Over 200 years old and accessed by a track, it has 2ft thick stone walls and traditional tin roof, and has undergone a unique and innovative conversion, together with an adjoining stone barn. Transformed into a holiday home offering a bright and contemporary living space, it retains the very best of its original charm. A large wood burner and uninterrupted views across miles of open hillside, as well as a hot tub on the elevated decking outside, add to the experience.
    The stunning main living area is open plan, with a large wood burner at one end and a well-equipped, contemporary kitchen with handmade units at the other. Steep ladder stairs lead up from the kitchen to a bedroom, which occupies the whole of the mezzanine area. Very low double doors open through to the ground floor en-suite bedroom, but due to the height and depth of the stone wall, it is advisable to access this bedroom from the part-covered walkway around the perimeter of the cottage. This charming bedroom has a hairdryer provided and a feature claw-foot bath, as well as an adjoining en-suite. At the opposite end of the cottage is a bright shower room, accessed via the part-covered decking. Another bedroom (also with hairdryer provided) is located within a separate stone barn conversion 20m from the main cottage, and enjoys the same incredible views down the glen to the hills beyond. Capercaillie Cottage is superbly well equipped and furnished, with deep leather sofas and high quality appliances throughout. It is set within 1 acre of grounds, with raised decking and hot tub located just outside the main entrance, with a feature ornamental pond below.
    The owners work 300 acres of the surrounding croftland and hills, which you are welcome to explore with their prior permission. Wildlife is prolific in the area, with red deer, pine martens and abundant birdlife, including rare red kites, golden eagles, oystercatchers and curlews. Whilst the location is completely secluded, the charming village of Rogart is 4 miles away, with its thriving village pub and restaurant, shop, post office and railway station. Visit historic and archeological sites, as well as romantic castles such as Dunrobin, seat of the Dukes of Sutherland.     This fabulous historical holiday cottage, fully renovated in 2021, is set in an elevated position overlooking Loch Ruthven, an RSPB Nature Reserve. As well as being famous for the Slavonian grebe, the nature reserve is home to many other amazing wildlife including red kite, buzzard and red deer. The loch shows the signs of glacial activity with scarred boulders dotted along the water’s edge and up into the woodland to the summit of Stac Gorm towering over the Ruthven. Fly fishing is available in other lochs nearby.

    Loch Ruthven is situated in the upper parts of Strathnairn, and a few rugged miles south from Loch Ness. The area around the loch and The Grain Store is a relatively unknown part of the Highlands, and many say a hidden gem because of its off-the-beaten track feel yet close proximity to Inverness only 25 minutes’ drive away and a great starting point to explore the North Coast 500 route. The cottage is 240 metres above sea level and has Stac Gorm rising to 430 metres just across the loch. The views of both together from the cottage are awe-inspiring. The walk into the nature reserve, round the loch and up Stac Gorm is brilliant and highly recommended when you visit. Views to the south and south west from the cottage show a brooding landscape of hills. What you see are the Monadhliath Mountains stretching from Strathnairn to the south into the Cairngorms National Park. There are four Munros in these mountains, which keen hikers will be want to explore. The Monadhliath Mountains are not technically mountains, but high hills with many parts of the area being over 900 metres above sea level. It’s a remote, desolate, naturally treeless wilderness, and a breathtaking part of the Highlands.

    From the cottage, following Strathnairn east downstream, you reach the main road which takes you to the Cairngorms National Park where there’s an endless list of brilliant things to do for the whole family. From skiing and walking with wild reindeer in the winter, through to walking up some of the UK’s highest mountains in the summer. To the north of the cottage is Loch Ness, the southern side of Loch Ness, which is very different from the northern shore. It’s quiet, and offers the best chance to spot elusive Nessie.

    Further afield, you have Inverness which is a wonderful little city at the mouth of the Ness River right on the Beauly and Moray Firths. The Firths are one of the best places in the world to see bottlenose dolphins! And from Inverness there are roads stretching in every direction into different parts of the Highlands. The cottage is also in a ’dark sky’ area with a telescope provided at the property to enjoy the night sky. Shop 6½ miles.

    This stunning detached barn has a large space for parking (4 cars). Upon entering the property through the main door, you have a useful heated vestibule area for boots, coats and drying kit. This leads you through to the large open plan living space, which is a fantastic area with its triple aspect windows and views over the surrounding Highland countryside. The comfy sofas, beautiful views, wide-screen TV and wood burner all combine to create a truly wonderful living area. From here the hallway leads to the two bedrooms and bathroom. The master bedroom is very generously sized and both bedrooms enjoy flexible zip and link beds (superking/twin), fitted wardrobes and far-reaching views over the countryside. Outside there’s a large, private decking area that is accessible from the open plan living space. It’s a lovely spot to relax and have a drink at the end of a long day out exploring the Northern Highlands (remember your binoculars - the bird life is fantastic!).     Being on the outskirts of Lairg (1¾ miles away) means you are close to the local amenities- restaurants, shops, petrol station, visitor centre- and yet you can still enjoy that rare commodity in the Highlands of being able to walk home afterwards - in this case, through the beautiful countryside.
    Reaching Lairg is an adventure; you’ve made it to the far north, and the ’Crossroads of the Highlands’. In the immediate area you can enjoy the history and Neolithic archaeology of Lairg, tours of Balblair Distillery, salmon leaping at the Falls of Shin, otter watching at Bonar Bridge, bird watching from the decking, and the award-winning sandy beaches at Golspie and Dornoch. For those feeling more active, within 45 minutes’ drive there are red, blue and black mountain biking runs; amazing road cycling; angling in river, loch and estuary (including the famous salmon on Carron, Oykel and Cassley); sailing, hill walking and six golf courses including the world class Royal Dornoch.
