sensible footwear and binoculars. For fisherman, this part of the Broads offers some of the best coarse fishing anywhere in the UK, seasonal and licence required.
For the children there is BeWILDerwood Adventure Park with its treehouses, zip wires, jungle bridges and boat trips. Roar Dinosaur Park at Lenwade with splash zone, both indoor and outdoor play areas, and dinosaur discovery trail with climbing zone, is also worth a visit. Wroxham, known as capital of the Norfolk Broads, is just 12 minutes’ drive, with riverside restaurants, supermarket, shops, daily boat hire and river trips to enjoy. Wroxham Barns, located on the edge of the village, has a petting farm, craft barns, small fair and restaurants. The riverside village of Horning has its selection of tea shops, restaurants and pubs. Horning Ferry is on the outskirts of the village where you will find a marina, leisure club and pub.

There are excellent sandy beaches at Winterton-on-Sea and Sea Palling, backed with dunes, just 10 miles away. Alternative days out; enjoy the fine city of Norwich, with its cathedrals, castle, museums, theatre and vast array of cafés and a magnet for shoppers.
