Enjoying uninterrupted views of the award-winning Mawgan Porth beach, this fantastic beach house is surrounded by a third of an acre of beautifully kept gardens with a large, sea facing, sun trap decking area, overlooking gently sloping lawns and a pretty stream that trickles down to the sea below. Solar panels help heat the house and water while providing free electrical car charging for our guests’ electric vehicle.

Over the past year (2022), the house has been renovated to the highest standards by one of the country’s leading interior designers and offers plenty of living space all benefitting from exceptional sea views and floor to ceiling sliding doors leading to a large decking area. The large circular fireplace makes for cosy evenings during the Autumn and Winter months. The brand-new handmade kitchen is well supplied with all creature comforts from a juicer to a selection of coffee machines, including a Nespresso. A door leads into a separate TV room with a big corner sofa, both with fabulous sea views and door to the terrace. Three ground floor bedrooms, ome with chandelier, two with those stunning views. A beautiful glass and oak staircase leads from the entrance hall up to the first floor where you will find three more bedrooms; a double bedroom with en-suite shower room; a large twin bedroom with large en-suite shower room, and one with a TV and sofa bed which enjoys the best views of all.

The beach is just a 5-minute walk away from the garden gate. Off the drive, there is a lawned area and to the side of the house a heated outdoor shower for when you return from the beach. The equipment store has a range of children’s wetsuits and storage for boards. Once cleaned off, you can luxuriate in the state-of-the-art Aspen and Spruce spa with a sauna, experiential shower plus cold water bucket for the brave. Situated mid-way between Padstow and Newquay, Mawgan Porth offers you a beautiful west facing beach, stunning scenery, wondrous walks, superb surfing, an amazing variety of restaurants to suit everyone’s taste and pocket, including a cosy pub, seafood restaurant, cafés, and takeaways all within walking distance of Blue Seas. Just a short walk away is the medieval and historic hilltop town of Rye. With its famous cobbled streets, lined with interesting historic buildings, an abundance of independent shops, restaurants and cafés, interesting art galleries and museums, as well as cosy and inviting pubs. Head to the harbour for quiet beaches, picturesque walks and coastal birdlife.
Rye is steeped in history and is well worth exploring, with a range of restaurants, bars, boutique shops and historical sites. Wander through the historic Landgate and along the cobbled streets to admire the House with Two Doors (filmed as part of the BBC Series ‘Mapp and Lucia’ and the infamous Mermaid Street). Take lunch at one of the lovely pubs serving food, followed by a visit to Rye Pottery for a creative afternoon. The glorious long sandy beaches and dunes of Camber Sands are also just 5 miles up the road. For wine enthusiasts, Chapel Down and Gusbourne Vineyards are well worth a visit where local wine can be sampled or enjoyed within the restaurant. Further afield are the interesting historic towns of Hastings and Battle. The Old Town in Hastings is a popular historic area with numerous traditional pubs with a vibrant music scene. A busy day of exploration can be rounded off with fish and chips on the seafront. Beach 2 miles. Shop, pub and restaurant 50 yards.

Picturesque Cotswolds towns such as Stow-on-the-Wold, Bourton on the Water and Burford, and many National Trust properties are all worth a visit, as well as lovely towns and villages such as Newent, Ross, Newham and Monmouth. If exploring and adventure is on the agenda, you are spoilt for choice with the Forest of Dean, Severn and Wye Valleys, Malvern Hills and the Cotswolds all on your doorstep. Perfectly located to enjoy a trip to the ancient cathedral and historic docks of Gloucester, and approximately half an hour’s drive from Cheltenham’s festivals and regency promenade for a spot of designer shopping and fine dining. There are excellent walks and mountain biking trails directly from the farm to May Hill and the surrounding area.
The Red Lion pub is just 5 minute’s walk, The Leaf café and garden centre 3-minute walk. May Hill brewery, Longhope bakery and Harts Barn craft centre just a 5-minute drive. There’s an outstanding restaurant and wet fish counter at Severn Wye smokery, Chaxhill (10-minute drive). Also, a private chef can be arranged from Harts Barn cookery school if required. It is also close to the International Centre for birds of prey and the Three Choirs Vineyard nearby for a spot of bird watching followed by some wine tasting. Within easy reach of the picturesque Wye Valley, including Tintern Abbey and Symonds Yat. Adrenalin junkies are well catered for too, in Gloucester you have the dry ski slope for a day of boarding or tobogganing, off road cycling and treetop rope adventures to be found within the Forest of Dean. Paddle boarding is a firm favourite and available at Gloucester Docks and the picturesque Symonds Yat on the Wye River.

Located in the quiet rural village of Stalmine, the property is ideally placed for exploring Lancashire, the Fylde Coast and beyond. Stalmine is located approximately 5 miles from the small market town of Poulton-le-Fylde which has a good selection of shops, bars, and cafés. Other places that are worth a visit along the Fylde coast include Thornton Cleveleys with its old-fashioned charm and promenade, 7 miles, Fleetwood with its Freeport Outlet Shopping Village, 10 miles, and of course Blackpool, 9 miles, whose many attractions include The Tower, Blackpool Zoo, Pleasure Beach, Sea Life Centre, and Madame Tussauds.
Apart from being accessible for the coast, Carr End Barn A is also well-placed for exploring rural Lancashire. Ribble Valley with its pretty villages is within an hour’s drive, and it’s an excellent choice for walks and country pubs. The Forest of Bowland, which is a designated Area of Outstanding Natural Beauty, can also be reached within an hour’s drive. The Lake District and Yorkshire Dales are also very accessible by road and can be reached in an hour. The city of Lancaster is just 13 miles away and Preston is 19 miles. Beach 9¾ miles. Shop and pub ½ mile, and restaurant 3 miles. This property can be booked together with ref. LR8 to accommodate up to 18 guests.

Orrest Howe is situated up the famous Orrest Head walk in Windermere, set in a beautiful woodland garden. You can enjoy sitting out on one of the many seating areas or end your day relaxing in the hot tub whilst taking in the local scenery.
This detached five bedroom property is a mixture of modern living combined with the period features of a Lakeland house, with two living rooms, plus plenty of room for dining, and a big modern fitted kitchen, including a large wine chiller, perfect for your party of up to ten. You can either relax at the property in the hot tub or large garden or explore the many things to see and do in the surrounding area. You can also enjoy a game of pool in the utility room which has a pool table and seating along with the washing machine, tumble dryer and Belfast sink. The kitchen has a warming Aga, and steps lead down to a breakfast area with a dining table and seating for eight guests. The larger, formal dining room has a dining table and seating for 12-14 guests.
This elegant, detached house is ideal for groups, families or couples and blends character with every day modern day comforts. It is perfectly positioned to explore the Norfolk Broads National Park and Norfolk’s amazing coastline with sandy beaches and RSPB bird reserves. Neighbouring the owners’ working arable farm (not accessible to guests) it is privately surrounded by its own large garden.
It has nearby links to public footpaths and bridleways, including Weavers Way, winding 61 miles through the North Norfolk countryside. Another way to enjoy the area is on horseback; there is a equestrian centre nearby (within ½ mile) where you can hire a horse for the day, or you can even house your own horse, with a variety of livery options available. The centre is registered with Riding for the Disabled Association (RDA) charity. There are tremendous circular cycling routes via Dilham Canal and a wealth of opportunities for walking direct from the doorstep, so do remember to pack your walking boots. For anglers, there is carp fishing within ½ mile.
The market town of North Walsham, 6 miles, has a good selection of shops, supermarkets, bank, a weekly market, bowling alley, leisure centre with swimming pool, restaurants, and cafés. Worstead church is a superb 14th-century building, full of historic and architectural interest. Wroxham, the capital of the Norfolk Broads is 6½ miles for daily boat hire and river trips, waterside restaurants, cafés and shops. It also has a train station with links to Norwich city, 13 miles, for excellent shopping centres, theatre, market, castle museum, cathedral, cafés and restaurants, and coast and Bure Valley Steam Railway; a nostalgic 18-mile trip by steam on Norfolk’s longest narrow gauge railway which runs between the historic market towns of Aylsham and Wroxham, with wayside halts serving the picturesque Broadland villages of Brampton, Buxton and Coltishall, where you can hop off and on to explore by foot. The popular seaside town of Cromer, 15 miles, has a beach, promenade gardens, pier, shops, cafés and restaurants. There are sandy beaches at Happisburgh, Mundesley and Bacton within 20 minutes’ drive. Felbrigg and Blickling Halls (National Trust), and Sheringham Park are all within a 30-minute drive. A must for families is BeWILDerwood at Horning, a tree top adventure woodland, 7 miles and Dinosaur Park at Weston Park, 19 miles. Beach 8 miles. Pub 1 mile, shop 5 miles and restaurant 4 miles.

The perfect retreat for larger families and groups looking for relaxation, fun and adventures. It is also close to Southwold and has easy access out into the surrounding towns and villages of Suffolk. Within walking distance is the village of Wrentham, with a village shop, pubs and superb café/deli, ideal for getting breakfast.
This country house has spacious accommodation with every care taken to present an exceptional holiday experience. It has large sociable areas, a warm snug with a wood burner for winter cosiness and some downstairs accommodation for those with mobility restrictions. It also has a huge swim-spa and beautiful gardens to enjoy. There is a porch with useful storage leading to the open plan living room, dining area and kitchen. The living area has comfortable seating here for everyone as well as benefitting from a Smart TV and huge bi-fold doors that lead out to the garden and spa. Downstairs is a snug which can be used as a bedroom (includes mattress topper. wardrobe and blackout curtains) with a Smart TV, and there is also a downstairs bathroom with a big Jacuzzi bath and large rainfall shower. Upstairs are four bedrooms all with wonderful field and woodland views. Outside, make use of the bubbling swim pool/spa with seated jacuzzi area, jets and swim against ’pool’ area, there is a dry ’dome’ to dry off in with towel dryer and warm towels.

Country walks are available all around, and the sea is only a walk or short bike ride away. The Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich heath, offering opportunities for spotting birds and connecting with wildlife, with excellent walks available. For great days out visit Snape Maltings, Framlingham Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park. Vibrant market town of Beccles boasts independent boutiques and chain shops, with an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. The weekly market is excellent for all things local, and there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the Famous Norfolk Broads National Park. This wonderful detached cottage with wrap around private garden and hot tub is tucked away in peaceful countryside. Nestled near the village church within the very quaint, small and rural village of Norton Subcourse. It is within easy distance of the larger village of Loddon just a few minutes’ drive away and the pretty market town of Beccles, 14 minutes, with supermarkets, shops, cafés and regular market days.

Surrounded by open countryside, spectacular walks and excellent cycle routes can be enjoyed from the doorstep. The neighbouring village of Thurlton, ¾ miles, boasts a local shop and a friendly public house. The area has excellent road links providing easy access to both sandy beaches and the National Park Norfolk Broads for daily boat hire and river trips. Reedham Ferry, a chain linked ferry crossing, is just 2 miles away and takes you on a trip across the River Yare, with a pub serving good food awaiting on the opposite side, and miles more marshes and villages to explore.
Fishing is available along the River Yare (licence required). Enjoy a day trip to the medieval city of Norwich and explore its Norman castle, many museums, theatre and galleries. Two excellent indoor shopping malls, market square and an abundance of great places to eat and drink. Alternatively, explore the Norfolk Broads where you can join a tour or even charter your own day launch to explore the miles of waterways. Daily boat hire and river trips available at Loddon and Beccles. A 30-minute drive takes you to the traditional seaside resort of Great Yarmouth with its Golden Mile amusements, fun fair, waxworks, pitch and putt, Sea Life Centre and shopping centre. Suffolk coastline includes everything from traditional seaside resorts with good sandy beaches including Lowestoft, through to popular Southwold with its life boat museum, lighthouse, shops and pubs. Enjoy the thrills of Pleasurewood Hills American theme park, 12 miles away.
Relax and enjoy the tranquil grounds of Somerleyton Hall, 8 miles. Travel north to explore Cromer with its pier, working life boat centre, sandy beach and town centre. Blakeney Quay, historic Holt and the Royal Sandringham Estate are all within a 2 hour drive. For birdwatchers there are RSPB sites available locally. There are lots of amazing places to seek out which serve great seasonal and locally produced foods. Lambourne House is set in very spacious 4½ acres of landscaped gardens in the Lincolnshire countryside, which are shared with four other adjoining holiday cottages. Just 10 minutes’ drive from Skegness are the long white sands of the east coast.
