The downstairs accommodation comprises a fully equipped kitchen a living-dining area with fantastic sea views and two conservatories. You’ll also find one of the bedroom suites with twin beds and an attached shower room on the ground level. Upstairs the accommodation consists of two further bedrooms both with king-sized beds and sea views. The master bedroom also benefits from a small balcony. Completing the upstairs accommodation is the family bathroom with shower over the bath. Outside there is a private patio garden ideal for alfresco dining and an additional elevated seating area offering the perfect spot to soak up the glorious views over the colourful beach huts and out to sea.
The Area Rustington is a bustling seaside village about a half-mile walk from Seaview where you’ll find a choice of restaurants coffee house and local pubs. There’s also an excellent range of small independent shops along its main high street. To the west of Seaview is the seaside resort of Littlehampton with its popular East and West beaches split by the River Arun’s estuary. Littlehampton has a bustling marina and harbour where you can watch the fishermen bringing in their daily catch or perhaps take a stroll along the boulevard and enjoy the attractions of this traditional seaside resort. Situated in the heart of Sussex, in an Area of Outstanding Natural Beauty, Horncombe Stables is set within the 50 acres of Horncombe, a 14th-century hunting lodge. This first floor apartment is set at the end of a long drive overlooking fields and woodland that are a haven for wildlife, including herds of deer. There are footpaths leading from the doorstep which lead you through the owners 50 acres of woodland, and across the stream and the enclosed garden has a lovely summer house and is dog-friendly. In a peaceful rural area, on the outskirts of Ardingly in mid Sussex, the property is conveniently located for attending events taking place at the South of England Showground, including the international antiques and collectors fair. There is also clay pigeon shooting and horse riding, which can be arranged locally.
Wakehurst Place, ’Kew in the Country’ is close by and home to the Millennium Seed Bank, the largest wild plant seed bank in the world. Birdwatchers, fishermen, nature lovers and those who enjoy water sports will love Ardingly Reservoir and designated a nature reserve. Take a step back in time and hop aboard the steam train at the Bluebell Railway, which travels 11 miles along the border between east and west Sussex. Ashdown Forest is close by, home of Winnie the Pooh, The Hundred Acre Wood and Pooh Bridge. Gatwick is also nearby, with easy access to London via the Gatwick Express. Beach 23 miles. The Stables is one of two newly built farm cottages set in a courtyard of a 16th-century thatched house. Surrounded by over thirty acres of fields, sometimes grazed by sheep it is a haven for wildlife and birds and a great space for a morning run or private dog walk.
There is plenty of space for kids to play outside of the garden area. Stylishly and comfortably furnished with wooden floors and open rafters, the cottage has a light, airy, and modern feel. Bedrooms have full doors which open onto a garden area with fields beyond. We are located between West Wittering famous for its sandy Blue Flag beach and dunes and the walled City of Chichester with its historic cathedral, a famous theatre, and many other attractions. Nearby Goodwood hosts world-renowned racing and motorsport events. You can fly in a Spitfire (expensive) from its aerodrome or at least hopefully see one flying over from the cafe or at the beach. Itchenor is a short distance here you can hire a boat or get the foot ferry across to picturesque Bosham. Boat trips into the harbour and fishing trips can also be booked. There are paddle boards, surfboards, and kayaks for hire, and lessons are available, Chichester harbour is an ideal place to practice or learn. There is a pay-and-play 18-hole golf course close by. Walking on the many beautiful coastal paths offers bird-watching opportunities and there are some lovely walks in the nearby South Downs. The Down and Weald Open Air Museum can be found here, a unique day out and where The Repair Shop is filmed.
Portsmouth is a 20-minute drive, its historic shipyard houses the Mary Rose and there are many more museums here as well outlet shopping at Gunwharf Quays. Ferry/Hovercraft to the Isle of Wight. National Trust properties at Arundel and Petworth are set in pretty market towns. Uppark is close by too along with houses/ gardens at West Dean and Cowdry. There are some lovely pubs and dining in the vicinity as well as cafes and more well-known restaurants in Chichester. The county is also home to many vineyards open for visitors. The bus stops for the beach/East Wittering and Chichester in the other direction are almost outside the property. The Stables and The Dairy can be booked together to accommodate eight.

A family-friendly holiday cottage in Arundel with three en-suite bedrooms, two living rooms and an open fire. An ideal location to explore this historic market town and all that the South Downs and West Sussex has to offer. Set over three storeys the lower level has a large open plan living/dining/kitchen area. The living area features deep comfortable sofas, a roaring open fire and a large Smart TV with Netflix, perfect for cosy nights in with friends and family. A door leads out to the pretty enclosed garden to the rear of the house, with a patio, barbecue and lawn perfect for children and dogs. The smart kitchen area is fully equipped with double oven, dishwasher and washer/dryer, the large table seats six for a get together over home-cooked food and a glass of something delicious from the wine store in town. There is also a small separate toilet on this level. On the ground floor there is a small second living room/study with Smart TV, a serene space to enjoy some quiet reading time or close the door and catch up with work. Next to the study is a twin bedroom with en-suite walk-in rainhead shower. On the first floor the master bedroom has kingsize bed, Smart TV and another en-suite with walk-in shower. From the window you can glimpse the majestic Arundel Cathedral that sits atop the hill and watch the horses and ponies frolic in the paddocks of the riding centre just behind the garden. To the front of the house there is a double bedroom with a lovely bathroom with double-end bath just begging to be filled with bubbles for a long soak after a hike in the Downs.
A gentle 5-minute stroll will bring you right into the centre of Arundel a historic market town whose skyline is dominated by the symbolic castle and the rising spire of the cathedral. It offers a plethora of craft and antique shops as well as restaurants and tearooms. It is a great place to wander and simply enjoy great hospitality. Arundel Castle is the seat of the Dukes of Norfolk and is set in 40 acres of sweeping grounds and gardens. It is one of the great treasure houses of England and is home to priceless works of art in stunning rooms. Climbing the 131 steps to the Keep which dates from the 11th century to take in the views over Arundel and The South Downs is definitely worth the effort. Beyond the castle grounds Arundel Park Site of Special Scientific Interest extends north towards the Downs offering many fine walks. The River Arun winds its way around the town and is a magnet for wildlife. With more than 60 acres of ponds lakes and reed beds Arundel Wildfowl Wetlands Trust attracts some of the world’s most spectacular ducks geese and swans. The best way to enjoy the river is on a river cruise stopping off at the serene pub or proceeding further north where the river hugs the scarp wooded slope at the foot of the Downs before reaching Amberley. Further afield Arundel is well placed for the coast. Climping Beach and Littlehampton’s West Beach are only a short drive away heading south directly from The River House. Shop, pub and restaurant ¼ mile.

The country lane leading to the property emerges into peaceful countryside dotted with horses, cows and pheasants. You feel the peace and tranquillity as soon as you pull up to the gravel driveway of The Dog and Trout.

Back inside the house, as you walk up the stairs to the second floor you will be blown away by the style and quality of fixtures and fittings. You will be spoiled for choice when it comes to activities in the area. It is a great location for walking or cycling, lying between the South Downs Way and Monarchs Way within the South Downs. There are many sites of historic or natural interest to visit, including the historic town of Arundel, Chactonbury and Cissbury Rings and the Weald and Downland Museum. Beaches and water sports are nearby at Worthing, Shoresham-by-sea, Ferring and Littlehampton, and shops and restaurants can be found locally in the village of Findon or further afield in Brighton or Horsham.

Goatchers Cottage and Goatchers Studio are situated in the pretty garden of the owner who lives at the property location and renovated the properties to the highest levels. Both have amazing beds, one being a French Antique and the other being a four poster. The properties are located in The South Downs National Park in the pretty village of Findon which is a semi-rural clustered village and civil parish in the Arun District of West Sussex, England, 4 miles north of Worthing.
Located very close to Cissbury Ring which is owned by the National Trust and is designated a Scheduled monument for its Neolithic flint mine and Iron Age hillfort. Cissbury Ring is the largest hill fort in Sussex, the second largest in England and one of the largest in Europe overall, covering some 60 acres. The village has a couple of traditional pubs serving amazing food as well as a few restaurants all within a short walk. If mountain biking is your thing then you are in for a real treat as there are plenty of trails locally that will get the blood pumping.
Brighton is located just over 14 miles to the East and Worthing beach is just 5 miles South and being submerged in The South Down National Park there is plenty of opportunity to explore this beautiful part of the world. Just park up and walk through the gates to the properties where you will find some great hospitality from the owners. Both of these properties are newly renovated and of the highest standard with some sitting out space which is literally bathed in the sunshine all day.

Numerous stately homes and gardens are dotted around the area. Goodwood with its world famous motor circuit and horse racing venue is a 20 minute easy drive. The pretty grass runway airport here offers the chance to take an airborne sightseeing experience offering memorable views of the coastline including Portsmouth Dockyards, Gunwharf Quays and the Spinnaker Tower that by road are a 40 minute drive. Lunch or tea airside in this stunning location is also possible. Dogs are welcomed everywhere at Goodwood. Two championship golf courses are on the estate and spa experiences available at the hotel. Tours and afternoon tea are available also here at the stately home. Chichester with its cathedral and Festival Theatre are a short drive, Brighton being 18 miles distant. Dog friendly beaches abound with quite a collection very nearby, a favourite being West Beach at Climping where there is the lovely Baliffscourt for a special dining treat.
