Set over three storeys the lower level has a large open plan living/dining/kitchen area. The living area features deep comfortable sofas, a roaring open fire and a large Smart TV with Netflix, perfect for cosy nights in with friends and family. A door leads out to the pretty enclosed garden to the rear of the house, with a patio, barbecue and lawn perfect for children and dogs. The smart kitchen area is fully equipped with double oven, dishwasher and washer/dryer, the large table seats six for a get together over home-cooked food and a glass of something delicious from the wine store in town. There is also a small separate toilet on this level. On the ground floor there is a small second living room/study with Smart TV, a serene space to enjoy some quiet reading time or close the door and catch up with work. A gentle 5-minute stroll will bring you right into the centre of Arundel a historic market town whose skyline is dominated by the symbolic castle and the rising spire of the cathedral. It offers a plethora of craft and antique shops as well as restaurants and tearooms. It is a great place to wander and simply enjoy great hospitality. Arundel Castle is the seat of the Dukes of Norfolk and is set in 40 acres of sweeping grounds and gardens. It is one of the great treasure houses of England and is home to priceless works of art in stunning rooms. Climbing the 131 steps to the Keep which dates from the 11th century to take in the views over Arundel and The South Downs is definitely worth the effort. Beyond the castle grounds Arundel Park Site of Special Scientific Interest extends north towards the Downs offering many fine walks. The River Arun winds its way around the town and is a magnet for wildlife. With more than 60 acres of ponds lakes and reed beds Arundel Wildfowl Wetlands Trust attracts some of the world’s most spectacular ducks geese and swans. The best way to enjoy the river is on a river cruise stopping off at the serene pub or proceeding further north where the river hugs the scarp wooded slope at the foot of the Downs before reaching Amberley. Further afield Arundel is well placed for the coast. Climping Beach and Littlehampton’s West Beach are only a short drive away heading south directly from The River House. With its shallow waters revealing a vast swathe of sand at low tide, Middleton has long been established as one of the prominent beach destinations on the south coast. Middleton is a low key seaside village offering some essential shops along with a couple of pubs and takeaways and a very good fish and chip shop. There are some lovely restaurants to discover nearby. If you want to explore the area a little further this is a fabulous coastline to stretch your legs east to Climping and Littlehampton’s West Beach or west to Bognor Regis Pagham and Pagham Harbour. This part of the coastline is a haven for unusual birds and wildlife with Pagham Harbour Nature Reserve and Chichester Harbour a little further to the west, both being Areas of Outstanding Natural Beauty. Pagham Harbour is an internationally important site for nature conservation while Chichester Harbour also combines its wildlife attractions with sailing centres such as Itchenor and Bosham.

The Stables is one of two newly built farm cottages set in a courtyard of a 16th-century thatched house. Surrounded by over thirty acres of fields, sometimes grazed by sheep it is a haven for wildlife and birds and a great space for a morning run or private dog walk.
There is plenty of space for kids to play outside of the garden area. Stylishly and comfortably furnished with wooden floors and open rafters, the cottage has a light, airy, and modern feel. Bedrooms have full doors which open onto a garden area with fields beyond. We are located between West Wittering famous for its sandy Blue Flag beach and dunes and the walled City of Chichester with its historic cathedral, a famous theatre, and many other attractions. Nearby Goodwood hosts world-renowned racing and motorsport events. You can fly in a Spitfire (expensive) from its aerodrome or at least hopefully see one flying over from the cafe or at the beach. Itchenor is a short distance here you can hire a boat or get the foot ferry across to picturesque Bosham. Boat trips into the harbour and fishing trips can also be booked. There are paddle boards, surfboards, and kayaks for hire, and lessons are available, Chichester harbour is an ideal place to practice or learn. There is a pay-and-play 18-hole golf course close by. Walking on the many beautiful coastal paths offers bird-watching opportunities and there are some lovely walks in the nearby South Downs. The Down and Weald Open Air Museum can be found here, a unique day out and where The Repair Shop is filmed.
Portsmouth is a 20-minute drive, its historic shipyard houses the Mary Rose and there are many more museums here as well outlet shopping at Gunwharf Quays. Ferry/Hovercraft to the Isle of Wight. National Trust properties at Arundel and Petworth are set in pretty market towns. Uppark is close by too along with houses/ gardens at West Dean and Cowdry. There are some lovely pubs and dining in the vicinity as well as cafes and more well-known restaurants in Chichester. The county is also home to many vineyards open for visitors. The bus stops for the beach/East Wittering and Chichester in the other direction are almost outside the property. The Stables and The Dairy can be booked together to accommodate eight.

Set within the South Downs National Park, an Area of Outstanding Natural Beauty, this ground floor apartment, adjoining the owner’s home, lies in the pretty west Sussex village of Findon. A plethora of trails and walks are available, and the area is well known for its prize winning horses and trainers. You can spot the horses in action on the gallops, where you can also see barn owls and kestrels. Findon is home to a traditional Sheep Fair and Village Festival, which is held at Nepcote in September. Walk part of the 100-mile South Downs Way with historic woodlands where you can smell the intoxicating scent of the bluebells in the spring. Look out for roe deer and red kites, and you may even be lucky enough to see hares boxing. Paragliding, hang gliding, golf, zorbing, mountain boarding and water sports are all available nearby. The coastal town of Worthing, where you can stroll along the promenade or the award-winning pier, is 5 miles away. Other places to visit include RSPB Pulborough Brooks nature reserve, 8 miles, Parham House and Gardens, 7 miles, and Arundel with its historic castle, 10 miles. A little further afield is Petworth House (National Trust), 17 miles, and Goodwood, 19 miles. There is an open-air swimming pool in the village, open May - September (times vary). Beach 5 miles. The terraced property is located on the outskirts of Bognor Regis and the local area has plenty to offer to make your stay memorable. Bognor Regis is one of the most popular seaside resorts on the south coast of England, boasting lovely beaches, fun at Hotham Park, great family activities at the Butlin’s resort and much, much more. The South Downs National Park is also nearby for scenic walks, or there are plenty of attractions within easy reach, including many National Trust properties.
A little further afield you could take a trip to Chichester, where you can visit the town’s 12th-century cathedral and admire an area that is steeped in history. Check out Arundel with its historic castle and Wildfowl and Wetlands Trust, which is situated only 10 miles away and provides a good day out. The Goodwood Estate is well worth a visit and is situated just a short drive away, where you can enjoy an event at the racecourse, or simply just walk round and admire the beautiful estate. Also worth a visit is Fontwell Park Racecourse, which is only 8 miles away. You can jump on the train at Bognor Regis station and travel east towards Brighton, which is known for its cosmopolitan feel and has the Royal Pavilion, art galleries, theatres, extensive shopping, marina and other facilities. Alternatively head west to Portsmouth and its historic dockyard, and admire the Spinnaker Tower, historic ships or waterside dining. For an excellent day trip, take a ferry across the Solent to the Isle of Wight. Beach 2 miles. Shop, pub and restaurant ½ mile.

From the enviable beach setting you can pick up the promenade all the way to Worthing and onwards to Shoreham, Brighton and beyond. The Goring-by-Sea Greensward is just a few minutes’ walk away, a large grassy recreation area perfect for a game of football or rounders. The South Downs also within a 10-minute drive, is a great holiday destination for families and dog owners alike, this lovely stretch of West Sussex coastline. Low tide reveals a long flat expanse of sand and rock pools to explore.

This lovely stretch of Sussex coastline features a long promenade Worthing Pier and WOW (Worthing Observation Wheel) - the new giant big wheel with fantastic long-range views along the Sussex Coast and to the South Downs. At 46 metres high it is the highest observation wheel to be placed in South East England. For other recreation ideas Splashpoint Leisure Centre is a short drive and has fantastic swimming facilities for adults and kids alike. Worthing theatres offer a wide variety of shows at a number of venues including the iconic Pavilion Theatre on the pier. A little further afield there is a huge variety in every direction.

The historic and picturesque town of Arundel is only a few miles to the west and with the quaint streets, Castle Cathedral and Arundel Wildfowl and Wetland Nature Reserve you will never be lost for a great day out. Heading east will bring you to the vibrant city of Brighton where the i360 The Lanes and a cornucopia of colour awaits.
