During the 1900s this period thatch cottage, which is full of character, including exposed beams and a wood burner was the village inn and then became a sweet shop, and is now beautifully transformed into a loving home. The entrance hall opens into the open plan beamed living/dining room with wood burner, the sun room with seating is south facing and overlooks the River Yare. There is a well equipped kitchen with breakfast bar and stable door to the enclosed lawn garden. There is a ground floor twin bedroom and bathroom, while the first floor has two further double bedrooms and a toilet. The rear garden is tiered with steps leading up and onto a private parking area.     Reedham is a conservation village with two pubs, one of which serves great food and is on the doorstep, there is a shop, café, fish and chip shop, and a railway station. There is good walking, cycling and bird watching available from the doorstep, while fishermen will delighted with the river fishing (in season, licence required), which is available opposite the property and alongside the rivers’ edge. There are many attractions within 30 miles, including the traditional seaside resort of Great Yarmouth with activities for all ages. Within easy reach are Wroxham, known as the capital of the Norfolk Broads, waterside restaurants, shops, daily boat hire and river trips. Petits Animal and Adventure Park is just 1-mile away, with BeWILDerwood tree top adventure park 18 miles and Lenwade Dinosaur Adventure Park 29 miles, popular for families with children.     The properties are situated in Wroxham which is well known as the ‘Capital of the Broads’ and has a selection of cafes, restaurants and shops within a few minutes’ walk. The wider area is also criss-crossed by numerous footpaths and cycling trails. One of the best ways to enjoy the Broads is on the water by motor launch, or take one of the organised day trips arranged by the neighbouring boatyard. On the water, the beauty of the Broads can be truly experienced with its extensive wildlife (ducks, geese, swans, spoonbills and herons) and its sleepy Broads villages with their pretty flint cottages and attractive churches.

    The coast is within easy reach (12 miles) with lovely sandy beaches and a string of villages spreading northwards to the bustling sea towns of Cromer and Sheringham. Alternatively, Norwich is less than 10 miles away with its cathedral, castle, museums, theatres, excellent shops and restaurants.     For those who enjoy a visit to the beach whilst on holiday, Snettisham Beach is the closest at 30 minutes’ drive. Further along the coast road are the traditional seaside resorts of Hunstanton and Heacham, which boast beaches and an array of traditional seaside activities and attractions for all ages. Hunstanton, 24 miles, has a pier with lively seasonal entertainment, a Sea Life Centre and cliff-top golf course. Heacham, 22 miles, is home to Norfolk Lavender and visitors may participate in guided tours of the expanse of lavender fields to observe the harvesting. Sandringham Estate,- the Queen’s country residence, with its Jacobean-style house, museum, superb gardens and park, are open to the public when the Royal Family is not in residence. To the south lies Ely Cathedral, known as the Ship of the Fens. This small city has an excellent Saturday market and a good variety of gift shops, as well as a pretty waterfront and boat hire.
    The historic city of Cambridge is easily accessible for the day, and well worth a visit. One of the nicest ways to explore the city is by punt, which meanders through the city and passes many of the stunning university grounds. There are also many shops, pubs, restaurants, and theatres. Norwich, famous for its cathedral, is also within easy reach, and not to be missed. Don’t miss the famous mustard shop there as well, with many new and old varieties of mustard that can be purchased. From the quay itself, there are boat trips to fish or see the seals, and you may also see people “gillying”, the local term for catching crabs by hand line. The harbour is also home to Wells’ water ski club, sailing club and various other nautical pursuits. For a change of pace, hop in your car and head to Hunstanton, known by the locals as “Sunny Hunny”, but make sure you allow the time to explore the pretty coastal villages along the way. There are breathtaking marshes and pristine beaches scattered along the coastline that must be seen to be believed.

    History buffs will be spoilt for choice with the medieval city of Norwich, with its fine Norman Castle, the Hanseatic Old Quarter of Kings Lynn, Royal Sandringham, Holkham Hall and the Blickling Estate all within easy reach.
