On approach from the winding driveway, you already get a feeling of how truly special this property is. Open the large wooden front door and step inside the spacious hallway, complete with dining area and exposed oak beams and parquet flooring. A warm and welcoming living room has ample space for everybody to relax. The Swedish wood burner and floor-to-ceiling windows only add to the modern features, while the stunning green oak beams add extra charm. There is an outside balcony area which can be accessed via both the living room and kitchen.

The perfectly designed kitchen, complete with electric oven, hob and Aga, induction wok and Quooker, is a haven for budding chefs, providing a wide selection of utensils and implements. The three bedrooms are aptly named after the region’s finest whiskies. The master bedroom, The Cragganmore, has wonderful east-facing views and overlooks the burn in the grounds. The en-suite bathroom is a real stunner, providing a large and inviting space for enjoying a long soak after a busy day exploring the area.
Glenlivet Estate has a number of waymarked paths of various lengths together with a series of mountain bike trails with varied degrees of difficulty. There is a number of nearby adventure activities centered around the rivers Spey and Findhorn. Within Speyside there are approximately 50 whisky distilleries many with visitor centres. These include Glenlivet, Macallan, Glenfiddich, Aberlour, Glenfarclas and Balvenie. Dufftown is only 5 miles along Glenrinnes and is one of the major distillery centres where you can join a walk visiting all nine based in the town.

There are many castles to visit in the area starting with Ballindalloch Castle frequently referred to as The Jewel of the North. The North East 250 route leads to Deeside for Balmoral, Braemar, Crathies, Drum and numerous other castles. Within an hour’s drive are the sandy beaches on the south coast of the Moray Firth including Cullen, Lossiemouth and Nairne together with a number of small harbours and view points for seeing dolphins on the incoming tide.

For golf lovers, Ballindalloch, Dufftown and Grantown-on-Spey courses are close at hand with a number of links courses along the rugged coastline. Around a 36-mile journey will bring you to Aviemore, a popular large village offering plenty to keep the whole family entertained. For skiing in the season, as well as Cairngorm, The Lecht Ski School is approximately 17 miles from the property with Glenshee a little over an hour making it a fabulous choice in the winter months for lovers of the slopes. Decorated and furnished to a very good standard, it also benefits from a large, enclosed, rear garden. It is well within walking distance of the double basin harbour and a local fish and chip shop.
Portknockie is a real gem in the heart of the Buckie coastline. With dramatic and ever changing sea views, it is a wonderful place for walkers and those who love to take in the local scenery. The neighbouring village of Cullen, about 2 miles away, is definitely worth a visit. Why not try the local delicacy of cullen skink (a thick soup made with smoked haddock, potatoes and onions) while you are there? If you are a keen golfer, then there are several courses within easy reach. The working fishing town of Buckie is about 4 miles away, and from here you can take a boat trip on the Gemini Explorer to search for the Moray Firth dolphins. Or, further afield at Spey Bay, you will find the popular Scottish Dolphin Centre and Nature Reserve. The famous Speyside Whisky Trail is also within easy reach and should not be missed. The Old Boathouse is an exquisite holiday home tucked away in beautiful Highland countryside in the Cairngorms National Park. Situated a stone’s throw away from the River Spey, within the Tulchan Estate east of Grantown-on-Spey, The Old Boathouse is perfect for those wanting outdoor pursuits nearby and generally reconnect with the great outdoors. The former dressing room that links the bedroom to the en-suite shower room has been renovated into a further sleeping area with twin beds, making this a perfect family room for four. Back downstairs to the front door and directly opposite is the kitchen with extra breakfast table. Like the entire house, it is decorated to a very high standard. There are two further bedrooms downstairs, both with en-suite shower rooms and Smart TVs. An exciting feature of the house is the games room which is accessed from the garden. It has a table tennis table and a galleried living area with yet another large Smart TV.

With some of the best fly fishing in Scotland available only a short walk away, permits available through the Tulchan Estate, and other excellent beats only a few miles away, including at Ballindalloch, The Old Boathouse is an excellent choice for fishing parties. Because of its position in the Cairngorms National Park, it also caters for families and groups of friends that want to get outdoors exploring on foot, by bike and also on skis. There’s also the Speyside distilleries to visit only a few miles down river, and many interesting towns and villages to roam around. You will be well placed for winter sports at the Lecht Ski Centre, or enjoy the activities on offer at the surrounding Glenlivet Estate. Here you can walk or cycle the many paths, all whilst appreciating the stunning Scottish scenery and local wildlife.
From Hawthorn House you can easily access the famous Scottish Whisky Trail, with the Glenlivet distillery only 5 miles away and many other distilleries located in and around Dufftown, approximately 18 miles away. The diverse town of Aviemore, situated in the Cairngorms National Park, is 25 miles away and provides a fun filled family day out. Whether you want to visit the mountains, lochs, the Highland Wildlife Park or the Landmark Forest Adventure Park, you will find something for everyone under an hour’s drive away.
