The cottage is all one level and the entrance is easily accessed by a sloping pathway.

On entering the cottage through the porch you arrive into the beautifully decorated living area with a pitched ceiling giving it a light and spacious feel. With a comfortable settee and armchairs surrounding the wood burner there is a warm and welcoming feel immediately. The kitchen fitted with modern amenities including a useful washing machine with drying facility, great for those muddy days on the Downs and French doors open to the garden with table and chairs to enjoy in the summer months. The spacious bedroom has ample wardrobe space and a kingsize bed. A shower room completes the picture.

The garden area to the front of Owl Cottage has a lovely bench and a sweet garden pond which the local birdlife love. Within minutes of Owl Cottage you will find a bustling tea room local shop and a choice of three local hostelries within short walking distance.

Amberley is at the foot of the South Downs and is noted for its many thatched cottages. It is a village that has managed to retain its character and appeal over the centuries and it will delight all visitors. The River Arun with its tidal plain cuts through the South Downs at Amberley. The South Downs Way crosses the river beside the village where a walk either east or west will soon present you with stunning Downland views and total seclusion. The tidal river plain north of the village forms the Amberley Wildbrooks, a Site of Special Scientific Interest known for its wildfowl and maintained by Sussex Wildlife Trust. The RSPB reserve at Pulborough Brooks neighbours Amberley and is a wetland haven for bird life and an overwintering ground for many migrant species. It has many opportunities for studying the wild life from several strategically located hides.

Only a mile away is the Amberley Working Museum which was used as a set location for the James Bond Film ’A View to a Kill’. It is a 36-acre open air museum set into a chalk quarry and is dedicated to the industrial heritage of South East England. There are many themed events throughout the year so it is worth taking a look to see what’s on. Two miles to the east, Parham House and Gardens is an imposing Elizabethan house facing the Downs. The rooms are graced with fresh flowers cut daily from the four acre walled garden. The main rooms are the Great Hall, Great Chamber and the Long Gallery which at the top of the house does leave a tremendous visual impression. Five miles downstream from Amberley, south of the Downs, you come to Arundel, a historic market town dominated by the symbolic castle and the rising spire of the cathedral. If you fancy making your visit a little different why not catch the train one stop down the line and come back on the river. The town offers a plethora of craft and antique shops as well as restaurants and tea rooms. A trip to Arundel would never be complete without visiting the castle. The seat of the Dukes of Norfolk and set in 40 acres of sweeping grounds and gardens Arundel Castle has been seasonally open to visitors for nearly 200 years. It is one of the great treasure houses of England and to climb the 131 steps to the Keep to take in the views is worth the effort.

Places to visit and events include RSPB Pulborough Brooks, Sussex Game, Country Fair, Goodwood Festival of Speed, Petworth Festival, Arundel Festival and Goodwood Revival. Beach 10⅓ miles. Shop, pub and restaurant 200 yards.

Equestrian facilities are on offer for up to three horses (by prior arrangement at an additional cost): DIY livery including stabling, grazing paddocks, a lockable tack room and large lorry/horsebox parking on site. Centrally located for all things equestrian: hunts, several competition centres such as Coombelands,Hickstead, Goodwoord, polo clubs (Cowdray, Knepp and Hurtwood), flat racing, point to points at Parham or just hacks (including on the beach). You can explore the countryside on horseback as well as walking and/or cycling in the area.
Why not head out in the morning and return for an invigorating shower in the stunning white-tiled wet room, or take a picnic and wander into the evening skies to watch the sunset with a cold bottle of bubbles. Either way, a wonderful holiday experience in this quiet part of rural Sussex.

The Coop has close access to an extensive network of footpaths, leading to the unspoilt part of the low weald, a haven for birds and wildlife. The quaint village of Petworth is 5 miles away, with its plentiful antique shops, beautiful stately home and Capability Brown designed gardens and parkland, where many functions and events can be enjoyed during the summer months.
The charming small town of Midhurst, famous for polo at Cowdray Park is also a short drive, as are Billingshurst, Haslemere and Guildford. Goodwood, with its motor racing and horse racing, Fontwell races, West Dean Gardens, Parham House, The Weald, Downland Open Air Museum and the South Downs are all within easy driving distance, as is the cathedral city of Chichester with its extensive shopping and tea rooms, festival theatre and harbour tours.
Alternatively, the town of Arundel with its famous castle and cathedral, plus the Wildfowl and Wetlands Trust are both well worth a visit. The Witterings and other beaches are a half-hour’s drive and numerous golf courses are within easy reach. There is a shop, pub and restaurant within ¼ mile from the property.

A superb detached seaside holiday home, designed by a local resident architect, located on the highly desired and private Elmer Sands estate and only a stone’s throw away from Elmer Beach.
Drift In can accommodate up to twelve guests under the one roof and is dog friendly too. This is a perfect house for a large family get together on the west Sussex coast, the accommodation can be split into two; one side, the larger main house has four bedrooms sleeping up to eight, whist the other side has two bedrooms, sleeping four. There is a single connecting door between the two living rooms and both sides have their own fully equipped kitchens. For any less able bodied guests, there is a level entry access into the house and rear garden and in the annexe, there is a double bedroom on the ground floor with a kingsize bed as well as a ground floor bathroom on the same level for a comfortable stay. Outside to the front there are two driveways, one for either side of the house, providing parking for multiple vehicles as well as side access to the enclosed lawned garden. There are decked areas with seating both to the front and rear of the house for alfresco dining.
This lovely property is situated on the eastern side of Elmer, within a few hundred yards from the beach and foreshore. The beach at Elmer Sands is dog friendly and allows dogs all year. As the tide goes out the beach expands into flat compact sand and you get some interesting rock islands which form part of the local sea defence which is great searching for crabs and shells. It is an excellent family beach for all ages and well suited for beach games, rock pools and at low tide the water is very shallow making ideal conditions for swimming and beginners water sports. At mid to low tide there is a nice easterly walk towards Climping Beach where you can enjoy a cake and ice-cream before heading back home.
The villages of Elmer and Middleton-on-Sea are easily reachable within a short walk of leaving the property with a few pubs, restaurants and village shops to explore. The nearest towns of Bognor Regis and Littlehampton offer even more choices and are only a short drive away. This property really is a perfect base to enjoy a beach holiday but when you want to get out and explore a little further afield, then there are plenty of activities to choose from. Take a trip to Chichester, where you can visit the town’s 12th-century cathedral and admire an area that is steeped in history, pay a visit to Arundel with its historic castle and Wildfowl and Wetlands Trust, Fontwell Park Racecourse and, of course, no visit to West Sussex is complete without frequenting the spectacular Goodwood Estate, home to the world famous Festival of Speed, Goodwood Revival and Goodwood Festival, where you can enjoy an event at the racecourse, or simply just walk round and admire the beautiful estate. You can of course also jump on the train at Bognor Regis station and travel east towards Brighton, which is known for its cosmopolitan feel and has the Royal Pavilion, art galleries, theatres, extensive shopping, pier and marina to explore. Alternatively, head along the rails west to Portsmouth and visit its historic dockyard, admire the Spinnaker Tower, historic ships or enjoy waterside dining and shopping at Gunwharf Quays and finally for an excellent day trip, you could even take a ferry across the Solent to the Isle of Wight. With its shallow waters revealing a vast swathe of sand at low tide, Middleton has long been established as one of the prominent beach destinations on the south coast. If you want to explore the area a little further this is a fabulous coastline to stretch your legs east to Climping and Littlehampton’s West Beach or west to Bognor Regis Pagham and Pagham Harbour. This part of the coastline is a haven for unusual birds and wildlife with Pagham Harbour Nature Reserve and Chichester Harbour a little further to the west, both being Areas of Outstanding Natural Beauty. Pagham Harbour is an internationally important site for nature conservation while Chichester Harbour also combines its wildlife attractions with sailing centres such as Itchenor and Bosham.

Located very close to Cissbury Ring which is owned by the National Trust and is designated a Scheduled monument for its Neolithic flint mine and Iron Age hillfort. Cissbury Ring is the largest hill fort in Sussex, the second largest in England and one of the largest in Europe overall, covering some 60 acres. The village has a couple of traditional pubs serving amazing food as well as a few restaurants all within a short walk. If mountain biking is your thing then you are in for a real treat as there are plenty of trails locally that will get the blood pumping.
Brighton is located just over 14 miles to the East and Worthing beach is just 5 miles South and being submerged in The South Down National Park there is plenty of opportunity to explore this beautiful part of the world. Just park up and walk through the gates to the properties where you will find some great hospitality from the owners. For days out for a beach trip, look no further than West Wittering’s famous sands (it gets very busy in summer!). A little further afield, Portsmouth is famous as the home of HMS Victory, HMS Warrior and the Mary Rose. The historic dockyard sits right next to Gunwharf Quays and the Spinnaker Tower, which offer spectacular views over Portsmouth and the Solent. Beach 13½ miles.
