Great for walkers and cyclists of all abilities, from your front door there are many established public footpaths and cycle paths that lead directly out into the heart of rural Perthshire. The River Earn runs through the village and provides the perfect landscape for an afternoon stroll. For a more exhilarating walk, head to the Deil’s Cauldron where the River Lednoch cascades through a rocky gorge. There is a very scenic golf course, fishing, bowling and Loch Earn, 6 miles away, offering sailing and watersports.

For a family day out Auchingarrich Wildlife Centre is a short drive away and has much to offer all ages with a children’s play area, covered walkway to view the wildlife and a restaurant. This whitewashed, detached cottage with large garden is situated down a quiet lane on the outskirts of Blairgowrie, just a short walk from the local pub and within easy reach of the town’s shops and cafés.

Just 16 miles from Blairgowrie, Perth has a wealth of cultural activities to enjoy including theatre, cinema, museums and art galleries, as well as interesting boutique shops to browse round. Walking is a popular pastime round these parts with the Angus Glens easily reached and the Cateran Trail (a circular 60-mile walk) popular with hikers of all ability levels. Golf is well catered for, with the renowned Rosemount course just a 5-minute drive away. Gleneagles and St Andrews are further afield for those who like to really test their skills.

The property really is a hideaway, accessed by a non-tarmac track and in winter, the track can get snowy and icy. However, the owners are on hand should you need assistance.
From the sloping 3-acre garden, interspersed with pathways, there are excellent walks through the mixed woodland onto heath and moor which opens up to breathtaking views, perfect for hill and dog walkers. In particular there is the Cateran Trail – a 100 mile circular walk through the Angus Glens and Perthshire. Winter sports at Glenshee Ski Slopes provide extensive skiing and snowboarding facilities, and are located just a short drive away. The popular towns of Pitlochry and Blairgowrie are just 13 miles equidistant with a great variety of shops, a theatre, fine dining restaurants, cafés and a distillery, all well worth a visit. Golfers can test their skills on over 30 courses in the area, and for the more adventurous there is mountain biking, fishing and horse riding. Crieff is only 3 miles away and is a great day out where you can visit a whisky distillery, crystal factory shop, deli and café selling local produce, craft shops, galleries, local shops and a super market. There are regular events throughout the year including the Crieff Highland Games and the Drovers Walking Festival. The area provides outdoor activities for all abilities, and if you prefer more strenuous activities, then mountains Ben Vorlich, Ben Chonzie and Ben Lawers provide excellent walking with water sports on Loch Earn and mountain biking. For the less energetic there are riverside walks along the banks of the River Earn and Turret. The area is also steeped in history with historic castles and monuments to visit. Famous for being in the TV show Outlander, Drummond Castle Garden is 2 miles away, as well as other locations seen in the show such as Doune Castle and Hopetoun House. Stirling, Perth, Edinburgh and Glasgow are easily accessible for day trips. There are three whisky distilleries and visitor attractions close by, and with Crieff, Perth and Stirling only a short drive away, you’ll never be stuck for things to do. Waterloo Farm House is a traditional, stone-built, C-listed, detached cottage with a generous sized garden, providing a wonderful place for couples, friends and families to relax and enjoy this excellent property. Set in the quiet hamlet of Waterloo, it is believed that the original properties in the area were built for the soldiers returning from the Napoleonic Wars or for the widows of soldiers who did not return from the famous battle. It is thought that Waterloo Farm House was built around 1815 and in recent times was a berry farm but is no longer a working farm.

The attractive town of Dunkeld is only 5 miles away and makes a great day out with its historic cathedral and buildings, and a good selection of quality restaurants, coffee shops, delis, interesting independent shops, galleries and walks along the River Tay. Birnam is close by and is one of the best preserved historic towns in Scotland. The Arts Centre is home to the Beatrix Potter Exhibition and Garden which is well worth a visit. Walk along the riverside and discover magnificent old trees in the Birnam Wood which was mentioned in Shakespeare’s Macbeth. The bustling city of Perth is only 10 miles away and is packed with places to eat and drink and has a theatre, museum, swimming pool and a great selection of shops including high street names and local boutiques. The railway stations at both Perth and Dunkeld have frequent services to Inverness and Aviemore, or you could be in the centre of Edinburgh in just over an hour without the stress of finding parking. In winter the ski slopes at Glenshee are within easy reach and the cities of Perth, Dundee or Edinburgh make good days out. The house occupies a stunning position with breathtaking views overlooking the River Tay, with its 18th-century stone bridge, glens and mountains beyond. To the front of the house there are steps that lead down to a beautiful river walk. The house is entered by an Oriental-style vestibule with pale green stained glass, opening into a long, imposing hall and has been lovingly restored and elegantly furnished with antiques for discerning guests and families. It boasts original oak panelling in the drawing room, wood-burning stove, glass sun porch and a quaint, original cloakroom. A double staircase sweeps up either side of a fireplace with log burning stove, leading to four generous bedrooms and two large Victorian bathrooms. The caretakers are resident in a completely separate private rear wing.
