Located under 3 miles from Crackington Haven, a coastal village at the head of a cove on the Atlantic coast and in an Area of Outstanding Natural Beauty and is popular with tourists, walkers, surfers and geology enthusiasts. At high tide the shoreline is mainly stony but when low you are greeted to a lovely golden sandy beach with plenty of rock pools to enjoy. And surfers, both experienced and beginners enjoy the varying tidal conditions the cove provides and with lifeguard cover from July to end of September you can relax a little bit more too! If it’s the beach you want with miles of sand, swimming and surf then you’ll be spoiled for choice in the wider area. Much of the coastline is owned by the National Trust and is a haven for wildlife, providing fabulous walking opportunities. There are many pretty coves and inlets to discover within a short drive of this property including Boscastle, Morwenstow and stunning Tintagel, inextricably linked to the legend of King Arthur. Further afield the fishing port of Padstow is a popular tourist destination too. Bude is a fabulous coastal town that once visited, you will want to come back to time and time again. It has something for everyone including great beaches for relaxing and building sandcastles on, rockpools for investigating at low tide and cafés to watch it all from. The rolling waves are great for surfing all year round and the footpaths by the restored canal or on the South West Coast Path offer you a superb opportunity to explore and appreciate the outstanding countryside.
Bude also has a superb golf course, indoor swimming pool, bowling alley/indoor play area and a heritage centre at Bude Castle. It also has a good selection of local shops, supermarkets, cafés, pubs, restaurants and an excellent information centre. The Old School House is a superb property situated in Horrabridge, on the edge of Dartmoor National Park.
It’s an extremely spacious 5000 square foot, late-Victorian former schoolhouse, built in 1875 of local stone and slate. This beautiful seven-bedroom holiday home comfortably accommodates up to twenty two guests and presents a wonderful base for a group of family and friends to enjoy a luxurious and relaxing break. The property showcases two hot tubs, six bathrooms, bath tubs lavishly positioned in two of the bedrooms, a games room, large garden, and a children’s play area. The main part of the building on the ground floor has a magnificent large kitchen and dining area with seating for up to twenty guests, an island worktop, exquisite quartz countertops and plenty of appliances. Other features include a pantry, boot room, cloakroom, the enormous living room with two large seating areas and a wood burner, patio doors opening out into the garden and a games room with a pool table and dartboard.
The annexed area at the far end can be accessed through a connecting hallway or via a separate entrance and it contains an additional open plan kitchen, living and dining area, a shower room and a staircase leading to the two bedrooms above. This beautiful, detached home has three staircases in total leading to the first floor which divides two bedrooms at the far end for eight guests, the extraordinary master ensuite bedroom in the middle for a couple and the other three bedrooms at the other end accommodating up to twelve guests. The final en-suite double bedroom is located on the ground floor. The private enclosed garden has a large lawn, a sprawling decked area, barbeque, outdoor seating, children’s play area, plus a large shed for all outdoor activity equipment. Horrabridge is a beautiful village with a village green and medieval bridge on the banks of the River Walkham. It is serviced by a selection of shops including a post office and stores, bakery, fish and chip shop, art gallery and two pubs. Tavistock, a nearby thriving market town rich in history and tradition dating back to the 10th century, just 3½ miles away to the northwest.

South Pusehill Cottage is a very well-presented holiday property with character features such as exposed beams and bespoke furniture and design. Although slightly rural with far reaching countryside views, the cottage is perfectly located for all the attractions and stunning scenery that North Devon has to offer, and is around 1½ miles away from the nearest beach at Westward Ho!, which is popular with surfers as well as sunbathers.
Westward Ho! offers an array of seaside amenities including some fascinating curiosity shops and a good range of restaurants and cafés, many of which are regularly visited by locals for their quality fayre. The beaches are a main attraction of this area for many, and the South West Coast Path also runs through the area. This is a must for keen runners and walkers! Swimming, surfing, canoeing, entertainment for all the family and fishing are all close by too. If golf is your thing, then you should visit the Royal North Devon Club which is nearby, it was founded in 1864 and is the oldest golf course in England!
The popular Tarka Trail can be accessed locally too, providing the unique opportunity to follow a disused railway line by foot or by cycle allowing you to enjoy some of Devon’s finest countryside and scenery while discovering the towns of Barnstaple and Bideford, where you can wander during the weekly pannier markets, with a host of local produce, quality cafés and crafts on offer. On your Tarka Trail journey be sure to visit the Fremington Quay Café for a tasty bite to eat and then the estuary-side village of Instow – where sunsets are a local treasure! And one place not to forget to visit is the world-famous village of Clovelly with its steep pedestrianised cobbled main street, traditional architecture, donkeys and views over the Bristol Channel. Be sure not to forget to visit Exmoor National Park with its magical night skies in Europe’s first ’Dark Sky Reserve’ and for a day with a difference take a trip across to Lundy Island, home to England’s first statutory Marine Nature Reserve due to its unique flora and fauna.

Welcome to Barnyard, a wonderful barn conversion finished in 2023 to an exceptionally high standard both inside and out! Step through the gate into your fully enclosed garden area, with a large patio that has a fabulous seating area and is the perfect place to relax at any time of day, and tucked into the corner is your private hot tub with screening around to soak away your stresses while staring at the stars in the evening, or listening to the bird song during the day. Head down the hallway where you will find the office/games room and the bedrooms. The office comes well-equipped with desks, ethernet ports and screens for those of you who need to occasionally bring work with you (or for a working holiday!) You will also find a games console for kids of all ages to enjoy. The spacious master bedroom has a super kingsize bed, French doors to the garden and a large en-suite with a level walk-in shower. Bedroom two has twin beds which can zip together to be a super kingsize bed and a handy shower in the room, allowing everyone to be able to get ready at the same time! Bedroom three has a double bed, and the family bathroom has a bath with a shower over.
While Barnyard is completely private, located nearby to the owner, it is set on the their smallholding where they have sheep and chickens, a dedicated walkaround has been created for you to see the animals, however whenever you are outside of the garden please keep your four-legged family on a lead.
If you can tear yourself away from Barnyard, you are met with a plethora of things to do in the local area. The market town of Sherborne is close by with its mix of shops, cafés and restaurants as well as its castle (built by Sir Walter Raleigh in 1594) to explore. Dorchester is a short drive away as is the purpose-built village of Poundbury, commissioned by King Charles, it’s ideal for a wander around. Why not head over and see the Cerne Giant or explore the beach at the traditional seaside town of Weymouth? Ride the donkeys in the summer or have some traditional fish and chips!

Broadacre House is a lovingly renovated, three-bedroom house just outside the centre of Brixham, in Torbay. The property has undergone complete refurbishment throughout and provides comfortable and quality accommodation.
As you enter the property via the side door (nearest the driveway), there is a useful area to hang your coats and shoes directly next to the utility room, which houses a washing machine and tumble drier. This entrance then leads you into the modern, well-equipped kitchen/dining room, perfect for whipping up a good breakfast before heading out to explore the surrounding area. Next to the kitchen is the living area, with Smart TV and plenty of seating. Garden Cottage is a smaller more traditional barn conversion with a lovely conservatory overlooking the garden. The open plan living/dining room has a vaulted ceiling and A-frame beams, and the bedrooms are comfortable and cosy.
It is set in rural farming countryside on Higher Poulston Farm just on the outskirts of the vibrant town of Totnes, nestling on the River Dart. Away from the farm there are many interesting places to explore. For your local shopping, Harbertonford, 1 mile, has a small village shop and post office. Enjoy a day out in the beautiful riverside marine town of Dartmouth and take a cruise along the river to Totnes or the ferry across to Kingswear, and the quaint fishing town of Brixham, then ride on the steam train to Paignton or Buckfastleigh.
