Close to sandy beaches with the fishing town of Eyemouth just 3 miles away. There are wide views of the sea and coast with moorland walking direct from the house. Historic Berwick is only 5 miles, and border towns are within half an hour’s drive. Edinburgh 1 hour’s drive. Pub ½ mile.

Just a few minutes walk from the pretty conservation village of Denholm with its village greens, good pubs and a restaurant, this spacious cottage is privately situated near the entrance to the owner’s home, which is ¼-mile further on. Set in mature woodland and a small stream bordering the open garden, it’s an idyllic place for children to play and explore, or for others to simply soak up the peace and tranquillity. Kelso and Melrose have lots of interest with Floors Castle, Mellerstain House, ancient abbeys and an array of independent shops and good places to eat. Minto Golf Course is just ½-mile and there is fishing on the River Teviot and the River Tweed. There are hill walks aplenty nearby and cycling on quiet roads, or head for the Glentress Forest to get your adrenalin fix. Shop, pub and restaurant ½ mile.

That said, with another flick of the switch, the high speed Wi-Fi is back on and you’re connected to the world again. Just 12 miles from the border town of Hawick you will have the happy balance of not being away from it all but not cut off - and there are local shops are nearby in most of the smaller villages. In terms of activities you will not need to travel far to find something exciting to do.
This semi-detached house is is an ideal retreat for either a family of five or a small group. All three bedrooms are located on the upper floor, whilst the bathroom is on the ground floor. The main living space is also on the ground floor, too, where you can sit and relax at the end of a day spent exploring or engaging in activity-based fun in the surrounding area. Kick back and relax in front of the wood burner on a chilly evening, while the ‘chef’ enjoys preparing and cooking on the larger range cooker. Located near to the towns of Kelso which is 6 miles away, and Duns which is 8 miles away, West Cottage was part of the original farm cottages and is surrounded by fields and countryside worked by the farm, so there will likely be some cows, sheep or horses coming to the fences to say hello when you’re out exploring.
The cottage accommodation is surprising in the generous size of the rooms. Downstairs the living room is ideal for relaxing in front of a movie on the TV and enjoying the cosiness of the wood burner. The kitchen is sure to be the hub of this ’home away from home’ given its size and how it’s equipped with an electric range cooker, guests will no doubt be creating meals of ’Masterchef’ standard to be enjoyed in the dining area, whatever the occasion. A shower room is downstairs completing the ground floor. Upstairs there are three bedrooms as mentioned and a four-piece bathroom with bath and shower. The house has gas heating to provide a heat boost when the fire isn’t on, although guests will find this a cosy house all year round.
Outside the generous back garden is fully enclosed and ideal for kids and dogs to run around enjoying and tiring themselves out.
The nearby village of Greenlaw is a short 2 mile drive away and boasts a pharmacy, butchers, pub and shop. The other surrounding villages, towns and attractions throughout the Borders provide something for literally every taste. Whether you want a light challenge of a hill walk or just to sit and enjoy the sleepy vibe of this fabulous part of Scotland. Venture a little further to Edinburgh (an hour by car) or head west towards Loch Lomond and the Trossachs, even south to the glorious beaches of Northumberland. All are more than doable for day trips by car.
