This beautiful, single-storey, detached cottage is set in the heart of Knapton village in central Herefordshire. Formerly it was an old cart shed used for storing the carts over the winter period and is thought to be 250-300 years old. It is set near a Roman road with an old hill fort nearby. The Cart Shed has been thoughtfully furnished throughout with many hand-crafted items adorning the property. The cottage has been lovingly renovated over a period of time by the current owners who are as keen on the exterior appearance as the interior, with landscaped grounds which guests are free to wander and enjoy. The owners, who live next door, have a smallholding with a variety of animals including pigs, geese, chickens and bees, as well as the owners’ two friendly dogs that may want to greet you. The local restaurant and pub is within walking distance.
The location is not only ideal for exploring Herefordshire but also Gloucestershire, Monmouthshire, the Brecon Beacons and Shropshire. There are numerous cider museums and working farms to visit as well as the Black and White Village Trail which takes in some of the most beautiful villages in the UK. Hereford Cathedral is home to the Hereford Mappa Mundi which is one of the world’s medieval treasures. There are National Trust properties including Berrington Hall, Croft Castle and The Weir Garden. The Forest of Dean is within easy reach with Go Ape, walks and cycle trails. At the mouth of the river are Kingswear and Dartmouth Castles with the rocky waters of the estuary lapping at their feet. Exeter and its stunning cathedral is just a 10-mile drive, and Exeter Racecourse and Haldon are not far away. A nature trail and cycle route can be found in the Forestry Commission, 7 miles. Single-storey, it is situated on the edge of a smallholding with sheep, midway between the picturesque market town of Biggar and the small village of Broughton, 3 miles away and home of Broughton Brewery and a tea room, doubling as a local pub at the weekend.
There is good walking and cycling from the doorstep with Broughton Heights and Trahenna Hill well worth the climb for the glorious views. Biggar has a great selection of excellent local food producers and hosts a surprising range of events throughout the year. Peebles, 15 miles away has good restaurants, galleries and independent shops. Glentress mountain bike trails are 17 miles away and Innerleithen 21½ miles. Black Pan Holiday Cottage is a beautifully presented ground floor apartment, with its own enclosed rear garden, that adjoins the owners home and is accessed by a bridle path. It is clear a lot of time and effort has been put into the creation of this delightful holiday home. The layout has been extremely well thought out with an innovative space saving premium design kitchen installed and an open plan living/dining/kitchen with Wi-Fi. There is a lovely spacious shower room with monsoon shower, his and hers wash basins, a large double bedroom with a top of the range mattress added for a great night’s sleep, and a useful dressing table/writing desk to write all those postcards. The owner has a background of working with animals and has ensured that the property is also more than dog friendly, making it the perfect base to explore all that the south east side of the Isle of Wight has to offer with your four-legged friends. The rear garden has a lockable gate, outside tap for the cyclists amongst you.

The apartment is located in Lake, which is situated between the popular seaside towns of Sandown and Shanklin. The nearest beach at Lake is moments from the property and shares the same gently sloping golden sands and clear swimming waters of its neighbours. At the rear of the beach, the cliff rises steeply creating a dramatic looking natural screen and shelter for the beach at the foot of which runs the sea wall, path and cycleway. The beach can be accessed from a set of steps from the top of the cliff path which is close to Lake’s Island-line train station. Because this beach is tucked away and not as straightforward to reach as its resort neighbours, it is very often quieter during the busier months, making it a peaceful alternative for a day on the beach. As the waters are quieter this is a great beach for surfing and water sports as the sea is shallow and clear. There is an instructional school which is located at the back of the beach that offers a whole range of activities for all ages and abilities. There are beach huts which you can look to hire and also a number of benches to sit on along the sea wall path when the tide is further in. The walk along the sea wall between Sandown and Shanklin along the back of the beach is highly recommended as it offers a wide, flat path which is ideal for both walkers and cyclists.

Sandown is a truly traditional British beach resort with pier, amusements, pitch ’n’ putt, Isle of Wight Zoo and the Dinosaur Isle attraction at the northern end of the esplanade towards Yaverland and Culver Cliff. At the other end of the path you will reach Shanklin Esplanade which is again packed full of amusements and crazy golf as well as several places to eat. There is also Shanklin Chine to explore, carved by Mother Nature’s own hands over thousands of years. The stunning tree lined gorge cuts its mark from the old village down to the sandy beach and esplanade below. In the evening, the waterfalls and woodland are illuminated, giving the gardens a totally different aspect and atmosphere.

There are numerous attractions across the island to discover for all ages including The Needles, with its chairlift, amusement park, boat rides, lighthouse and coloured sands of Alum Bay. Visit Queen Victoria’s favourite holiday residence, Osborne House and its gardens, Ventnor Botanical Gardens, Carisbrooke Castle or the sailing towns of Yarmouth and Cowes. Set in the grounds of the owner’s home and refurbished in the summer of 2019, these charming former stables are surrounded by wonderful countryside and have been converted to a very good standard. It is a superbly convenient holiday base for the world heritage city of Bath with its historic buildings, world famous theatre and river trips, and Bradford-On-Avon and its beautiful canals, as well as the city of Wells, Glastonbury Tor, Longleat House and Safari Park, Cheddar Gorge and caves, Stourhead and Wookey Hole. Close by is the village of Kilmersdon, home to the nursery rhyme Jack and Jill. Also the beautiful picturesque village of Mells is only 2.5 miles away. There are many wonderful country pubs and restaurants in the surrounding area. There are several sandy and dramatic coastal beaches to the west and south, such as Lyme Regis, Weston-super-Mare and Burnham-on-Sea. There is direct access onto the old track-bed which now forms part of the Marriott’s Way, a 26 mile footpath, bridleway and cycle route that follows the disused railway line between Norwich and Aylsham, linking up to further footpaths and trails. Whether you are a casual walker, rambler, dog walker or cyclist, you will delight at the rich habitat and wildlife on the many footpaths and cycle routes in the area. For those less mobile, there are suitable surfaces along much of its length.

The village of Cawston is just a few minutes’ walk and offers a deli/café, shop and pub. Experience a nostalgic trip by steam on Norfolk’s longest narrow gauge railway, which runs between Aylsham and Wroxham. The 18 mile round trip runs through pretty countryside, where you can jump on/off at the pretty villages of Brampton, Buxton and Coltishall and explore by foot. Norwich is 10 miles away, a medieval city with cathedral, castle, museum, excellent shopping including two indoor malls, market square, theatre, cinemas, cafés and plenty of restaurants.
