This cosy, detached cottage is set in the small town of Pitlochry and offers an excellent holiday base for touring Perthshire, with the attractive towns of Blairgowrie, Dunkeld and Aberfeldy within easy reach. Glenshee, Scotland’s largest ski resort, is one hour away and a short walk from the cottage will give you a choice of bars, restaurants and shops. The property is just a few minutes from the River Tummel, famous for its salmon fishing. On the outskirts of the town lies an 18 hole golf course with wonderful views across the Tummel Valley. For family entertainment, the Pitlochry Festival Theatre is a must, Faskally Woods and Pitlochry Putting Green are also worth a visit. There are plenty of country walks and cycle paths with lots of wildlife to look out for including deer, wild birds and red squirrels. The historic town of Perth is only 26 miles away. Shop and restaurant 200 yards, pub 300 yards.

Waterloo Farm House is a traditional, stone-built, C-listed, detached cottage with a generous sized garden, providing a wonderful place for couples, friends and families to relax and enjoy this excellent property. Set in the quiet hamlet of Waterloo, it is believed that the original properties in the area were built for the soldiers returning from the Napoleonic Wars or for the widows of soldiers who did not return from the famous battle. It is thought that Waterloo Farm House was built around 1815 and in recent times was a berry farm but is no longer a working farm.
This beautiful cottage has been completely rebuilt internally to provide a modern layout and was just completed in summer 2019, yet still maintains its original charm and character. The welcoming and bright living/dining room has large, comfortable sofas, attractive lighting and a wood burner ensuring this space is a cosy hub for guests to gather. Leading off from the living/dining room is the kitchen, equipped with quality appliances, and a breakfast area. There are stereo ceiling speakers in all rooms providing a shared sound system throughout the house or independent music from your Bluetooth enabled device in your own room if you prefer. The back door leads to a small patio where guests can enjoy breakfast or a morning coffee. There is a large enclosed lawned garden at the front of the property with a patio and garden furniture, ideal for an impromptu barbecue.
Waterloo Farm House is in a great location for exploring this picturesque area which you can do on foot or by bike and there are lots of footpaths and quiet lanes directly from the doorstep. The village of Bankfoot is just 1 mile away, with a pavement all the way from the cottage and is very handy for a local store or one of the two local small hotels with bars. The attractive town of Dunkeld is only 5 miles away and makes a great day out with its historic cathedral and buildings, and a good selection of quality restaurants, coffee shops, delis, interesting independent shops, galleries and walks along the River Tay. Birnam is close by and is one of the best preserved historic towns in Scotland. The Arts Centre is home to the Beatrix Potter Exhibition and Garden which is well worth a visit. Walk along the riverside and discover magnificent old trees in the Birnam Wood which was mentioned in Shakespeare’s Macbeth. The bustling city of Perth is only 10 miles away and is packed with places to eat and drink and has a theatre, museum, swimming pool and a great selection of shops including high street names and local boutiques. The railway stations at both Perth and Dunkeld have frequent services to Inverness and Aviemore, or you could be in the centre of Edinburgh in just over an hour without the stress of finding parking. It is also ideal countryside for cycling and mountain biking in the forests.

For a day out, and only 5 miles along the road at the end of Loch Tay, is the pretty conservation village of Kenmore where guests can enjoy riverside walks, participate in water sports, take a boat trip on the loch or discover several excellent places to eat. The Croft na Caber Centre, which is a reconstruction of an Iron Age stilt dwelling built over the water is one of the most renowned watersports centres in Scotland. The village hosts regular events, each January there is a ceremony to mark the opening of the salmon fishing season, as the Tay is one of the finest angling rivers, and there is a firework display at New Year. Aberfeldy is only a 20 minutes drive with local interesting independent shops, a supermarket, galleries, eating places, a community run cinema and an award-winning book shop. The famous Dewar’s Whisky Distillery offers tour and sampling and there are riverside walks and white water rafting for the more adventurous. A Highland safari takes you up into the mountains to see local wildlife including deer, peregrine falcons, ospreys and golden eagles. This area has many historic buildings, castles and gardens which you can visit to discover the rich history of the area. Shop 9 miles, pub and restaurant 8 miles.

The cottage retains much of its original character and has a wonderfully secluded feel, set on high ground and surrounded by nature and an abundance of birds, red squirrel, pheasants, deer and wildlife. Outside there’s a woodland and spacious garden, although you may find it hard to tear your eyes from the stunning views! The outdoor firepit is memorising on a clear night with the twinkly stars. Cycling and mountain biking are popular round here, with amazing views and challenging roads.

This gorgeous cottage set within extensive gardens is in a superb location on the banks of the renowned River Tay in an utterly secluded spot, down a hidden beaten track yet within a 10-minute drive of the Fair City of Perth and all its attractions. A perfect choice for families or friends, it has been superbly renovated to provide extremely comfortable accommodation for discerning holidaymakers, with a warm and welcoming interior and tasteful furnishings. Built in the 1800s, the cottage was originally for the river keeper at the world’s first salmon hatchery, and the ruins of the ‘fishponds’ are visible from the garden today. The owners have made the most of the location with careful design of the garden which leads down to the river, allowing direct access to the riverbank trails along the River Tay, and nearby a well-maintained lade trail which boasts a beautiful scenic walk leading to a small isolated natural beach, Horsey Pool and Stanley Mills.

The owners really want you to enjoy your stay and are very knowledgeable about the river and surrounding area. A nature lover’s paradise, the lade trail offers a rare opportunity to glimpse beavers and otters which are regularly sighted. Other British birds include ospreys, herons, peregrine falcons, woodpeckers, owls and kingfishers, all frequent visitors to the area. The River Tay is of course one of the prime salmon fishing rivers and fishing may be available by arrangement directly with the owner. The area is also abundant in other rivers and lochs all offering outstanding but easily accessible trout and salmon fishing at very reasonable prices.

Of course, you don’t need to be a fisherman to enjoy this cottage. The immediate area has lots more to offer, with Perth itself offering plenty in the way of culture and shopping as well as good restaurants and cafes. St Andrews and Gleneagles, famous for their world-renowned golf courses, are an easy drive with other highly rated local golf courses nearby.

The property is situated on the historic Scone Palace grounds, the crowning place of Scottish kings and the original home of the Stone of Scone, which is open to visitors throughout the year. This is the ideal secluded location for guests to relax and just enjoy privacy, tranquillity and stunning surroundings or to explore all the nearby attractions that Perthshire has to offer.
