This is a very special place! Set on the edge of the Suffolk heritage coastline near the ‘secret’ beach of Covehithe, this detached house is surrounded by blue skies, views of fields, woodlands, and nature reserves. The perfect retreat for larger families and groups looking for relaxation, fun and adventures. It is also close to Southwold and has easy access out into the surrounding towns and villages of Suffolk. Within walking distance is the village of Wrentham, with a village shop, pubs and superb café/deli, ideal for getting breakfast.
This country house has spacious accommodation with every care taken to present an exceptional holiday experience. It has large sociable areas, a warm snug with a wood burner for winter cosiness and some downstairs accommodation for those with mobility restrictions. It also has a huge swim-spa and beautiful gardens to enjoy. There is a porch with useful storage leading to the open plan living room, dining area and kitchen. The living area has comfortable seating here for everyone as well as benefitting from a Smart TV and huge bi-fold doors that lead out to the garden and spa. The dining area is complete with dining table and chairs for eleven guests, and the kitchen is equipped with everything you may need to rustle up a homely meal. Downstairs is a snug which can be used as a bedroom (includes mattress topper. wardrobe and blackout curtains) with a Smart TV, and there is also a downstairs bathroom with a big Jacuzzi bath and large rainfall shower. Upstairs are four bedrooms all with wonderful field and woodland views. Outside, make use of the bubbling swim pool/spa with seated jacuzzi area, jets and swim against ’pool’ area, there is a dry ’dome’ to dry off in with towel dryer and warm towels.

Country walks are available all around, and the sea is only a walk or short bike ride away. The Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich heath, offering opportunities for spotting birds and connecting with wildlife, with excellent walks available. For great days out visit Snape Maltings, Framlingham Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park. Vibrant market town of Beccles boasts independent boutiques and chain shops, with an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. The weekly market is excellent for all things local, and there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the Famous Norfolk Broads National Park. Lambourne House is set in very spacious 4½ acres of landscaped gardens in the Lincolnshire countryside, which are shared with four other adjoining holiday cottages. Just 10 minutes’ drive from Skegness are the long white sands of the east coast. Ashtree Court offers a haven for perfect private family holidays, with all the fun of the traditional seaside resort of Skegness close by.
Lambourne House has everything needed to relax and enjoy a traditional family holiday, with five double bedrooms, expansive living rooms, a beautiful inglenook fireplace and all the luxury facilities you would expect from a house of this size, including a gym. The mature garden, with its play areas and barbecues, provides a wonderful place for family fun, and the heated indoor swimming pool ensures entertainment all year round. Off road parking in designated areas right outside the farmhouse affords easy access for loading and unloading luggage and shopping.
There is plenty to see and do in and around the area. Less than a mile away is a good pub for families, which serves both food and drink. The closest beach for lazy summer walks, building sandcastles, sunbathing or indulging in bracing winter wanderings, is 10 minutes away by road, and the nearest golf course, North Shore, is the same distance away. Keen fishermen will enjoy the coarse fishing lakes just 300 yards away.
The town of Skegness has all the facilities you would expect of an established seaside town and modern commercial centre - shops, bars, pubs, restaurants, cafés, cinema, theatre, fun fair, seaside amusements, park, aquarium, sports and fishing facilities, as well as a hospital and excellent road and rail links. Beach 2 miles. Shop, pub and restaurant 1 mile.

Offering superb sea views, this spacious home is situated in an enviable position along the sea front and boasts a large heated outdoor swimming pool. This holiday cottage, attached to a self-contained annexe which is occupied by the owner, is ideal for couples or family get togethers. Hayling Island is renowned for its sailing activities and windsurfing with lessons available close by. Every year there is a national windsurfing event and a plethora of sailing and nautical activity can be seen along the coastline. Chichester, with its beautiful cathedral, festival theatre, leisure centre, Roman Villa and Fontwell races, is definitely worthy of a visit. Visit Portsmouth with waterside dining, ferry trips to the Isle of Wight, designer outlets, Natural Museum, leisure facilities, Spinnaker Tower, HMS Victory or the maritime history at Southampton. The properties provide an excellent base for walking, cycling or bird watching, but are conveniently situated to explore the delightful market towns and villages of Suffolk. Stowmarket, 10 miles, is home to the Museum of East Anglian Life, has a wide range of shops and restaurants and direct train links to London Liverpool Street Station. Bury St Edmunds with its cathedral, abbey grounds and Georgian theatre, the market town of Diss and the county towns of Ipswich, Norwich and Colchester are all within easy reach. Slightly further afield are the unspoilt delights of the Suffolk Heritage Coast, including Aldeburgh, Dunwich, Walberswick, Southwold and the ancient burial ground at Sutton Hoo (National Trust). Nestled in the Peak District National Park, this 16th century manor house shares 14 acres of grounds with the owners’ other holiday homes and is furnished in a shabby chic style with antiques, wood panelling, beams, stained glass window in the ground floor bedroom and mullion windows (low ceilings, low doors and uneven floors in some rooms). There is use of a range of facilities (1 hour per day private use via booking system), including a shared indoor pool, sauna, solarium and treatment room.
Bakewell, 3½ miles, offers shops, bars, a bistro, restaurants, twice weekly market, antique country fairs and music festivals. Stroll alongside the River Wye or a circular 3½-mile walk on part of the Monsal Trail. Chatsworth House, 5 miles, is set in 1000 acres and visitors have the opportunity to see the wild deer grazing. Head Brewers House (formerly known as Merrilodge), the former home of George Bateman and family as well as the Head Brewer’s house. The city of Norwich is 13 miles away and offers a theatre, cathedral, castle museum, two indoor shopping centres with cinema complexes and a market square. Other places to visit include the pretty market town of Holt, 12 miles, Blakeney Quay, 17 miles, Holkham Hall, 26 miles, and The Royal Sandringham Estate, 29 miles, which is open to the public when the Royals are not in residence. Horncastle is renowned for its antique shops and is only a short drive, as is the unspoilt Georgian town of Louth with two busy market days a week. A visit to the sandy beaches at Mablethorpe or Skegness are always worth a day out, as is a visit to Lincoln Cathedral and the Bailgate area used in the filming of the ‘Da Vinci Code’. Dray Cottage is set in the small hamlet of Fallapit, just outside the village of East Allington midway between the towns of Kingsbridge, Totnes and Dartmouth. This Area of Oustanding Natural Beauty has many sandy beaches and stunning coastline very close by, including Blue Flag beaches Slapton Sands, Beesands, East Portlemouth, Bantham, Bigbury and Thurlestone. The town of Dartmouth is nestled on the River Dart and offers boat trips, exclusive shops, galleries, many pubs and some famous restaurants. Totnes, 5 miles up the river, is a town steeped in history, enjoying a colourful and exuberant atmosphere, while Salcombe is another pretty riverside town, boasting a busy estuary with many yachts sailing by and a myriad of interesting shops and pubs in its winding streets. There are several National Trust properties in the area to explore and some delightful open gardens. With the South Hams coastal path stretching over 60 miles there is great walking and time can be spent exploring the rugged moorland.
A little further afield and well worth a visit is the Eden Project in Cornwall. Riding, sailing, sea and coarse fishing are available locally, as well as a good variety of shopping. Shops 3 miles, pubs ½ mile.
