Nestled within the glorious Devon countryside, Barwick is the perfect choice for families, couples and friends wanting to escape the hustle and bustle of everyday life and enjoy a holiday together. Surrounded by some of the country’s most beautiful landscapes, with Dartmoor and the lovely rolling hills of Devon on your doorstep, Barwick is also within easy reach of the coast. This spacious property has the benefit of a large open plan living space downstairs and an additional sitting room upstairs, complete with a balcony so you can take in the glorious countryside views.
Barwick sits on the edge of the lovely village of Exbourne with an inn serving meals and local ales, an eco-friendly, underground shop, post office and historic church. Approximately 100 yards from the property, there is a lovely playpark for the children to enjoy. The local town has a cinema, supermarkets, castle, museum and a variety of restaurants. The property is just 6 miles from the breathtaking Dartmoor National Park, where you can see Dartmoor ponies, beautiful landscapes, quaint villages, castles, culture, and an altogether slower pace of life. You can settle down at a pub, or find an idyllic spot to enjoy a picnic whilst taking in the spectacular scenery. Meldon Reservoir is just 8 miles away and offers fishing, water sports and lovely lakeside walks. The pretty towns of Okehampton and Tavistock are close by, and there are also many beautiful gardens including RHS Rosemoor and The Lost Gardens of Heligan within easy reach. Devon and Cornwall offer fantastic coastal walking and boast sandy beaches and hidden coves, ideal for surfing or exploring the many rock pools. Fishing, tennis, horse riding, pony trekking and an 18-hole golf course are all close by. The Tarka Trail is one of the country’s longest, traffic-free, walking and cycling paths, and forms part of the Devon Coast to Coast cycle route. Beach 27 miles. Shop, pub and restaurant 350 yards.

Grattan Cottage (ref UK11036) and Manor Cottage (ref UK11037) are set within the extensive grounds of the historic and Grade II listed Grattan Manor, just outside the village of Bow. A freshwater spring within the grounds is the apparent exact centre of Devon. Both cottages are furnished and equipped to a very good standard and each has its own unique character and charm. Wood burners, well-equipped kitchens and private patio areas all contribute to the appeal of the cottages. Both Grattan Cottage, which is detached, and Manor Cottage, a wing of a property, overlook the old orchard, a large lawned area with some of the remaining fruit trees. It’s ideal for sitting out on a warm summer’s day or taking the dog for an early morning stretch. Within the orchard, each cottage has a private sitting-out area; Grattan Cottage has a raised gazebo and the use of a barbecue hut in the orchard. Croquet is occasionally available by prior arrangement with the Lord of the Manor, i.e. the owner. All-weather tennis court (please bring your own equipment). Outdoor, open, shared swimming pool - available in the summer months and later if weather allows - in the attractive walled garden.

The village of Bow is a short distance away and has a pub and well-stocked local convenience store. Due to the central location, the cottages make an ideal base from which to explore the north and south of Devon, as well as the beautiful surrounding Devon countryside. The regional towns of Credit and Okehampton (considered the gateway to the Dartmoor National Park) are easily reached, and the towns provide a good range of shops and amenities.

On Dartmoor there are plenty of walks for all ages and abilities to enjoy this stunning and dramatic area, as well as some pretty villages with pubs and tea rooms. There are many fine beaches and coves along north or south Devon, steam trains here and there, and a trip to Lundy Island can be arranged from Bideford pier. Ask the owner for information on river boat excursions along the Dart, especially from Totnes on Dartmoor. Numerous places of interest close include the R.H.S. gardens at Rosemoor, Dartington Crystal (glass blowing etc.) and the unique, historic fishing village of Clovelly is not far from Port Isaac (remember ’Doc Martin?’). Visit the last castle to be built in England at Castle Drogo (National Trust), with a nearby excellent riverside pub. There is golf at Okehampton and nearby Crediton, or you can hire a bike and cycle the Tarka Trail at Great Torrington. Or simply relax amongst the beautiful grounfs surrounding the Manor. North Barn is a luxurious, detached barn conversion with four immaculate bedrooms, accommodating up to eight guests in total. No attention to detail has been forgotten, it is a truly idyllic holiday home retreat. Walk in from the private garden, straight into the hallway which leads to the homely, light and spacious open plan living space, which is attractively furnished with plenty of space for families or a group of friends. The kitchen has sleek grey units with ample preparation and storage space, and is fully equipped with a range of integrated appliances. The large island in the centre of the kitchen is a great spot to catch-up over coffee, and the large dining table is the perfect sociable area for a celebratory meal where you can entertain your guests and toast to the good times that lie ahead. The spacious living area has a 55" Smart TV and two large sofas. Perfect to relax in after a busy day exploring this part of Devon.
Upstairs, the bedrooms and landing have beautiful features, including wooden beams, sky lights, a glass balustrade staircase and high ceilings. There is one cosy twin bedroom and one standard double bedroom which have shared use of the family bathroom. There are also two spacious kingsize bedrooms which each have their own contemporary en-suite shower room. Each of the bedrooms are furnished with a Smart TV, built-in wardrobes and bedside tables with lamps.
This first-rate home-away-from-home offers splendid outdoor spaces, including a patio at the front of the property with an outdoor picnic bench and parasol. There is also an enclosed lawned garden at the back of the property. The patio area is a lovely spot in the evenings to enjoy the sun setting with a glass of your favourite tipple in hand.
North Barn is an absolute delight and there is also the option to book South Barn (ref BCSBARN), which is a luxurious three-bedroom property located on the other side of the courtyard area, together they can accommodate a total of 14 guests.
This beautiful holiday home benefits from lovely countryside walks close by on Dartmoor and Exmoor, and cyclists and walkers are well catered for in the area with the famous Tarka Trail within easy reach as well as The Granite Way. The Tarka Train Line is a great alternative to a day driving, catch this local line at Eggesford Junction and head up to the coast or to the cathedral city of Exeter.
Iddesleigh, Hatherleigh and Winkleigh are just a short drive away and offer shops and pubs. The village of Iddesleigh, which is a 5-minute drive away, is known as War Horse Country as this is where Michael Morpurgo wrote the novel ’War Horse’. You will also be within easy reach of a riding stable, coarse fishing at Stafford Moor and War Horse Valley Farm Park, and slightly further afield are RHS Rosemoor Gardens, The Big Sheep and The Milky Way.
The stunning surfing beaches of the North Devon and North Cornwall coastline are an easy drive away for a day out, with sandy beaches and sheltered coves to explore including Bude, Saunton Sands, Croyde and Westward Ho! Discover the magnificent points of High Willhays and Yes Tor at Dartmoor National Park, where you can enjoy a scenic hike to the summit for unrivaled views, before embarking on an exhilarating outdoor adventure of canoeing or climbing with Adventure Okehampton. A visit to Castle Drogo is also not to be missed, an extraordinary castle with fantastic gardens, a shop and a restaurant with the moors as the backdrop.

Orchard Barn is a luxurious and spacious three-bedroom barn conversion just outside the small village of South Tawton. Set on a working farm close to Dartmoor National Park, it has been lovingly renovated by the owners in 2021 and lies in a rural setting.

Standing detached, it greets guests with a delicious welcome pack of thoughtfully provided fresh local produce. The owners can supply award winning meat (105 awards) for your stay and their neighbour can supply you with quiches, scones, so you can have a night free from cooking.
The open plan living space includes a well-equipped kitchen and a lovely dining and living area with a wood burner for the cooler months and air conditioning for the summer. The kitchen has a beautiful island worktop with a couple of stools, the perfect spot to plan your day over a morning coffee, and later you can gather round the striking oak dining table for a celebratory meal. The spacious living area combines traditional features of the barn with contemporary touches, and heading upstairs you will find three comfortable bedrooms, each with a super kingsize bed (two of the zip and link bedrooms can be split to accommodate four children in one bedroom if required), two with an en-suite shower room, and the other bedroom has use of the family bathroom featuring a luxurious roll-top bath.

Sit outside and enjoy peace in the garden beside the apple orchard, with its outdoor seating, picnic benches and barbecue with complimentary pack of charcoal. There is also an outside dog shower with hot and cold water. The external games room is a great additional space, featuring a table tennis, pool table, space to store bicycles and surfboards, a washing machine and a tumble dryer.

Set on the north eastern edge of the stunning Dartmoor National Park with walks and cycle paths from your doorstep, you can easily explore the beautiful surrounding countryside and discover the local wildlife, including the iconic Dartmoor ponies. Okehampton is a short distance way and has a good selection of shops, amenities and castle, or walk along the Tarka Trail and the old railway to Meldon reservoir. National Trust Castle Drogo is also nearby for a visit, and Devon’s bustling resorts and beautiful beaches are just a short drive away, including Teignmouth, Dawlish and Exmouth (reached in 40 minutes).
