Coppice Hill House offers a comfortable and homely base for couples and families wishing to explore this popular part of Hampshire. It lies on the edge of the South Downs National Park making this ideal for keen walkers and cyclists. Southampton and the historic cathedral city of Winchester can be reached within 10 miles.
Parts of this characterful Grade II listed property dates back to the 15th century, with some later additions, mainly in the 17th and 18th centuries. It is steeped in history, and was formerly a pub, a school, a place for the manufacture of bespoke bricks and tiles, and also a doctors surgery. This traditional, detached family home enjoys some charming features such as beams, tiled floors, inglenook fireplaces, original oak floors, wood panelling in the dining room, a Rayburn, walled garden and a wood burner. The house is set just back from the main road which leads to the town, (there may be some road noise although the property is secondary glazed), and is conveniently located for local pubs and restaurants - the nearest only two minutes walk away, and a comprehensive range of independent shops, such as a butchers, bakery, greengrocers and more. The naval city of Portsmouth is 14 miles away, with its historic dockyard, home to Nelson’s Victory and The Mary Rose, along with waterside dining, extensive designer shops and ferry trips to the Isle of Wight. Winchester, Southampton with its shopping centre and the New Forest with extensive heathland walks, riding and cycling opportunities are approximately 40 minutes away. Historic Chichester with its cathedral and festival theatre, the city of Winchester, beaches at West Witterings or Hayling Island, the Watercress steam train, Jane Austens’ House, Gilbert White’s house and Birdworld, Marwell Zoo and Peppa Pig World are all easily reached. This lovely, light and airy, detached bungalow stands in an elevated position and enjoys super panoramic views over The Solent to the Isle of Wight and beyond. Directly opposite is a pebbled beach with cafés and skate park, it makes the ideal base for all to enjoy a beach holiday, to explore the area or simply relax. The open plan living space has an abundance of natural light due to the huge window which spans across the front of the bungalow, from here is the ideal place to relax and watch yachts, cruise liners and other nautical activity. This lovely property has three bedrooms, one king-size, one double and one twin, along with a family bathroom, plus an additional toilet. There is an enclosed private garden and private parking to the rear of the property and a large front garden, both perfect for entertaining and having barbecues. If it’s a pub lunch that you are looking for, there is the highly recommended one located only a 10-minute walk away. There is also another four local pubs within a 20-minute walk.
The pebbled beach opposite is great for swimming (if brave enough to take the plunge!) and fishing. As the tide goes out you’ll be able to spot adults and children in the rockpools crabbing. Lee-on-the-Solent is the home of the hovercraft, find out the history for yourself at the Hovercraft Museum, which is open to the public on Saturdays. Along with this there is the local St Faiths Church of England Parish and Lee-on-the-Solent High Street which, has an abundance of local businesses including a bakery, coffee shops, wine merchants, beauty salons, vintage shops and many more!
Gosport is the next town along which has a foot passenger ferry (every 15 minutes, or 7 minutes during peak times). It takes about 4 minutes on the ferry to get across to the historic Portsmouth harbour with its cosmopolitan feel and extensive shopping including designer outlets, as well as waterside dining, a comedy club, leisure complex, nightclubs, museums, galleries and city tours by foot or boat. Whilst over in Portsmouth visit the Spinnaker Tower for the views or enjoy a meal at the cloud or waterfront café’s, visit the Olde Towne, Gunwharf Quays, the dockyard where you can visit HMS Victory and HMS Warrior. You can also take a ferry across to the Isle of Wight for a great day out!

Lilypad is a newly built home in a peaceful residential area within walking distance to the high street of Ringwood. Downstairs there is an open plan kitchen, living and dining room with a 43-inch smart tv. In the kitchen there is a fridge freezer, dishwasher, gas hob and electric oven with all the equipment you need to cook a meal to enjoy together. There is a convenient downstairs toilet and there is underfloor heating on the ground floor of this property. Upstairs is a king bedroom and a double bedroom both with 32-inch smart TVs. The family bathroom has a shower over the bath and there is a washer dryer in the cupboard. At the front of the property there is a small patio area with a small outdoor seating area and there is parking available for 1 car and a locked bike store.
Ringwood high street is within walking distance, this historic town comprises of a rich mixture of architecture including buildings which are thatched, Georgian, modern, and historic buildings lining the streets. A stroll along west street will take you to the Jubilee Gardens with a millstream running through which once powered the corn mill. There is a variety of independent shops in Ringwood along with cafes and eateries. Ringwood Brewery is well worth a visit during your time here, and you can even book a tour to sample the local beers. Ringwood has a weekly market as well as several farm shops within driving distance for local produce. For walkers and cyclists, the Castleman trail is easily accessible from Bickerley Road, this follows the old train route between Dorchester and Southampton.
For days out you must visit the New Forest with its free roaming horses, cattle and donkeys and an abundance of unique villages and pubs throughout. Moors Valley is fantastic for walking and cycling within the forest and you can even book an experience at Go Ape to climb among the treetops. There is the New Forest Water Park with a variety of water sports and a giant inflatable obstacle course on the water which is a fantastic day out. For fishing a day license can be purchased at the tackle shop for fishing on the River Avon with the chance to catch a variety of fish including Pike, Chub and Carp. The beaches of Southbourne and Avon Beach are within a half hour drive, with a mixture of sandy areas and pebbled area. Other nearby days out include Beaulieu Motor Museum, Liberty’s Owl and Reptile Centre, Dorset Heavy Horse Farm, Bolderwood Deer Sanctuary, and you can get a ferry to the Isle of Wight for a day trip! Lilypad provides the perfect home to base yourselves while exploring the nearby areas to make those memories on your holiday.

At the end of the station drive you’ll find the charming John O’Gaunt pub, a delightful place for a drink before or after a stroll along the famous Test Way, which follows the course of the railway line just 100 metres from the station.

This super, unique, detached beach house includes two converted railway carriages, one of only a few to be seen along the south coast and enjoys a fabulous location directly on the seafront. Step onto the pebble beach via your private gate from the enclosed garden and enjoy miles of pebble/sandy beach – a haven for all ages, including children and dogs all year round! From the front it is deceptive, having been substantially extended, but once you approach the side entrance, the original features can be easily seen.
