South Pusehill Cottage is a very well-presented holiday property with character features such as exposed beams and bespoke furniture and design. Although slightly rural with far reaching countryside views, the cottage is perfectly located for all the attractions and stunning scenery that North Devon has to offer, and is around 1½ miles away from the nearest beach at Westward Ho!, which is popular with surfers as well as sunbathers.
Westward Ho! offers an array of seaside amenities including some fascinating curiosity shops and a good range of restaurants and cafés, many of which are regularly visited by locals for their quality fayre. The beaches are a main attraction of this area for many, and the South West Coast Path also runs through the area. This is a must for keen runners and walkers! Swimming, surfing, canoeing, entertainment for all the family and fishing are all close by too. If golf is your thing, then you should visit the Royal North Devon Club which is nearby, it was founded in 1864 and is the oldest golf course in England!
The popular Tarka Trail can be accessed locally too, providing the unique opportunity to follow a disused railway line by foot or by cycle allowing you to enjoy some of Devon’s finest countryside and scenery while discovering the towns of Barnstaple and Bideford, where you can wander during the weekly pannier markets, with a host of local produce, quality cafés and crafts on offer. On your Tarka Trail journey be sure to visit the Fremington Quay Café for a tasty bite to eat and then the estuary-side village of Instow – where sunsets are a local treasure! And one place not to forget to visit is the world-famous village of Clovelly with its steep pedestrianised cobbled main street, traditional architecture, donkeys and views over the Bristol Channel. Be sure not to forget to visit Exmoor National Park with its magical night skies in Europe’s first ’Dark Sky Reserve’ and for a day with a difference take a trip across to Lundy Island, home to England’s first statutory Marine Nature Reserve due to its unique flora and fauna.

Welcome to Barnyard, a wonderful barn conversion finished in 2023 to an exceptionally high standard both inside and out! Step through the gate into your fully enclosed garden area, with a large patio that has a fabulous seating area and is the perfect place to relax at any time of day, and tucked into the corner is your private hot tub with screening around to soak away your stresses while staring at the stars in the evening, or listening to the bird song during the day. Inside, Barnyard is perfect for families of all ages, with level access throughout. The property has been designed with the visually impaired in mind. The stunning open-plan lounge, kitchen, and diner has a gorgeous vaulted ceiling with oak beams and original statement lighting fixtures. The lounge has a large Smart TV, comfy sofas and large French doors and windows overlooking and with access to the patio and hot tub while the dining area has a table and chairs and leads to the extremely well-equipped kitchen, with its quartz worktops, range cooker and breakfast bar, it will be a delight to prepare a meal at any time of day! Off the entrance hall, you will find a large utility area and a separate toilet, along with a wine store/pantry that completes this area. Head down the hallway where you will find the office/games room and the bedrooms. The office comes well-equipped with desks, ethernet ports and screens for those of you who need to occasionally bring work with you (or for a working holiday!) You will also find a games console for kids of all ages to enjoy. The spacious master bedroom has a super kingsize bed, French doors to the garden and a large en-suite with a level walk-in shower. Bedroom two has twin beds which can zip together to be a super kingsize bed and a handy shower in the room, allowing everyone to be able to get ready at the same time! Bedroom three has a double bed, and the family bathroom has a bath with a shower over.
While Barnyard is completely private, located nearby to the owner, it is set on the their smallholding where they have sheep and chickens, a dedicated walkaround has been created for you to see the animals, however whenever you are outside of the garden please keep your four-legged family on a lead.
If you can tear yourself away from Barnyard, you are met with a plethora of things to do in the local area. The market town of Sherborne is close by with its mix of shops, cafés and restaurants as well as its castle (built by Sir Walter Raleigh in 1594) to explore. Dorchester is a short drive away as is the purpose-built village of Poundbury, commissioned by King Charles, it’s ideal for a wander around. Why not head over and see the Cerne Giant or explore the beach at the traditional seaside town of Weymouth? Ride the donkeys in the summer or have some traditional fish and chips!

Broadacre House is a lovingly renovated, three-bedroom house just outside the centre of Brixham, in Torbay. The property has undergone complete refurbishment throughout and provides comfortable and quality accommodation.
As you enter the property via the side door (nearest the driveway), there is a useful area to hang your coats and shoes directly next to the utility room, which houses a washing machine and tumble drier. This entrance then leads you into the modern, well-equipped kitchen/dining room, perfect for whipping up a good breakfast before heading out to explore the surrounding area. Next to the kitchen is the living area, with Smart TV and plenty of seating. On the ground floor is the family bathroom and a bedroom with a double bed, there is also a snug with smart TV and double sofa bed, perfect as a separate relaxing space for guests or to keep the children occupied.
On the first floor are two further bedrooms, comprising a double bedroom and super kingsize bedroom with zip and link beds which can be reduced to make a twin bedroom. There is also a separate toilet on this floor. Outside, there is a rear enclosed garden accessed through sliding doors from the sitting room, where there is a small patio area with seating as well as a lawned area.

Mussel Inn Cottages in Down Thomas comprise of four luxurious three-bedroom holiday homes newly built in 2021, and they are set in a quiet spot next to the Mussel Inn pub. Just a 10 minute walk from Bovisand beach and with beautiful countryside views, these properties are the perfect base for being close to Plymouth, 6 miles away, yet still being in the heart of the glorious South Hams countryside. Stepping outside into the enclosed garden, there is plenty of outdoor seating and a private six seater hot tub with views out over the surrounding fields with sheep grazing. You can truly unwind here after a busy day exploring and walking the coastal paths, but be aware that the hot tub might not be fully heated until 12 hours after check-in. The first of the bedrooms is located on the ground floor with a kingsize zip and link bed which can be split into 2ft 6in single beds on request and an en-suite wet room, heading up to the first floor, you will find the other two bedrooms, both kingsize with zip and link beds which can be split into 2ft 6in singles on request, and they each have an En-suite shower room.
This part of South Devon covers one of the most beautiful stretches of coastline in the UK from Dartmouth to Plymouth. Much of the coastal area is owned by the National Trust and designated an Area of Outstanding Natural Beauty. The Black Barn is a superb holiday home situated on a quiet rural lane in the pretty South Devon village of Marldon, just a short 10-minute drive from Paignton and numerous nearby beaches. This luxurious and striking five-bedroom detached, 2022 new build can accommodate up to ten guests and is extremely spacious. Located between Okehampton and Holsworthy, East Croft Barn is the perfect choice for family and friends wanting a peaceful country holiday, and is ideally placed to explore the delights of both Devon and Cornwall. With nature reserves and woodland close by the area is great for dog walkers. Fishing, riding, watersports and golf are all on offer close by and Dartmoor National Park is a must for nature lovers. RHS Rosemoor is a haven for gardeners and golfers can enjoy three well-groomed courses. If you want to explore further afield, the pretty fishing villages of Port Isaac, Tintagel, Padstow and Clovelly are close by. Beach 17 miles. Shop, pub and restaurant 1 mile.

Taunton, Ilfracombe, Sidmouth, Seaton, and Exmouth within easy driving distance. Tuckenhay is only a 20-minute drive from the superb award-winning beach at Blackpool Sands and about 30 minutes from a surfing beach at Bantham, as well as some of the best natural beaches to be found anywhere in the UK.
There is also extensive access to the coastal footpath for walking and the wilderness that is Dartmoor for walking, climbing and riding.
This is a mecca for ramblers, bird-watchers, swimmers, surfers, horse riders, golfers and those interested in fishing, boating, sailing and windsurfing.
In addition, there are many historic NT houses to visit including Agatha Christies’s Greenway as well as a local vineyard.
Tuckenhay is only 5 miles inland from Dartmouth and 3 from the market town of Totnes. Village shop 3½ miles. Riverside inn and restaurant within walking distance.



A superb choice of cottages
Great care has been taken to retain the feel of the original buildings. Most have garden, terrace or patio. Many cottages have more than one bathroom and some have an en-suite bathroom to every bedroom. Kitchens are comprehensively equipped: most have dishwashers and all have microwave cookers.
Couples and honeymooners will feel snug and comfortable in the cottages: Mill Leat, Mill Stream, Mill Spring and now Mill Bank. Families can spread out in Papermaker’s or Turbine Cottages, while Mill Lodge, Edgecombe Barn and Tuckenhay Mill House will sleep larger parties in comfort. Of course, combinations of cottages can accommodate bigger gatherings of family or friends.
