The Little Barn nestles in the owners’ grounds (who are on hand and happy to assist) but retains privacy. To the rear of the barn is a small woodland with a walkway and a small basketball court with hoop for endless entertainment and opportunities for skill development.
The village of Hoxne, 5 minutes’ drive (2 miles) has a pub with restaurant, a village post office, deli and shop. Country walks are available all around and the Suffolk heritage coastline has fabulous beaches to enjoy. Explore Southwold, a fantastic seaside town with pier, historic lighthouse and high street lined with independent shops and boutiques. RSPB Minsmere and Dunwich Heath offer opportunities for spotting birds and connecting with wildlife, with excellent walks available. For a quieter sandy beach, head to Covehithe, and for great days out, visit Snape Maltings, Framlingham Castle, Eye Castle, Halesworth Museum, Yoxford Antiques Centre and Gardens and Easton Farm Park.
The vibrant market towns of Bungay and Beccles boast independent boutiques and chain shops and the weekly market is excellent for all things local. At Beccles there is an open air heated outdoor swimming pool, popular with many local swimmers and gateway to the famous Norfolk Broads National Park. The surrounding area offers an excellent collection of eateries, including fine dining to many cafés serving home-made cakes and savouries to delight many palates. Beach 28 miles. This detached, single-storey dairy conversion, situated adjacent to the owner’s home, is in a good location for exploring the beautiful Suffolk Heritage Coast and the Norfolk Broads. The Old Dairy is within 3 miles of Thorndon Country Park which has 500-acres of diverse habitats, good for horse riding, walking, cycling and fishing. Enjoy a trip along the River Waveney or River Alde, taking in the waterside scenery and looking out for some of the region’s rare wildlife. Visit the coastal resorts of Aldeburgh and Walberswick, both 31 miles, and Southwold, 33 miles, or enjoy fish and chips at the beachside café by Dunwich Heath (National Trust), 30 miles. Dogs are allowed on most of the Suffolk coast’s beaches, the most popular stretches have restrictions over the summer months.
The National Trust site of Sutton Hoo can be found at Woodbridge, 26 miles away, where you can discover the story of the Anglo-Saxons at the burial ground of the kings. Just 4 miles away is the small historic town of Eye, which has an interesting range of independent shops, antique and interior shops, a deli, butcher, cafés and pubs. Bressingham Steam Museum and Gardens is 6¼ miles away, or visit the market town of Diss, 6 miles, with its supermarkets, shops, cafés, golf course, leisure centre with swimming pool, and direct rail links to London. Other places to visit include the medieval town of Bury St Edmunds, 19 miles, and the vibrant city of Norwich, 27 miles, with its castle, cathedral, shops, market square and pubs. Beach 31 miles. Tucked away on the site of the Mid Suffolk Light Railway track bed, close to the Mid-Suffolk Light Railway Museum, these delightful and unique holiday properties are based on the railway theme: one a station building plus 5 converted railway carriages, enjoying panoramic views across rolling countryside.

The Station House (ref E5336) is a comfortable detached, three-bedroom station building, typical of the Mid-Suffolk Light Railway. With one double and two twin bedrooms, it can house up to six adults.

Railway Carriage One (ref E5337) is a compact but airy carriage with a living room and kitchen area and sleeps four in comfort. There is a double bedroom and a second sleeping area with two short bunk beds suitable for children.

Railway Carriage Two (ref E5601) is a well-appointed and spacious carriage with two bedrooms, one double, one with two bunk beds, and a further sofa bed in the living area to sleep two. The open plan living area, and an adjoining kitchen, allows families or friends to spread out, relax and enjoy their holiday together.

The Guard’s Van (E5639) offers two comfortable bedrooms for four people, with a double and two single beds. It has a delightful living and dining room with comfortable, upholstered bench seats which retain the original feel of the carriage.

The Italian Carriage (UKC3492) offers accommodation for up to four people. At one end you will find a bunk room, sleeping two people and the other a double bed in the master room. In the centre of the carriage is an open plan seating and kitchen area. The carriage enjoys its own patio and seating area.

Wilby Halt (ref UKC712) is a quirky and unusual property is split over two restored railway carriages. Linked by a railway platform, the first carriage houses the living space including kitchen and comfortable living room. The second carriage is the sleeping carriage where you will find the double bedroom and further room with bunk bed and single bed. This really is a unique experience and perfect for families.

It is surrounded by country lanes and farmland, making it an ideal location for those who enjoy cycling, walking and just relaxing and getting away from it all. It is centrally located, so it is also a great destination for those who want to sample what Suffolk has to offer. The owner’s own swimming pool, ¾ mile away, is available and is heated all year. There is also a hot tub and sauna.
Local amenities can be found in the pretty village of Debenham only 4 miles away, which has some lovely shops, pubs and cafés, as well as a local supermarket and leisure centre. The beautiful village of Mendlesham, 1½ miles, has a pub, post office, local store and bakery. It is within a short walk of the Mid-Suffolk Railway Museum, with steam trains at weekends in summer. Shop, pub and restaurant 2 miles.

The attractive town of Diss is just a 2.5-mile drive, or just a mile by using a footpath, and offers plenty of cafés, local pubs, shops, supermarkets, sporting, and social clubs including an 18-hole golf course. Even has a mainline railway station, so you can leave the car behind and jump on the train to visit Norwich City, and Liverpool Street, Central London.
The pod is fully equipped with a comfy double bed, fresh bedding and towels which are left for your arrival. In the living area, there is a sofa bed for an additional two guests (please note the pod sizing is suited more to a small family or two adults). John Fanner Barn is one of three properties situated within the grounds of Yaxley Manor House. This spacious two storey timber-framed barn is filled with character throughout. Cart Lodge is an 18th-century listed, detached property, converted to the highest standard whilst keeping its character, and has unrivalled views over the beautiful Suffolk countryside. As you arrive you will appreciate the quiet and tranquil location. Continue up the drive and Cart Lodge is situated on the right-hand side, a beautiful fully renovated single-storey barn. The owners have installed a ramp to the front door as well as steps so that a wheelchair can access the accommodation which is all on the ground floor.

As you step through the door into the living/dining room you will notice how bright and airy the property is and you will see the beautiful views across open countryside. This area has a vaulted ceiling and beams with comfortable sofas. One is a small sofa bed suitable for a child. The separate fully fitted kitchen has everything you need to cook a meal or prepare a barbecue. Both spacious bedrooms are on the ground level and comprise of a double, and a twin which can be linked as a double. A cot is also available. The large spacious walk-in shower has a handrail for support.

The rear lawned garden with decking is ideal for sunbathing, sipping your favourite tipple or a tasty barbecue. The Suffolk skies are renowned for star gazing. What better way to see the milky way than from the hot tub, which is not overlooked. You also have access to the grounds with the large moat. There are two platforms where you can sit and fish (fishing rods are available).

Fressingfield is only 8 miles from the picturesque market town of Eye with its 11th-century castle, array of shops and restaurants. Why not do the Town Trail and visit some of the historic buildings and museums?

No visit to Suffolk is complete without visiting the stunning Suffolk coast. A trip to the traditional town of Southwold, home to a famous brewery, is the perfect way to spend a day with its independent shops and restaurants. Close by is Aldeburgh where you will find the famous fish and chip shop. Get there early as it is very popular. Just a little further on is the small village of Thorpeness which is dominated by the Mere. It is popular all year round and bears witness to the village’s fantastical past. In 1910 Stuart Ogilvie bought the hamlet and set to transform it into a private fantasy holiday village. Today the village is just how Ogilvie envisaged it with pretty, mock Tudor houses. You can hire boats and take a trip round the picturesque six-thousand-acre Mere to see the islands and inlets, all named by J M Barrie, the author of Peter Pan, and where you will see statues of Wendy and Peter Pan. There is a regatta on the Mere every August which culminates in a torch lit parade of boats and fireworks.

There are many activities nearby including golf, horse riding, tennis courts, water sports, cycling and hiking.

Located on the coastal road between Woodbridge and Snape in the Suffolk coastal area of outstanding beauty. This Victorian farm cottage was built in 1872 and is located close to many of the best tourist attractions in Suffolk.
The cottage is full of character being a period building, it has a beautiful log burner and traditional comfortable furnishings with a modern, contemporary and clean decor. There is a small bathroom downstairs with a bath and a powerful hot shower too, there are three spacious bedrooms although the cottage comfortably hosts up to four people. The garden is large with comfortable outdoor furniture for you to enjoy your coffee at sunrise and wine at sunset. A flock of curious, funny, welcoming and happy hens and a cockerel live on the property and lay THE BEST eggs for your breakfast, which you are welcome to collect and eat. If you could feed them each morning, the owner would greatly appreciate it.
There are so many attractions nearby such as the UFO walk in the well-known Rendlesham forest, the famous “Sutton Hoo” viking burial site (Netflix made a popular series about it) 5 minutes down the road. We are only 13 minutes away from the nearest beach, shingle street, and 18 minutes from Aldeburgh, a popular tourist destination. In addition to a plethora of top-quality restaurants, pubs, and Michelin star eateries, Woodbridge was voted the best place to live in the east in 2021.
