As you step into the property, you’ll be charmed by its tasteful decor, with furniture mainly sourced from the renowned OKA collection, creating an ambiance of elegance and comfort. The property is all on one level located on the ground floor. The living room beckons with its snug ambiance, boasting a Smart TV with Sky for your entertainment. Curl up on the comfortable seating or gather around the additional dining table, while the crackling woodburner creates a warm and inviting atmosphere. The kitchen is a culinary haven, featuring Kitchen Aid appliances and a dining table where you can enjoy delightful meals together. Although we kindly ask that your furry friend remains on a lead in the garden, they can freely explore the 5-acres of private woodlands and paddocks which is fully enclosed to roam freely.

Test your skills and push your limits with a range of thrilling activities such as rock climbing, archery, and off-road biking. Within an hour’s drive, you can reach Bristol and Bath. Explore Glastonbury’s Abbey and Tor, Wells’ cathedral and Bishop’s palace, or Cheddar’s famous caves and gorge. All within 30 minutes and promising delightful adventures. With many beautiful country walks in the area, this period property is ideal for walkers and with a livery yard next door, horse stabling is available (by arrangement). Visit Taunton, the county town of Somerset, historical houses and gardens including Montacute House, Forde Abbey, Hestercombe Gardens and Barrington Court, or take a trip to Minehead on the nostalgic West Somerset Steam Railway. Exmoor National Park and the Quantock Hills are well worth a visit, as well as a trip to the south to explore the Jurassic Coast between Seaton and Bridport, taking in Lyme Regis. Inland, there is Clarkes Village for some retail therapy, Glastonbury Tor, Somerset Levels, Cheddar Gorge and the spa city of Bath. After spending the day exploring many attractions, return to this delightful property and snuggle up in front of the woodburner, set in a lovely inglenook with bread oven. Beach 20 miles. Welcome to Little Folly, a delightful cottage in the heart of Exmoor’s national park. Refurbished in late 2021, Little Folly provides the perfect escape for two couples or a family looking to get away from it all and head back to nature for a while. On the ground floor you have an open plan lounge/diner/kitchen area with a stunning bay window enjoying amazing views over the garden to the hills beyond. The kitchen is well equipped with everything you need to prepare a meal that you can enjoy at the table, while the lounge area has comfortable seating to relax after a day on the moors. The ground floor bedroom has a double bed and views over the garden. Head up four steps to the fabulous bathroom which has a P-shaped bath with shower over and heated towel rail. On this level you will also find the main bedroom featuring a super kingsize zip and link bed (which can be made into two singles on request).

Outside you have plenty of parking, and your garden is the perfect place to relax and let your family unwind, and from the doorstep there are miles of walks over the moor. Just a mile down the hill is the village of Winsford with its local pub, or hop in the car and explore the myriad of quaint rural villages dotted around, with tea rooms and country inns that have some of the best views! The beaches of Minehead, Dunster and Blue Anchor are within easy reach and always make for a fun day out. Jump on the West Somerset Steam Railway and chug merrily through the beautiful Somerset countryside. Dulverton is just a 10 minute drive with its shops and supermarket.

The owners have received an Exmoor National Park Dark Sky Friendly business award. This is very exciting as Astro tourism is a growing component of the tourist industry. Our towns and cities create so much light pollution that most people in the UK cannot appreciate the moon, let alone the stars and planets. Exmoor, along with other remote areas of the UK run events to promote the night sky. The garden is ideal for viewing the night sky and there are two sets of Astro binoculars for guests to enjoy the starry sky. Blankets, baked potatoes and a hot drink can also be provided on request.

On the ground floor you will find a fabulous living room with a wood burner and a large electric reclining corner sofa, the perfect spot to relax in after a busy day. Head through to the spacious kitchen/dining area that comes packed full of everything you need during your stay. The dining table is ideal for large family meals and can turn into table tennis for some entertainment on those rainy days or fun evenings. You will also find a double bedroom on the ground floor.
Upstairs, on the first floor, you have two family bedrooms, one with a double bed and one with two single beds, the second bedroom with a double and a single bed. The family bathroom has a bath with shower attachment, plus there is a separate wet room with shower and toilet. There is also a further double bedroom and a smaller single room.
Outside, the large garden is set up for fun and games, from the mini football pitch to the trampoline and the children’s play area. The huge lawned area hosts a picnic table and BBQ for those long summer days you never want to end! There are many walks to be enjoyed directly from Withies or why not head over to Langport, park up the car and walk the Parret Trail along the River Parret to enjoy the local shops and restaurants? There is also a large supermarket here to stock up on your holiday provisions.
For a taste of ancient history, head to Glastonbury with its medieval tor and eclectic mixture of shops. For the bargain hunters Clarks Village in Street, with its designer outlet, is a must do! The beaches of Burnham-on-Sea and Weston-super-Mare are within an easy drive away to experience the wonderful taste of traditional seaside fare!

Situated just on the outside of the seaside town of Clevedon on the Severn Estuary of North Somerset, Dowlais Farm is a beautiful place for a peaceful retreat. Russet Barn is an ideal base for a relaxing break, family holiday or romantic getaway.
Clevedon is a beautiful seaside town located in the cider loving county of North Somerset. Hosting spectacular countryside, incredible wildlife, the world’s second largest tidal range and the only Grade I Listed Victorian pier in the country, there are many things to see and do in the local area. The open plan living space is lovely and light with its sky light and beamed ceiling, comfortable sofas, and Smart TV. Wonderful for enjoying your morning coffee whilst watching Netflix or sitting in front of the log burner in the evening. The well-equipped kitchen has all the supplies you need as well as a coffee machine with a couple of complimentary pods.
On the ground floor you will find the kingsize bedroom as well as the family bathroom; head up the stairs through the open plan living space to the twin bedroom with two single beds. The barns can sleep up to four guests with an additional sofa bed for a child in the living room. Escape to these barn conversions that have been lovingly restored by the current owners in 2022, where you can indulge in the comfort offered.
This is a great area for walking or cycling along the North Somerset coast. The properties are directly on the brand new ‘Pier to Pier’ cycle track (open 2023) and this will give the opportunity to cycle between the piers in Clevedon and Weston-Super-Mare. The properties are about 700 yards from Clevedon Golf Centre where adults and children are always welcome to play, no booking necessary. The wider garden is shared with the other cottage, and is enclosed when the gate is shut. Clevedon has a lovely little harbour as well as a beautiful sea front with views across to Wales. There is a seawater lake used for swimming all year round (£1 honesty box charge). Other water-based activities are available (paddle boarding, sailing etc.) There is also an arcade, as well as a good number of cafés and pubs along the seafront. You can also visit Ladye Bay, a lovely, secluded pebble beach bay, which is within walking distance. The busier Weston-Super-Mare is only 10 minutes down the motorway, or a little bit longer along the cycle path. There is the Grand Pier with lots of arcades as well as a sandy beach. You can also be in the city of Bristol within 30 minutes.

Stepping inside, on the ground floor you will find a cosy lounge with wood burner, perfect for chillier evenings, and comfortable seating to relax in after a day exploring the area, together with Freeview TV. The wonderfully light and modern kitchen/diner comes extremely well equipped with a second Freeview TV, plus everything you need for a wonderful home-cooked meal, with an electric oven, gas 5 burner hob, and dishwasher. There’s also a utility room with a fridge/freezer, wine cooler, and washing machine.

Heading upstairs you will find the family bathroom with a P-shape bath and shower plus a heated towel rail. The bedrooms have all been decorated in calming colours for a restful night’s sleep and have plenty of storage and hanging space. The master bedroom has a king size bed, bedroom two has a double while bedroom three has a single bed.

Outside, the south-facing garden, with two decks, is a great size and is mainly lawned, perfect for your two and four-legged family to let off some steam running around and playing games. Speaking of which, at the bottom of the garden you will find the games cabin with table tennis and a decked area with a table, chairs, a corner sofa, for relaxing, firepit and barbecue for your alvfresco dining! Head into the cosy games cabin when the sun goes down.

A fantastic holiday home located just a short walk from Minehead’s town centre and beautiful seafront, with sandy beach and harbour, surrounded by shops and an award-winning Indian restaurant, 2-minute walk. Local pubs are a 5-minute walk giving you the option to leave the car on the driveway and explore on foot. Hire bikes, paddle boards and kayaks from Channel Adventures on the seafront.

Minehead Golf Course, founded in 1882, is Somerset’s oldest and is open all year round. Minehead is also a bustling seaside resort with plenty of things to do and there are many shops, bars, and restaurants to sample as well as three supermarkets within a 5-minute walk! Take time to explore, get lost and find hidden rivers, old-fashioned tea rooms and country pubs. The village of Dunster has its beach, plus its castle and cobbled streets are a must-do while here. Dunster by candlelight in December is a magical experience! Drive along the coast and spend time in Porlock, ride the cliff railway that links Lynton and Lynmouth or wander around Watchet. Exeter is just over an hour away and Taunton is 45 minutes. You’ll be spoilt for choice with things to do while staying at The Warblers! Beach ½ mile. Pub and restaurant ½ mile.

Moorlands is a wonderful holiday home located in the charming village of Chilcompton, refurbished in 2022 to provide luxurious accommodation, perfect for all the family!


Pull into your driveway where Moorlands awaits you, step inside the hallway where the vaulted double height ceiling floods the room with light. There is a piano and reading nook to be enjoyed here.


The spacious living, dining and kitchen areas are open plan with wonderful views from the large patio doors over the garden. The living area has stunning feature wallpaper, lighting, comfortable yet stylish seating and an awesome real flame gas fireplace.


The dining area has a large table with ample seating and statement lighting while the fabulous well-equipped kitchen which includes a boiling water tap, wine fridge and designer extractor, shows the high level of fixtures and fittings you can expect. Also on the ground floor is a double bedroom with en-suite facilities, and a door leading to the garden with a terrace, perfect for your morning cuppa.


A utility room with washing machine and tumble dryer can be found on the ground floor.


Upstairs there are 4 bedrooms which all lead off the galleried landing, one is a super king size bed which can be twin beds on request, one with a king size bed, one with double bed and another with double bed and single bunk on top. The two family bathrooms can be found on this floor, one with a large walk-in shower and the other, a large walk-in shower and stunning stone pebble shaped bath. Both bathrooms have been finished to the highest standard and offer luxury living. A hot tub can be hired (at a cost) with prior arrangement with the owner giving an extra feel of luxury to enjoy a little bit of R&R.


Heading outside, the extremely large garden is mainly laid to lawn, with 2 wonderful seating areas to enjoy. There is space for all the family to play endless games while around the side is a lovely vegetable garden which guests are welcome to use, and a hot and cold dog wash is provided for your convenience. A beautiful river runs around the garden of the property and care has been taken to enclose the garden, but children and animals should be supervised at all times.


Set between the cities of Bath and Wells, you will never tire of things to do while staying here! Bath with its fabulous architecture, riverside cafes, boutique shops and spas is a delightful day out, as is England’s smallest cathedral city of Wells with its outdoor market, cafés, and restaurants. Glastonbury is within easy reach with its ancient medieval charm and Tor, where you can see for miles and miles from the top. Head to Street’s designer outlet, Clarks Village, and grab a bargain. Wookey Hole Caves are a great day out for all the family and Cheddar Gorge and caves makes for a great day and has cheese, what more could you ask for! Pub and restaurant 704 yards.

Welcome to Mudhorse Cottage, a beautiful one bedroomed cottage less than a minute’s walk to the beach and the South West coastal path. Mudhorse Cottage has an interesting history, previously being the last Mudhorse Fisherman’s Cottage in the UK, with subtle nods to this reflected throughout including many books detailing the unique thousand-year-old traditional fishing. Completely refurbished in 2022 to a high standard, you enter the porch which has a fabulous map which the owners have thoughtfully plotted out places of interest and great local spots to eat out.
From here you head into the spacious open plan living/dining/kitchen area, the latter being very well equipped. The comfortable dining area opens onto the lounge which has a gorgeous wood burner for winter months. A further snug with sofa bed makes a wonderful reading room or chill space with smart TV and a stunning stained-glass window depicting the last Mud-horse Fisherman who lived in the property. The lovely bedroom has a super king-size bed and plenty of storage, and a fabulous bathroom with roll top bath and shower. Outside to the front is a patio seating area with a lovely pond and water feature, while to the rear, a lawned garden with BBQ and sun loungers, the perfect space to lay back, relax and enjoy the quiet after a day exploring.
Step outside the property and within 50 yards you are at Stolford Sea front and common land, perfect for dogs and humans to stretch their legs and soak in the sea air along the pebble and sandy beach. The coastal path here leads to Steart Marshes (WWT) a thriving nature reserve a little further on there is the village of Combwich where you can enjoy a pub lunch or in the opposite direction the path takes you to Kilve a place of special scientific interest. For a more traditional seaside atmosphere, head East to Burnham on Sea or Weston Super Mare with the latter having the great pier packed with amusements as well as lots of shops and restaurants to choose from. To the West a short drive takes you to Watchet a pretty harbour town, Dunster with its Castle and Minehead and North Devon with the beautiful Exmoor National Park. Stolford is nestled only a few miles from The Quantock Hills, an area of outstanding natural beauty. Bridgwater and Taunton are within easy reach with its many shops, bars, and restaurants and its train station which has direct links to Bristol, Cardiff and south to Penzance, so you will be spoilt for choice for days out!

Just a 20-minute walk or 3-minute drive will take you to the beaches of Berrow and Burnham-on-Sea, with Burnham having plenty of shops, bars, restaurants and amusements on offer for you. The Golf Club is just a 10-minute walk or 2-minute drive away for those keen to get on the green while on holiday. Jump in the car and explore the nearby town of Weston Super Mare with its fantastic Pier, Donkey rides and many shops and restaurants. If a day in the city takes your fancy, there is a train from Weston that will take you in to Bath or Bristol for a day of exploring. The ancient medieval town of Glastonbury is just over 30-minute drive away, explore the quirky high street and head up the Tor for amazing views!
