Located down a quiet lane just off the main coastal road, on the edge of the village of Cley-next-the-Sea, this brick and flint cottage is full of character. The local area has some excellent bird watching opportunities, and walking and cycling can be enjoyed directly from the doorstep. Cley-next-the-Sea is just a 10-minute walk away and is home to award-winning cafés, tea rooms, smoked fish house, windmill, art galleries and a pub serving good food. There is a shingle beach which can be accessed by footpath, and an eco-friendly visitor centre with a cafe, shop and information about the birds and wildlife of the salt marshes. Blakeney Quay is a 15-minute walk or a 2-minute drive away. Walkers and cyclists will find an abundance of picturesque coastal routes right on the doorstep, and having worked up an appetite, you will be delighted to discover North Norfolk’s emerging ’foodie’ reputation. The market town of Downham Market, 2 miles, has Friday and Saturday markets, a supermarket, shops, bank, restaurants and boasts a direct rail link to Ely, Cambridge and London (in an hour and twenty minutes). The medieval town of Kings Lynn, 10 miles, is complete with handsome waterfront offering an array of good shops, inns, restaurants, a theatre, cinema, bowling alley and a sports centre. Both west and north Norfolk have an expanse of sandy beaches and salt marshes along the coastline, as well as nature reserves to protect the birds and plants which thrive here. The coastal road passes through many pretty rural villages, with popular tea rooms serving wonderful local food.
For those who enjoy a visit to the beach whilst on holiday, Snettisham Beach is the closest at 30 minutes’ drive. Further along the coast road are the traditional seaside resorts of Hunstanton and Heacham, which boast beaches and an array of traditional seaside activities and attractions for all ages. Hunstanton, 24 miles, has a pier with lively seasonal entertainment, a Sea Life Centre and cliff-top golf course. Heacham, 22 miles, is home to Norfolk Lavender and visitors may participate in guided tours of the expanse of lavender fields to observe the harvesting. Sandringham Estate,- the Queen’s country residence, with its Jacobean-style house, museum, superb gardens and park, are open to the public when the Royal Family is not in residence. To the south lies Ely Cathedral, known as the Ship of the Fens. This small city has an excellent Saturday market and a good variety of gift shops, as well as a pretty waterfront and boat hire.
The historic city of Cambridge is easily accessible for the day, and well worth a visit. One of the nicest ways to explore the city is by punt, which meanders through the city and passes many of the stunning university grounds. There are also many shops, pubs, restaurants, and theatres. Norwich, famous for its cathedral, is also within easy reach, and not to be missed. Don’t miss the famous mustard shop there as well, with many new and old varieties of mustard that can be purchased. Forming part of England’s heritage, Sutton Windmill is listed as being of special architectural and historic interest and has been the subject of a simply stunning restoration. Built over 200 years ago, the windmill has undergone complete renovation after being derelict for a number of years. Reputed to be one of the tallest in the country, with 9 floors, it enjoys superb views of the surrounding countryside and coastline. The mill dates back to 1789 and was formally used for milling of corn for animal feed. Sadly, a lightning strike placed it out of action in 1940. Tucked away within easy reach of the Norfolk Broads and coast, the property has undergone a complete renovation in 2020/2021 to include contemporary design offering outstanding accommodation. It boasts its own private, enclosed lawn garden.
Sea Palling is just a 14-minute drive with an excellent sandy beach backed with sand dunes, cafés, a pub and amusements. Sutton Staithe is the gateway to the Norfolk Broads, connecting onto the River Ant which flows onto Barton Broad, How Hill and Ludham Bridge, with daily boat hire and river trips to explore the miles of waterways. River fishing is also available (seasonal and licence required), and The Norfolk Broads Museum (seasonal opening), located in Stalham, is worth a visit, where you can discover the history of boating and The Broads.
Stalham is just 2½ miles away, and has everything you need, including cafés, a bakery, supermarket, chemist, petrol station, beautician, bank and eateries. Wroxham, known as the Capital of the Broads, is only 9½ miles, with shops, a supermarket, cafés and restaurants. This is also home to the Bure Valley Railway, a narrow steam gauge railway visiting the nearby village of Coltishall and the market town of Aylsham.
For quieter sandy beaches, take a trip to Waxham and Horsey, where wide sandy beaches back on to sand dunes. During the months of November and January, parts of Horsey’s beach are protected whilst the grey seal colony give birth, a great opportunity to visit and see nature up close. For great family fun days, visit BeWILDerwood, a tree top adventure in Horning, Roarr! Dinosaur Adventure at Lenwade and Wroxham Barns, with its small petting farm and play park.
The city of Norwich has two excellent indoor shopping centres, a market square, cafés, restaurants, pubs, cathedral, theatre and castle museum. The livelier seaside resort of Great Yarmouth is only 16 miles away with amusements, a fun fair, pier, wax works, shops and restaurants. Excellent walking can be enjoyed from the doorstep with the Weavers Way running through the town of Stalham and providing great opportunities to explore on foot or by cycle. Beach 5 miles. Bressingham Hall is a fabulous and historic estate located in Norfolk. It was originally built in the late 17th century, with subsequent renovations and additions over the centuries. The estate has seen various owners and uses during its existence. One of its notable owners was the Reverend Richard Congreve, a key figure in the Victorian era who contributed significantly to the gardens at Bressingham. His passion for horticulture laid the foundation for the spectacular gardens that the estate is renowned for today.

Gresham Hall was built by Colonel Batt (hence the bat over the front door), between October 1907 and April 1908 using wooden scaffolding, labour and materials from the Gresham Estate, and the bricks were baked in a local kiln. Colonel Batt was very innovative, and after the war he generated his own electricity which served the property for many years, now having been replaced by a more eco-friendly pellet boiler to provide lots of hot water and cosy heating. The present owner bought the property in the 1980s and the family grew up there, enjoying the beautiful estate to the full. The current renovations were carried out between 2017 and 2019, giving the properties their contemporary feel and all the modern conveniences required by discerning guests for a lovely holiday.
