Within the grounds of the owner’s property, but completely detached and private, this delightful cottage, accessed by a rough track, has stunning expansive views over the fields and hills of rural Perthshire, yet is just a mile or so out of the village of Methven. Inside, the cottage has been lovingly furnished with calming colour schemes. The living room has comfy sofas and a soothing atmosphere and opens up onto the sun room at the rear, which leads to a private patio and hot tub, perfect for an evening soak in peaceful surroundings. The kitchen/dining room is well equipped with everything you need to cook up a lovely meal, and upstairs the main bedroom has a quirky element with a shower cubicle also in the room. There is a separate bathroom upstairs and a toilet downstairs. Outside, the pretty garden gives way to horse paddocks, and beyond are the rolling fields of the surrounding farm.Please note in September, the grain dryer in the adjoining barn can run for long hours.
This is great place to enjoy a varied holiday in the wonderful county of Perthshire. There is easy access to the fair city of Perth itself, with its wide selection of boutique shops, artisan cafés and restaurants. Culture lovers can take in a show at the renowned HorseCross in the centre of Perth, or in the more traditional Perth Theatre. Other recreational facilities include swimming, skating and cinema, as well as plenty of golf in the surrounding area. For golfers, Gleneagles is an easy drive.
The popular town of Crieff is a short drive away, with the Glenturret Distillery well worth a visit, or visit Auchingarrich Wildlife Centre in Comrie, a great place for children and adults alike to interact with native and foreign species amongst wonderful scenery. The cottage is on the border between Perthshire and Fife where golfers are spoilt for choice with Kings Barns and Carnoustie easily reached, and half way between St. Andrews and Glen Eagles. Located on the north shore of Loch Tay in the peaceful picturesque village of Fearnan, minutes from Kenmore and close to the charming town of Aberfeldy where you will find a lovely selection of local shops, pubs and restaurants.

It was built well before the railway line, which is spanned by two beautiful bridges on the edge of the farm garden.
For many years, the farm operated as an 80-acre pig farm, but in 1999, a 10-acre section was sold off and the new owners completely transformed it. The farmhouse remained, but many of the sheds were taken down to leave just a small section, which was turned into stables. When the current owners took over in 2009, the barn itself was initially used as a machinery store and then a lambing shed, the barn has now been converted into a holiday home with a private hot tub, where guests can relax in the evening with a glass of wine in hand.

From the sloping 3-acre garden, interspersed with pathways, there are excellent walks through the mixed woodland onto heath and moor which opens up to breathtaking views, perfect for hill and dog walkers. In particular there is the Cateran Trail – a 100 mile circular walk through the Angus Glens and Perthshire. Winter sports at Glenshee Ski Slopes provide extensive skiing and snowboarding facilities, and are located just a short drive away. The popular towns of Pitlochry and Blairgowrie are just 13 miles equidistant with a great variety of shops, a theatre, fine dining restaurants, cafés and a distillery, all well worth a visit. Golfers can test their skills on over 30 courses in the area, and for the more adventurous there is mountain biking, fishing and horse riding. Throughout the year many events are held in the region including The Strathardle Gathering every August (Highland Games), The Etape Caledonia Cycling Event in May, The Perthshire Open Studios and The Blairgowrie Book Festival in October, which can be enjoyed whilst staying in this lovely property. There is lots to do in the area and the conservation village of Kenmore at the east end of Loch Tay has a shingle beach and great views down the loch where guests can enjoy water sports, loch cruises or maybe a spot of fishing. There is a local shop, a post office, deli, the oldest inn in Scotland, restaurants and the Cranog, a reconstruction of an Iron Age stilt dwelling built over the water. Kenmore hosts a traditional ceremony each January to mark the opening of the salmon season on the loch. This area is well known for outdoor activities with lots of walking and climbing opportunities available. Fearnan is at one end of the Tay Forest Park and leads to the hamlet of Fortingall, home of the Fortingall Yew, the oldest tree in Europe. At the far end of the loch is Killin and the Falls of Dochart, and a superb drive from here to the Bridge of Balgie leads to the top of Glen Lyon, the longest in Scotland.
