The kitchen leads out to the enclosed lawn garden with steps to hot tub. Guests can relax and unwind on the large comfy sofa, or enjoy time sat out on the patio. The Cart Shed (ref UK10576) is a wonderful, semi-detached barn conversion, also with its own hot tub, and has uninterrupted, picturesque Norfolk countryside views. It has contemporary, first floor open plan living and has a raised decked area outside which offers the opportunity for simply relaxing or dining al fresco whilst enjoying the views across the fields with its visiting wildlife. The hot tub is tucked underneath the decking and screened to retain its privacy, but still benefits from countryside views.
The Tack Room (ref UK31753) has been newly converted during 2021, beautifully fusing traditional and contemporary design to offer a very comfortable holiday home. These properties provide excellent walking direct from the doorstep, and miles of footpaths and trails to explore, including local woods. It is situated in an ideal location to explore the excellent sandy beach of the North Norfolk Coast and the Norfolk Broads, which are both within a 30-minute drive. Cromer and Sheringham, also have glorious sandy beaches and are host to many attractions, perfect for everyone. Cromer boasts a pier, with a carnival week which is held in August and, weather permitting, a spectacular New Year’s Day celebration, complete with fireworks.
Places of historical interest and stately homes can be found within easy driving distance, and Blickling Hall boast open air concerts during the summer season. Perfect for entertaining the younger generations, these properties are also close to Banham Zoo, Wroxham Barns craft centre and play park, Dinosaur Adventure Park at Lenwade and BeWILDerwood at Horning. As you make your way down the impressive, winding, private driveway which leads to Gresham Hall, you will feel the weight of the world leave your shoulders. Set within the beautiful country estate, whether you choose to stay at one of the apartments, or book the hall and become Lord of the Manor for the duration of your holiday, you are sure to be delighted by your tastefully presented and stylish accommodation. For guests staying at Gresham Hall (ref UK10641), there is a bedroom and a shower room across the hallway on the ground floor for less mobile guests. Gresham Hall was built by Colonel Batt (hence the bat over the front door), between October 1907 and April 1908 using wooden scaffolding, labour and materials from the Gresham Estate, and the bricks were baked in a local kiln. Colonel Batt was very innovative, and after the war he generated his own electricity which served the property for many years, now having been replaced by a more eco-friendly pellet boiler to provide lots of hot water and cosy heating. The present owner bought the property in the 1980s and the family grew up there, enjoying the beautiful estate to the full. The current renovations were carried out between 2017 and 2019, giving the properties their contemporary feel and all the modern conveniences required by discerning guests for a lovely holiday.
If you can tear yourself away from your sumptuous surroundings, you will find yourself within a designated Area of Outstanding Natural Beauty, and also within the heart of the beautiful North Norfolk coastline. The lovely market towns of Sheringham and Holt are just minutes away and offer lots of great places to eat, drink and shop with Sheringham also offering a wide, sandy beach. Cromer, with its famous pier, is also close by. In fact, head east or west from here and explore lots of pretty seaside towns and villages, each offering unique coastal habitats including sandy or shingle beaches, marshes and pretty quays.

It is perfectly positioned to explore the Norfolk Broads National Park and Norfolk’s amazing coastline with sandy beaches and RSPB bird reserves. Neighbouring the owners’ working arable farm (not accessible to guests) it is privately surrounded by its own large garden.
It has nearby links to public footpaths and bridleways, including Weavers Way, winding 61 miles through the North Norfolk countryside. Another way to enjoy the area is on horseback; there is a equestrian centre nearby (within ½ mile) where you can hire a horse for the day, or you can even house your own horse, with a variety of livery options available. The centre is registered with Riding for the Disabled Association (RDA) charity. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunities for walking direct from the doorstep, so do remember to pack your walking boots. For anglers, there is carp fishing within ½ mile.
The market town of North Walsham, 6 miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 13 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive.
