Wagtails is a luxurious property, totally dog-focused and ideal for families or couples, located just outside the village of Langford Budville. Set between woodland and open countryside with panoramic views of the Blackdown Hills in the lovely vale of Taunton Deane on the Somerset/Devon border.
This wonderful property is warm, spacious and homely, furnished and decorated to a high standard throughout, with everything you would need for your doggy holiday. There is a utility room and an adjacent outside hot doggy shower, equipped with a washing machine, tumble dryer, throws (for use on sofas and chairs), towels, poo bags, treats and toys. The living room has comfy seating for you and your dogs, an electric fire and a 50" Smart TV. The kitchen is well-equipped, and there is a freezer that can be used for raw food.
Outside, the humans can relax in the private hot tub, even in the winter months, or in the large double-ended bath. For the younger guests, there is a cot, highchair and stairgate available. There is a den room with toys and books, and a shared park close by with swings and slides. Wagtails provides everything you would need for your dogs and the family. The garden is well-fenced and has a large patio area with seating, a coal barbecue and a food serving area. The garden is private with views over the open countryside. The hot tub area also has seating and plastic glasses are supplied so you can sip sundowners whilst in the hot tub on summer evenings.
Adjoining a 200-acre nature reserve, offering beautiful country walks from the doorstep and further afield on the Blackdowns, Quantocks and Exmoor. A walking guide and a list of dog-friendly pubs can be found in the cottage. A dog-friendly café is a 5-minute walk up the track, serving freshly baked cakes, cream teas and tasty light lunches. The dog-friendly village pub is a 10-minute walk and offers real ales, open fires and good food.
Nearby places to discover include The Blackdown Hills with the recently restored monument, the town of Wellington with lots of independent cafés and shops, as well as Exmoor National Park. Minehead and North Devon, with sandy beaches, are within easy reach. Taunton is within 10 miles, and the city of Exeter is approximately 22 miles, brimming with history and heritage, and it offers many visitor attractions to keep you entertained for hours on end. When you arrive at The Malthouse a heavy oak door leads you into the original cart-way. From the cart-way, go down into the lower ground floor utility room, here you will find an extra fridge, washer and dryer. Also just off the original cart-way is a bedroom with a bathroom adjacent. A spacious open plan kitchen and dining area. The kitchen is stylish and handmade with all the modern appliances you’d expect. The dining area has a large, impressive Bath stone fireplace in front of the long pine dining table. Heavy curtains and underfloor heating keep you warm in the winter months whilst stone floors, lime washed walls and ancient beams reflect its historic character.


On the ground floor the sitting room and the garden room, both comfortable and thoughtfully furnished. The sitting room has an inglenook fireplace with a wood burner, ideal on colder days. Walk through the cosy sitting room to the airy pitch-roofed garden room and enjoy views of the garden and countryside from the window seats. Climb the turret stairway to the first floor where there are four bedrooms and two bathrooms. The bedrooms are large and elegant with crisp Egyptian cotton linen and fluffy towels, side tables, soft furnishings, and comfy chairs. Up another turret stairway to the second floor with another bathroom and a further two bedrooms, one with a unique view of the ancient malthouse roof structure through a floor-to-ceiling glass window. There’s a generous open courtyard and a large garden with lawn and lavender lined path. Guests can enjoy al fresco dining; there are large tables with benches and chairs, a large comfy sofa and plenty of blankets to lay on the grass. A range of outdoor games including table tennis are provided.


Grade II listed, The Malthouse is steeped in history with some parts dating back to the 14th and 15th centuries and is quirky in many ways with uneven steps and floors, all of which contribute to the character of the building. The owners just ask that you take care whilst you experience living in a historic house! The property is in an outstanding location. The city of Bath needs no introduction and is a 15-minute drive (or catch the bus from the village).

Built in 2023, Brook Cottage is a very well presented detached cottage set within the owners’ gated grounds. The bright and airy cottage has an open plan living/dining/kitchen with a Smart TV, dining table and in the kitchen area, everything you’ll need for your stay. There’s an adjacent utility area with a washing machine and tumble dryer, and a separate toilet. On the first floor you’ll find the two bedrooms, one with zip and link super kingsize bed which can be twin beds on request, and the second with a kingsize bed. A shower rooom completes the first floor. Outside and to the rear is a large private patio garden which is fully enclosed, perfect for dogs to run around freely in (but please keep them on leads when not in this area). There are lovely borders with bespoke wooden seating and a luxurious private hot tub.
Within a 10-minute drive you have Blue Anchor beach, a wonderful dog friendly beach with café, the town of Watchet with its harbour and local shops and pubs, or the seaside resort of Minehead which has many shops, restaurants and a beach. The village of Washford is under a mile away with its lovely local Inn. Whilst in Minehead, why not jump on the West Somerset Steam Railway which weaves its way along the north Somerset coast through to the countryside town of Bishops Lydeard. Exmoor National Park, with its dark star gazing skies, is within easy reach being under 2 miles away, and has many quaint hamlets and villages to explore, miles of moors, superb scenery and the famous wild Exmoor ponies. Then there’s the local county town of Taunton where you can indulge in some shopping, dining or catch a game of cricket at the county ground.

Not only do you have Exmoor on the doorstep, with its magnificent views, designated ‘dark skies’ for gorgeous stargazing, wildlife and cosy pubs; the town is also the starting point of the Southwest Coast Path, the longest countryside trail in the southwest. It’s also the terminus for West Somerset Railway, the longest heritage railway in Britain. The town offers a wide range of attractions, including the beach, promenade, harbour, beautiful gardens and a colourful tree-lined avenue with an array of shops and amenities. Dominated by the wooded slopes of North Hill, the whole area is renowned for its outstanding natural beauty and is also well situated to discover the beauty of North Devon with stunning Lynton and Lynmouth en route.

Welcome to Withies, a wonderful large holiday home perfect for multiple families or friends to enjoy both inside and out. On the ground floor you will find a fabulous living room with a wood burner and a large electric reclining corner sofa, the perfect spot to relax in after a busy day. Head through to the spacious kitchen/dining area that comes packed full of everything you need during your stay. The dining table is ideal for large family meals and can turn into table tennis for some entertainment on those rainy days or fun evenings. You will also find a double bedroom on the ground floor.
Upstairs, on the first floor, you have two family bedrooms, one with a double bed and one with two single beds, the second bedroom with a double and a single bed. The family bathroom has a bath with shower attachment, plus there is a separate wet room with shower and toilet. There is also a further double bedroom and a smaller single room.
Outside, the large garden is set up for fun and games, from the mini football pitch to the trampoline and the children’s play area. The huge lawned area hosts a picnic table and BBQ for those long summer days you never want to end! There are many walks to be enjoyed directly from Withies or why not head over to Langport, park up the car and walk the Parret Trail along the River Parret to enjoy the local shops and restaurants? There is also a large supermarket here to stock up on your holiday provisions.
For a taste of ancient history, head to Glastonbury with its medieval tor and eclectic mixture of shops. For the bargain hunters Clarks Village in Street, with its designer outlet, is a must do! This semi-detached property, which is quite private and not overlooked, is set between woodland and open countryside, with panoramic views to the Blackdown Hills in the lovely vale of Taunton Deane, on the Somerset/Devon border.
Woodlands has everything you need for a family holiday. It is well equipped for children, with children’s toys, games and DVDs, and even direct access to a shared playground with swings and slides. Guests can relax in the heated, outdoor 6-person hot tub in the garden, even in the winter time as it has a roof cover. Pure luxury! There is also a corner whirlpool bath in the main bathroom, a shower in one of the bedrooms which is en-suite, and another in a separate shower room. Coffee, cakes and light lunches are served in the cafe nearby and the village pub is within walking distance with real ales, open fires and good food.

Nearby, head to the medieval village of Dunster with its wonderful castle, spend a day at the arcades or shopping in Minehead, pop to Watchet and stroll around the Harbour or head inland onto Exmoor.
